As Managing Director of Kane Residential, Rob oversees the operations and business development of Kane Realty’s multifamily management division. He is involved in the strategic growth and overall operating success of the individual multifamily assets in our portfolio and leading the team. He works closely with the development team in the development of future multifamily communities, and also works closely with external third-party ownership clients to help them realize their strategic vision.

Prior to joining Kane Realty, Rob was Assistant Vice President for Medalist Capital, a commercial real estate financial services company that specializes in mortgage banking, investment advisory and defeasance. In this role, Rob was responsible for arranging a variety of financing solutions for developers, investors, and owners of commercial and multifamily real estate assets. Prior to Medalist Capital, Rob served as a senior political, legislative, and communications strategist in Washington, DC advising numerous policymakers, elected officials, and campaigns.

Rob and his wife, Sydney, both graduated from Wake Forest University and currently live in Raleigh with their son, Graham, and their dog, Muggsy.

MacNelly has over two decades of architecture and interior design experience in the U.S. and abroad. He received a Bachelor of Arts in both Physics and Philosophy from The University of North Carolina at Chapel Hill before receiving a Master of Architecture from the University of Virginia School of Architecture. His portfolio includes award-winning work in single and multifamily residential, hospitality, cultural, and master planning projects. As a co-founder and partner at ARCHITECTUREFIRM, Danny plays a key role as a managing principal, design director, client advocate, and technical resource for both the Richmond, VA, and Brooklyn, NY offices. He leverages his extensive background in hospitality and green building to inform the design philosophy of his practice and develop innovative and beautiful approaches to architecture and interior design. Danny is a licensed architect in North Carolina and Virginia.

Caitlin Shelby is the Director for the Raleigh-Durham office of Wood Partners. In this role, she manages the sourcing, financing, and development of multifamily communities in eastern North Carolina and Virginia.

Prior to joining Wood Partners, Ms. Shelby managed nearly 2 million square feet of development for Boston Properties and The JBG Companies in Washington, DC. Ms. Shelby began her career working in corporate finance and project management at the New York City Economic Development Corporation.

Ms. Shelby received her MBA from the University of North Carolina Kenan-Flagler Business School, with a concentration in Real Estate Development and Real Estate Finance. She graduated from Fordham University with her BS in Business Administration. Ms. Shelby is a member of the UNC Kenan-Flagler Leonard W. Wood Center for Real Estate Studies Advisory Board, ULI Regional Initiative Council for the Carolinas, and ULI Women’s Leadership Initiative Steering Committee for the Triangle.

Alex Barroso

Alex will be responsible for managing Portman’s residential development operations, strategy and execution throughout the SE United States. Alex joins Portman from Vista Residential Partners, where he led the development operations for the Carolinas region.

Prior to joining Vista Residential Partners, Alex was the President of Development for Bainbridge Companies in Raleigh, NC, leading all development operations throughout the southeast. Prior to that, he was the Managing Director for Mill Creek Residential in Florida where he oversaw the development and construction of over 1,700 residential units. During his 28-year career in the development industry, Alex has led the development of over 12,000 multifamily homes with a total capitalization of over $3.0 billion.

Alex received a Bachelor of Science in Civil Engineering from Florida State University and a Master of Business Administration from Indiana University Kelley School of Business. He is also a licensed general contractor in the State of Florida.

Spencer Merritt

Mr. Merrit is responsible for the creation and execution of development opportunities in the Raleigh-Durham and Wilmington North Carolina markets.

Prior to joining Middleburg, Mr. Merritt was a Partner with East West Partners overseeing the development operations for the Raleigh-Durham market. Over the course of his career Mr. Merritt has completed over 1,000 multifamily units throughout the Southeast and over 2.1 Million SF of Commercial including the Bandwidth. Inc. Corporate Campus and the Federal Bureau of Investigation Atlanta Field Office.

Mr. Merritt holds bachelor’s degrees in Economics and Political Science from the University of North Carolina at Chapel Hill, as well as a an MBA with a concentration in Real Estate from the UNC Kenan-Flagler Business School.

Jeff Kurtz

Jeff Kurtz joined Ram in 2021 and serves as Managing Director of Development and Project Management, overseeing the firm’s development activities across Tennessee and the Carolinas. He is based in Ram’s Chapel Hill, North Carolina office and provides leadership to the development team, managing the execution of multifamily and mixed-use investments across Ram-sponsored vehicles.

Jeff brings a multidisciplinary background in real estate development and place-making, with experience spanning mixed-use, hospitality, and residential projects. Prior to joining Ram, he served as Director of Development at Method Co. in Philadelphia, where he led the planning and execution of design-driven mixed-use developments. Earlier in his career, Jeff held development roles at Dranoff Properties, where he managed all aspects of ground-up and redevelopment projects and helped secure more than $250 million in financing across approximately 500 residential units. He began his career in planning and design roles with Kitchen & Associates and Verdaus Landscape Architects, supporting master-planned communities and mixed-use developments in the U.S. and internationally.

He holds a Master of City Planning with a concentration in Real Estate Development from the University of Pennsylvania, a Bachelor of Landscape Architecture from North Carolina State University, and completed Real Estate Development coursework at The Wharton School.

Kyle Gonzalez

Kyle is Vice President, Capital Markets for the firm's Carolinas Multifamily Advisory Group. Kyle joined Avison Young in 2019 as an associate broker with a focus on business development and investment sales. Based in Raleigh, he specializes in the marketing, disposition, acquisition and financing of multi-family assets throughout the Carolinas and Southeast.

Kyle is an accomplished sales professional in both product and price differentiation sales, profitability analysis, pro-forma property valuation, financial underwriting, and business decision modeling. He is a collaborative and critical thinker, always putting his clients’ interests first with a commitment to excellence. Having lived in North Carolina his entire life, Kyle is equipped with in-depth market knowledge and is able to align client needs with market opportunities.

Prior to joining Avison Young, Kyle was an investment real estate broker with The Marquardt Group where he advised clients on the acquisition of commercial real estate. While there, he facilitated retail leasing as well as multi-family and industrial sales transactions.
