Kavanagh is a seasoned infrastructure real estate executive with over 25 years of experience leading business development, origination, and investment strategies across a broad range of asset classes. A recognized deal maker, Mr. Kavanagh has successfully originated, structured, and closed billions of dollars in transactions across telecom, renewable energy, data centers, billboards, EV charging infrastructure, and logistics.As Partner and Chief Revenue Officer at Accelerate Infrastructure Opportunities, Mr. Kavanagh oversees the firm’s acquisition and capital deployment strategy, directing originations and the acquisition of income-producing real property interests under critical infrastructure. He has led the acquisition of thousands of real estate assets and built high-performing teams that consistently deliver value through strategic growth and disciplined execution. Under his leadership, Accelerate has emerged as a market leader in aggregating ground lease and fee simple interests into a diversified, scalable portfolio. His customer-first approach, combined with deep industry knowledge, fosters long-term, mutually beneficial relationships with landowners, tenants, and stakeholders.

Prior to joining Accelerate, Mr. Kavanagh co-founded Landmark Dividend, serving as Executive Vice President and playing a pivotal role in launching the first IPO in the ground lease asset class. He also held leadership positions at Wireless Capital Partners, where he originated the industry’s first secondary market financing for wireless infrastructure ground leases, and at Falcon Financial, a specialty finance firm focused on real estate-backed investments. Earlier in his career, he was Vice President at Enterprise Mortgage, part of the Financial Services Division of Koch Industries. Throughout his career, Mr. Kavanagh has been defined by his unwavering commitment to execution, his deep understanding of complex real estate transactions, and his ability to unlock value in niche and emerging infrastructure sectors. Karin Selchert, Executive Vice President of AC³E Energy Services, a commercial and industrial mechanical service provider specializing in the maintenance, repair, and operations of mission-critical cooling systems for data centers. Karin began her career as a plumber, building hands-on trade expertise before transitioning into commercial/industrial sales and now executive leadership — a path that continues to guide her maintenance-first approach to the business today. AC³E supports several Fortune 10 companies through Master Service Agreements covering the ongoing maintenance and operations of their cooling infrastructure, with a client base spanning data centers, healthcare, financial services, industrial, manufacturing, distribution, and commercial real estate. Karin holds an ROC plumbing license and oversees company-wide strategy and operations as AC³E expands into another geographical U.S. market. She is a vocal advocate with a passion for empowering women in the trades, previously serving on the Plumbing and HVAC Industry Advisory Boards for the East Valley Institute of Technology (EVIT) and currently supporting organizations including Move Over Bob and Girls Can Build. As one of the few women leading in a male-dominated industry, Karin is a trailblazer working to change that landscape — opening doors for the next generation of women in the trades.

State of the Market: Tennessee's Growth Story and Its Limits

Tennessee's data center pipeline reads like one growth story. It isn't. Memphis is a hyperscale, self-power market carrying real tenant concentration risk. Nashville just absorbed a zoning moratorium after public pushback. Knoxville and Oak Ridge run on federal land and a nuclear pathway neither market can match. Growth and backlash aren't separate storylines here, they're the same input into every underwriting model, especially as new state data shows residential rates climbing in heavy buildout counties even as commercial rates fall. Work out what's actually driving capital in, what's genuinely at risk of slowing it, and whether Tennessee is one thesis or three submarket bets.

Power, Site Selection and Execution: Building in Tennessee's Real Constraints

TVA doesn't run an RTO-style interconnection queue. Large loads go through federal board approval, with a new data center rate class headed toward a vote later this year, while a federal rule change on temporary equipment classification has tightened environmental permitting and a growing patchwork of local moratoria means site diligence now runs jurisdiction by jurisdiction. None of that matters if power availability is dictating a construction schedule that forces tradeoffs nobody talks about publicly. Site selection and delivery aren't sequential problems here, they're the same problem under two different names. Get into where power pathway and regulatory pathway collide, how developers underwrite around it, and where corners actually get cut once ground breaks.
