StarPoint Properties: OZ-2 Isn't a Tax Shelter. It's a New Asset Class: StarPoint Properties launched its Opportunity Zone program in 2020 built around a disciplined strategy it calls "Prime and Prime," concentrating exclusively on multifamily and industrial assets in high-growth, supply-constrained markets across the United States. The firm has evaluated over $3 billion in OZ investments and currently holds six assets in its portfolio. StarPoint completed one of the first full-cycle OZ transactions in the market, selling 6th Street Point, a 179,000 SF industrial property in San Bernardino, for $49.5 million and delivering a 242% ROI in three years. Active developments include Lotus Point, a 280-unit multifamily project in Mesa, Arizona, and Point Central, a 157,000 SF industrial project in Denver, Colorado, with a fully entitled multifamily project in Long Beach positioned for construction. Paul will draw on direct OZ operating experience across multiple asset classes and markets to address what the program has delivered, where it fell short, and what changes under OZ 2.0.
