Joseph DeLeon became president of Texas Health Harris Methodist Hospital Fort Worth in

January 2018. He joined the team at Texas Health Resources in Fort Worth in 2005 and in

addition to serving at Texas Health Fort Worth for 13 years he was the President at Texas

Health Southwest Fort Worth from 2013 through 2017. He has led the expansion of Texas

Health Fort Worth’s physical plant with the addition of the Jane and John Justin Tower

(427,000 sf), the implementation of the hospital’s first Graduate Medical Education

programs in General Surgery and Internal Medicine, and the Level 1 Trauma Center

designation. Since leading Texas Health Fort Worth in 2018 the hospital has grown annual

operating revenue by 43%.

In January 2013, DeLeon was named president of Texas Health Southwest. Under his

leadership, Texas Health Southwest achieved the Truven 100 Top Hospital four years in a row

and the Pinnacle of Excellence Award for Patient Experience from Press Ganey. The Texas

Health Southwest leadership team also worked to bring Texas Health Clearfork online and

become a joint replacement destination center in North Texas.

DeLeon is an active leader in the community, serving as chairman of the boards of Texas

Rehabilitation Hospital and the Tarrant County March of Dimes, American Heart

Association, and on the boards of North Texas Community Foundation and the Healthy

Tarrant County Collaboration. He previously served as Chair of the Fort Worth Hispanic

Chamber of Commerce. DeLeon has been recognized many times for his leadership of the

hospital, including a 2017 Minorities in Business Award from the Fort Worth Business

Press. He is a former captain of the United States Air Force Medical Services Corps and

has served in health care management since 1991. A graduate of Leadership North Texas,

Leadership Fort Worth and Leadership Bryan-College Station, DeLeon was previously

named to the Fort Worth Business Press 40 under 40 and holds a Certificate of Leader

Development from the U.S. Army War College Commandant's National Security Program.

In this role, John is responsible for sourcing development and investment opportunities nationwide and overseeing recruitment, business development and strategic solutions for healthcare real estate owners, users and investors throughout the Dallas-Fort Worth metro.

CAREER HIGHLIGHTS

John has been active in healthcare real estate since 2004. John joins Transwestern from Stream Realty Partners where as Managing Director, he established the company’s healthcare division and was responsible for leasing a 2.1 million square foot of medical office portfolio. Previously, he worked at Duke Realty Corporation as Vice President of Leasing where during his tenure, he oversaw leasing and business development. As a member of the development team, he developed 17 buildings totaling over 1,500,000 square feet of medical office and outpatient space, in addition to acquisitions of over 450,000 square feet. The portfolio sold in 2017 for approximately $1.5 billion.

Kyle serves as Director of Development for Caddis and, as such, he oversees the pursuit and

execution of all medical office, ambulatory surgery, senior housing and both sub-acute and

acute care hospital development projects across the United States. He works with both hospital

and physician clients to implement strategic plans and structure investment opportunities. Kyle

manages the development and construction team, ensuring that all projects are designed,

underwritten, financed, and built to achieve the best outcomes for clients.

Kyle served for more than nine years as an officer in the U.S. Navy. Among his many

accomplishments, he was awarded two Air Medals with Combat ‘V’ and was selected as a

Naval Fighter Weapons School (TOPGUN) instructor.

He has more than 16 years of leadership experience in the commercial real estate sector. Kyle

has led development teams and developed commercial properties for both publicly traded and

private companies, including his own firm, in markets throughout Texas and the United States

delivering over 5 million square feet of projects. This included serving as Senior Vice President

& Director, Development & Investment, at Trammell Crow Company‘s Houston office, where he

developed more than 1 million square feet of commercial space in one of the firm’s top-

performing business units.

Kyle graduated with Merit from the U.S. Naval Academy in Annapolis, MD, with a Bachelor of

Science degree in Systems Engineering. He also received a Master of Business Administration

from the Stanford Graduate School of Business. Outside of work, he serves on the YMCA

Advisory Board and as a Boy Scout leader; and enjoys history, sports, flying, fishing and golf.

Based in Dallas, Texas he guides design strategy and thought leadership, and works with team members to increase collective knowledge and explore trends that can affect the planning process and improve design, which in turn enhances the end user’s experience. He is focused on tailoring the operational design of hospital and medical facilities across the country according to each client’s specific needs, balancing creativity, budget, operational strategy and physical environment, and is a firm believer in aligning client brand with project vision. Ray Dunlap is the President of the Terrell Economic Development Corporation,

after having spent the previous ten years with the Fairview Economic Development

Corporation. His background includes hotel management, including a term as

Ray is the immediate past chair of Team Texas, a statewide marketing

organization, that is a part of the Texas Economic Development Council (TEDC).

He will serve as chair of TEDC in 2023.

