Mr. Paul Daneshrad is the founder and Chief Executive Officer of StarPoint Properties, a

private real estate investment firm, specializing in both commercial and multi-family

properties. The firm’s expertise and niche is acquiring under-valued and mismanaged

assets and dramatically increasing the value of these properties through repositioning,

strategic leasing, rehabilitation and professional management.

Mr. Daneshrad’s experience in the real estate field has been broad and deep, having

been involved in the development, management and ownership of real estate since

1990. After graduating from California State University Northridge, Mr. Daneshrad

founded StarPoint Properties, growing the company steadily over the years to include

large apartment complexes, retail centers and office buildings as well as establishing a

fully integrated property management division. Since its inception, StarPoint has

acquired over 8,000 apartment units and 2.5 million square feet of commercial

properties, totaling in excess of $1 billion worth of real estate. The company currently

has a portfolio of approximately 2,800 apartment units and 2 million square feet of

Alice Chen

VP, Portfolio Oversight

CIM Group

Alice Chen serves as a Vice President of Portfolio Oversight at CIM Group, where she focuses on advancing the firm’s Opportunity Zone strategy. She plays a central role in overseeing investment performance across each deal’s lifecycle, executing asset-level business plans, and driving portfolio diversification. She is actively involved in shaping key decisions related to liquidity, capital deployment, and asset positioning. She is particularly focused on leveraging the extended, evergreen nature of the Opportunity Zone program to align long-term value creation with investor interests.

Prior to CIM Group, Alice served as a Senior Associate at Gaw Capital USA, where she focused on real estate investments and asset management across major U.S. markets. During this time, she further developed her expertise in navigating complex market dynamics and executing value-driven investment strategies. Earlier in her career, she gained foundational development experience at Shui On Land, one of China’s premier developers of large-scale, master-planned communities. There, she contributed to the planning and execution of transformative mixed-use projects that combined residential, retail, office, and cultural components. This early exposure to large-scale urban redevelopment helped shape her holistic understanding of real estate value creation—from concept through execution and long-term operation.

Alice holds a Bachelor of Business Administration in Marketing from The Hong Kong Polytechnic University and a Master of Science in Real Estate Development (MSRED) from the Massachusetts Institute of Technology.

Notable Projects, Assets & Deals:

StarPoint Properties: OZ-2 Isn't a Tax Shelter. It's a New Asset Class: StarPoint Properties launched its Opportunity Zone program in 2020 built around a disciplined strategy it calls "Prime and Prime," concentrating exclusively on multifamily and industrial assets in high-growth, supply-constrained markets across the United States. The firm has evaluated over $3 billion in OZ investments and currently holds six assets in its portfolio. StarPoint completed one of the first full-cycle OZ transactions in the market, selling 6th Street Point, a 179,000 SF industrial property in San Bernardino, for $49.5 million and delivering a 242% ROI in three years. Active developments include Lotus Point, a 280-unit multifamily project in Mesa, Arizona, and Point Central, a 157,000 SF industrial project in Denver, Colorado, with a fully entitled multifamily project in Long Beach positioned for construction. Paul will draw on direct OZ operating experience across multiple asset classes and markets to address what the program has delivered, where it fell short, and what changes under OZ 2.0. With the program now permanent, new zone designations set for 2027, and a revised incentive structure reshaping the calculus for investors and developers alike, Paul will offer ground-level perspective on project selection, capital allocation, and how serious operators should be positioning for this next phase.
