The Dayton's Project

The Dayton's Project

Located in the heart of downtown Minneapolis, the Dayton’s building has been a central piece of Minnesota’s economy and culture for generations. Now, the iconic building is being reinvented for the 21st century.

For more than 100 years, the landmark building at 700 Nicollet was home to the famous Dayton’s and Macy’s department stores and was an anchor for the downtown retail and business district. The Dayton’s Project development team – led by Telos Group and 601w Companies – is dedicated to realizing the building’s potential while also taking care to honor and secure its place in history. Many original features have been retained and restored, including the Art Deco bathrooms and JB Hudson space. To formally recognize this architectural and historical gem, the team worked closely with state and federal policy makers to secure the Dayton’s building’s place on the National Register of Historic Places.

The design of the Dayton’s Project reflects both the historical significance of the building and how the updated spaces will serve visitors now and for years to come. Standing at 12 stories with over 1.2 million square feet, the new Dayton’s Project will feature exceptional modern office, dining and retail spaces, including an innovative 45,000 square foot food hall and market drawing in visitors from both Nicollet and the skyway. The offices will enjoy many tenant-exclusive amenities, like a green rooftop terrace with unparalleled skyline views, private lounge and library spaces, and a state-of-the-art health club facility. Construction began in March 2017, and demolition was completed in 2018. The Dayton’s Project is scheduled to open to the public in the Spring of 2020.

Matt Rauenhorst leads the Minneapolis development team for Opus Development Company, L.L.C., as vice president, real estate development, focused on collaborating with stakeholders to deliver positive outcomes for clients and communities through strategic development projects.

Over his career, Matt has developed over 2.25 mil square feet of retail, office and industrial space, and over 2,000 residential units, with many projects right here in Minnesota, and many others throughout the Midwest. Not only is Matt’s work award winning, recognized with multiple MSCA Starr Awards, he’s leading the way for community revitalization, with one project recently cited as “among Saint Paul’s most visible redevelopment initiatives” positioning Opus as “one of the most active developers in the region”.

He’s a member of NAIOP, the commercial real estate development association, the Minnesota Commercial Association of Realtors, and frequently sought out for various industry panels and media thought leadership. An active philanthropist, he supports organizations like Big Brothers Big Sisters, AmeriCorps, Habitat for Humanity, Camp Fire Minnesota, and the GHR Foundation.

Leveraging his 13 years of real estate and development experience, combined with his undergraduate degree in entrepreneurship and MBA in commercial real estate, Matt Rauenhorst is creating new multifamily, industrial, office and retail development opportunities, and building community, across the country.

Ari received his B.A. from the University of Michigan and his M.B.A from Northwestern’s Kellogg School of Management.

Prior to starting Rise Modular, Christian was the founding partner of Lake Harriet Development, a real estate development and investment company, where he discovered the advantages of off-site and volumetric modular construction methods. He previously served as the Vice President of Lake Harriet Capital, a Minneapolis-based family office, where he sourced and led the analysis, diligence, and execution of private investments. Prior to Lake Harriet, Christian worked at Audax Private Equity, Piper Jaffray Healthcare Investment Banking, and Medtronic Corporate Development. Christian received a BA in Economics from Yale University.

Christopher Yetka is a commercial trial attorney focusing his practice on insurance recovery disputes. He has successfully enforced the coverage rights of policyholders across the country in cases relating to nearly every type of insurance policy. He has represented and counseled financial institutions, utilities, medical device companies, construction companies, product manufacturers, and transportation companies, agricultural businesses and technology companies. Chris has successfully represented beneficiaries in trust actions, and minority shareholders in business disputes. Chris provides advice to general counsel in the areas of legal and regulatory compliance, records management and document retention, and in the evolving area of cyber security. Chris has also worked with human resources professionals and general counsel in labor and employment matters.

Chris is a Fellow of the American College of Coverage Counsel, a Vice Chair (and former Chair) of the Insurance Coverage Litigation Committee of the ABA, and a Program Committee Member of the Minnesota Chapter of the Risk and Insurance Management Society, Inc. (RIMS).

As founder and president of Lander Group, he leads the planning, design, and development of commercial, residential, and mixed-use developments. Lander’s work is known for creating thriving urban spaces incorporating new urbanist principles, high-quality design and construction, and a commitment to the public realm.

For Lander Group and as partner in urban planning firm Town Planning Collaborative, Lander has held lead planning roles for many major new urban developments over the last two decades. In the Twin Cities, he helped create the award-winning plan for Excelsior & Grand, St. Louis Park’s new town center, the Sears redevelopment, and led an acclaimed design charrette for Minneapolis’ Uptown district. Lander’s commitment to high-quality urban development include active roles as a member of Urban Land Institute (ULI), Congress of the New Urbanism (CNU), the Minnesota chapter of the American Institute of Architects (AIA), and the Steering Committee of LOCUS, a national Smart Growth real estate group working to reform federal and state transportation policy. He has served on the jury and Advisory Services panels for ULI, and on jury panels for Minneapolis AIA and CNU. He speaks regularly to local, state, and national industry groups and is a guest lecturer to University of Minnesota, St. Thomas University, Macalester College, University of Miami, and Harvard University.
