strategic planning process for lifestyle consumer brands on new market and real estate strategic

planning, and then identifies, secures and develops retail locations for accelerated growth across

multiple markets.

From his 16 years leading real estate expansion and growth strategy for Equinox and SoulCycle, Klein

has mastered the art and science behind the site-selection and deal-making processes with a unique

ability to combine anecdotal, empirical and emotional data to make highly profitable real estate

decisions in markets across the U.S and Canada. His unique vision for long-term rollout strategies that

extend beyond just the physical location and into the ethos of the brand helped Equinox scale from a

regional fitness chain to an internationally renowned brand with locations in all major U.S. markets,

Canada and Great Britain.

Klein also created and implemented the national growth plan for SoulCycle, which consisted of just six

studios in New York City when it was acquired by Equinox in 2011. Under Klein’s leadership,

SoulCycle is on track to operate 85 studios throughout the U.S. by the end of 2017.

While at Equinox, he led a team that oversaw all aspects of site acquisitions and development,

including governmental approvals, financial underwriting and tenancy negotiations, as well as liaising

with architects, engineers and contractors.

Over the past two decades Klein has commissioned numerous nationwide demographic studies,

providing him with a comprehensive understanding of all major trade areas in the U.S. He has also

established relationships with commercial landlords, developers and real estate brokers in all major

U.S. markets.

Klein applies his profound understanding of the deal-making process from a retailer's perspective to

yield strong deal terms for the companies in Accelerator's portfolio, leading to highly profitable

locations.

As a further commitment to his clients' businesses, Klein often angel invests or supports capital raises

via several investment funds in his network. He is a sought-after speaker and panelist for real estate

organizations including the International Council of Shopping Centers.

Summary

Retail, which generated $5.5 trillion worth of domestic sales in 2016, has historically been a resilient asset class for the CRE industry.  The rise of online shopping has stymied strong growth for retail, and the industry has been forced to adopt new strategies with the consumer shift away from traditional brick and mortar towards e-commerce.

As vacant storefronts blight communities, cities and landlords are searching for solutions that will fill those spaces, whether through punitive fees on the owners of vacant sites or through creative approaches, such as pop-ups or new lease terms.

U.S. retail hasn't faced this level of change since regional malls were introduced in the 1950s and discount big-box retail grew in the 1980s.  According to Bloomberg, through the third quarter of 2017, 6,752 retail locations were scheduled to close in the U.S., excluding grocery stores and restaurants, which is double the 2016 total.

Topics To Include:

  1. How have retailers transformed from brick-and-mortar to omnichannel retailers, and what does this mean for their landlords?

  2. What are REIT leaders advising for investment strategies with the current state of retail?

  3. How are owners of smaller, Class B & Class C centers pushing for adaptive reuse initiatives?

  4. How can landlords come up with ways to offer experiences to shoppers that Amazon.com and other large e-commerce retailers cannot?

  5. Who are the anchors of the future?

  6. Which markets should Retail Investors target for 2018 and beyond for accretive acquisition opportunities?

  7. Which sectors of retail will be the most promising in the short-term versus long-term?