Ray and his wife Robin have two 14-year-old daughters, Chloe and Ashley and he

Nicole G. Small serves as chief executive officer of LH Holdings, Inc. and president of the Lyda Hill Foundation, related entities which use their resources to fund game-changing advances in science and nature, empower nonprofits, and to improve the local communities of greatest importance to the organizations’ founder, Miss Lyda Hill. In these roles since early 2014, Ms. Small is responsible for overseeing the strategic direction of both entities, including their financial and investment activities, as well as their philanthropic initiatives. From 2011 through 2013, Ms. Small served as the inaugural Eugene McDermott Chief Executive Officer of Dallas’ Perot Museum of Nature and Science. Ms. Small joined the Dallas Museum of Natural History in 2001, having first served as a member of the Museum’s expansion team from 2001 until she was named CEO in April 2002. In 2006, Ms. Small spearheaded the merger of the city’s three, then existing nature, science, and childrens museums (the Dallas’ Museum of Natural History, The Science Place and the Children’s Museum), into a sole museum which later became the Perot Museum of Nature and Science in Victory Park. Ms. Small worked with the Board, the community and the Museum team to raise over $200 million, which included achieving their $185 million fundraising goal – and provided for the site acquisition, exhibition planning and design, construction of the new building, education programs, and an endowment – more than a full year before the Museum’s planned opening. These achievements, along with many others, earned the Perot Museum widespread acclaim both for its innovative design and programming excellence. Earlier in her career, Ms. Small held positions with several technology, venture capital and consulting firms, including serving as the founder and CEO of an internet startup, an entrepreneur-in-residence at a California-based business incubator, and as an analyst with McKinsey & Company. Ms. Small received an undergraduate degree from the University of Pennsylvania and an MBA from the Kellogg School of Management at Northwestern University. She is a member of the Dallas Assembly, YPO, Charter 100, and International Women’s Forum. She serves on the Boards of the A.H. Belo Corporation, Southwestern Medical Foundation, Communities Foundation of Texas, and on the strategic planning committee for The Hockaday School in Dallas. Sam previously spent nine years at Oxford Properties Group, a global real-estate owner-operator, developer and investor. Most recently serving as a Director, Investments, based out of New York, he led dedicated strategies in the life science sector throughout the United States, and was responsible for upwards of $3.0B of transaction volume over the course of his career. His experience includes extensive work across a variety of roles including investments, asset management, development and leasing. Most-recently, he led the implementation of a new life-science vertical, which invested ~$0.5B of equity over a 9-month span. Sam earned a BComm from McGill University and is a CFA charterholder.

Current Responsibilities

Ethan Garner is a Managing Director & Region Lead specializing in

Healthcare & Life Sciences Brokerage at JLL. Mr. Garner joined JLL

in June 2020 and will serve as a Regional Healthcare & Life

Sciences Lead based out of our Dallas offices. Mr. Garner is

focused on partnering with local and national companies to drive

Dallas’ growth as the nation’s leading emerging life sciences

cluster. He is tasked with expanding JLL’s footprint in the areas of

healthcare and life science leasing and transaction management

as well as serving as an integrated partner on multi-service line

solutions, often including property and facilities management,

capital markets and construction management.

Experience

Prior to joining JLL, Mr. Garner spent 11 years with Fortune 500

REIT Welltower (WELL), where he oversaw the leasing of more

than 85 properties totaling in excess of five million rentable

square feet spanning from Ohio south to Texas and as far west as

Southern California. He was responsible for over 1,000 lease

transactions with lease values totaling in excess of $500 million

and maintained an occupancy in excess of 93% portfolio wide. Mr.

Garner was also responsible for sourcing and underwriting new

acquisitions and developments in excess of $400 million.

Education and Affiliations

Mr. Garner is a graduate of Vanderbilt University, holding a B.S. in

Human and Organizational Development as well as a Certified

Commercial Investments Member (CCIM) designation. He serves

as iC3 Chair on the Bio NTX facilities Advisory Committee and is

an active volunteer for the Armstrong Dad's Club, North Texas

Food Bank, Cornerstone, and Incarnation Academy. Mr. Garner

resides in Dallas with his wife and their four children aged 6 to 10.

Duane Dankesreiter is the Senior Vice President of Research

and Innovation at the Dallas Regional Chamber.

Duane oversees the Research team which is responsible for

creating research products that support the Chamber’s

strategic priorities. Duane’s also leads the Chamber’s

activities around supporting the launch and growth of

innovation activities in DFW by connecting entrepreneurs,

innovators, researchers, and the business community. Duane

is the co-founder of Dallas Innovates, an online and print

publication covering innovation across Dallas-Fort Worth.

Duane joined the Chamber in August 2009. He was

previously employed at the North Central Texas Council of

Governments (NCTCOG) for fourteen years. There he led

demographic and economic data research efforts.

Duane also serves on the board of directors for the DEC

Network (formerly the Dallas Entrepreneur Center), Cedar Hill

Economic Development Board, and the Southern Dallas

Inland Port Transportation Association Board. In January

2021, he was appointed to Dallas Mayor Eric Johnson’s Task

Force on Innovation and Entrepreneurship.

He holds a Bachelor's degree in Geography from Texas A&M

University, and a Master of Public Affairs (M.P.A) degree from

the University of Texas - Dallas.

Steve joins Cambridge following 22 years in similar positions with Johnson Healthcare Real Estate, where he was the executive in charge of the Dallas office; Duke Realty, Trammell Crow Company, and Healthcare Realty Trust. Having led architectural projects for more than 15 years, Cody explores how to improve delivery

As a DFW metroplex native, Cody has been fortunate to serve his home community. For instance,

leading the new Brain Institute and Cancer Center projects at UTSouthwestern and many other projects

for Children’s Health, Baylor University Medical Center, and Tarrant Co. Hospital District. However, he

also enjoys spending time in other geographic regions working with clients in Oklahoma, New Mexico,

Louisiana, and Colorado.

Cody serves as EYP’s Dallas office Managing Principal. He is a registered Architect who graduated from

The University of Texas at Arlington where he received both his Bachelors and Masters Degrees in

Architecture. He is a LEED Accredited Professional in Building Design and Construction through the U.S.

Green Building Council. Most recently, Cody was selected to participate in the inaugural national AIA

Leadership Academy.
