Why You Can't Miss this Conversation

Why This Matters:

Across the country, industrial's story in 2025 has been a challenge -- with too much supply built from the pandemic e-commerce boom, and, years later, not as much demand to meet the established supply. But the Mid-Atlantic is one of the exceptions to this trend. Because of a lack of space in the Greater Washington area, the D.C. region has seen about 15.4 million square feet in deliveries of new industrial properties since 2025, in comparison to the 24.9 million square feet in Baltimore and 66.4 million square feet in Philadelphia, according to Savills. Now, in the second quarter of 2025, the D.C. region saw a 6.6% vacancy rate and positive net absorption — new occupancy — of 1.7 million square feet, higher than the five-year quarterly average for the region. So what does this mean for the Mid-Atlantic in terms of demand, opportunities for new development, and its role in the overall industrial story?

Join top industry leaders as they discuss the latest market trends, development strategies, and opportunities shaping the future of industrial real estate in the region.

What You'll Learn:

  • Which submarkets in the Mid-Atlantic are currently experiencing the highest demand for industrial space? How are developers adjusting their site selection strategies to meet these emerging trends?

  • With manufacturing facilities projected to reach 25% of total U.S. industrial demand by 2028, driven by factors like reshoring, supply chain resilience and advancements in technology, what strategies are manufacturers employing to address the growing competition for land and resources, particularly for build-to-suit facilities?

  • Given the impact of tariffs on the flow of goods and consumer spending power, how are industrial leaders adjusting their strategies in the face of rising costs and uncertainty?

  • What are the latest leasing strategies and dynamics being implemented to accelerate absorption of new build and second generation, vacant, product?

  • With continued demand, what level of rental rate increases can be successfully implemented to drive asset performance?

  • Following interest rate cuts from The Federal Reserve, what direction are valuations and cap rates shifting for investors looking to deploy capital in the Nashville market?

  • Where do land pricing and availability stand in preferred locations? What types of projects are in the development pipeline to appeal to existing and future tenants?
