A. Robert Paratte was appointed Executive Vice President, Chief Leasing Officer and Senior Advisor to the Chairman in December 2022 and is responsible for the company’s leasing and business development activities across the company. He served as Executive Vice President of Leasing and Business Development from January 2014 to November 2022.

Mr. Paratte pursues new build-to-suit opportunities, cultivates, and expands the company’s roster of key tenant relationships, focuses on corporate marketing and branding, and assists in the professional development of all leasing personnel.

Mr. Paratte has been instrumental in securing some of the largest lease transactions in the company’s development projects.

Across a two-decade-plus career in commercial real estate, Mr. Paratte has held leadership roles in various disciplines, including leasing, property acquisitions, development, and property management.

He joined Kilroy Realty after seven years at Tishman Speyer, where he was managing director for global leasing and business development and was responsible for maintaining and building relationships with corporate real estate executives across the country and around the world.

Before Tishman Speyer, Mr. Paratte was a partner at San Francisco–based William Wilson and Associates.

Mr. Paratte was named the San Francisco Business Times Deal Maker of the Year in 2002.

He received a Bachelor of Science degree in Environmental Planning from the University of California, Davis, and an MBA from the University of San Francisco.

He is a licensed California Real Estate Broker and a member of the Urban Land Institute.

Mark Steffler was named Chief Financial Officer (CFO) of Legend in 2014, tasked with managing the

financial strategy of 500+ employees across their Los Angeles and Toronto locations. Steffler is

committed to maximizing long-term shareholder value, ensuring a balanced portfolio of growth

initiatives, and maintaining the highest level of integrity that Legend is known for.

Prior to Legend, Steffler was VP Finance for Northwater Capital Management. During his time with

Northwater Capital, Steffler gained his extensive experience in financial planning and analysis, profit-

and-loss leadership, and mergers and acquisition.

Steffler holds an Honors Business Administrations degree in Accounting from the University of Windsor

and is CPA, CA certified.

As founder of Studio One Eleven, Alan Pullman, AIA, leads design teams on mixed-use, urban infill and adaptive reuse projects. With over 20 years of experience in architecture and urban design, he has led project teams on a number of award-winning developments and is committed enhancing communities through incremental urbanism – the development of modest projects that emphasize placemaking. Pullman is a registered architect in California and an active member of the American Institute of Architects and the Urban Land Institute, where he serves on the Inner-City Council. He is also a board member for the Long Beach Conservation Corps and a partner in East Village Partners, a community focused infill developer. Pullman received his Bachelor of Architecture degree from Syracuse University.

Mr. Miller joined Tishman Speyer in 2003, and is currently responsible for the firm’s activities in the Southern California region. In this role, he oversees the acquisition, disposition, development and operations of the Southern California portfolio. Mr. Miller was previously responsible for real estate activities in the western region of the United States and was a member of the Management, Investment and Compensation Committees from 2003 to 2014. Prior to joining Tishman Speyer, he spent over 30 years in the real estate industry, including 14 years as a partner with Lincoln Property Company and five years with Maguire Partners in Los Angeles, overseeing the firm’s finance and leasing activities. Mr. Miller graduated with a BS from the University of Southern California.

Mr. David Saeta serves as a Senior Vice President of IDS Real Estate Group. Mr. Saeta joined IDS in 1992. Mr. Saeta is responsible for development, leasing, construction management and property management for a portfolio of office, industrial and retail properties. Prior to joining IDS, Mr. Saeta was a marketing director with Trammell Crow Company. Active in civic affairs, Mr. Saeta is the former Chairman of the Pasadena Gold Line Construction Authority, and former Mayor of South Pasadena. Mr. Saeta also serves on the BOMA Board of Directors. Mr. Saeta graduated from Stanford University and earned his MBA from the University of California, Los Angeles Graduate School of Management.

John is the Operating Partner of the Century City office of Allen Matkins, immediate past Chair of the firm's Real Estate Department and one of the top attorneys in California with respect to real estate acquisitions and dispositions, leasing, and asset management. John represents his clients in actively buying, financing, developing, leasing and selling office centers, shopping centers, mixed use projects, hotels and multi-family projects throughout the United States. He also has extensive experience in representing owners, operators, and partners in all types of development, construction, management and operating agreements.

John represented the buyer in the largest commercial office transactions in Los Angeles for each of calendar years 2012-2014. He also represented Tishman Speyer Properties in the acquisition and development of commercial office property at Playa Vista, California, Raytheon Company in its $9.5 billion acquisition of Hughes Aircraft Company, a transaction involving 20 million square feet of space in 30 states, Lubert-Adler in the repositioning of over 200 Mervyn's throughout the western United States, and Extended Stay America as west coast counsel in facilitating their national rollout of extended-stay hotels.

John represents numerous clients in the development, management, and disposition of assets throughout the western United States. He also represents owners and developers in the acquisition and development of, and the redevelopment of office buildings into, residential buildings.

In his native Australia, Mr. Herscu earned a degree in Economics and Accounting at Monash

University, Melbourne. After immigrating to the United States, he spent several years working in

mergers and acquisitions for Shearson Lehman Brothers in New York City.

Eventually, Mr. Herscu decided to put his entrepreneurial passion into play, forming HQ

Entertainment. Within a few short years, the company had turned into the largest vending

company in the West Coast, owning and operating 20,000 vending machines throughout

regional malls and shopping centers, including children’s rides, candy and soda machines,

ATMs, and pay phones.

Honing in further on opportunities in the shopping center arena, Mr. Herscu established a

Christmas and Easter holiday photo company, with sales exceeding $30 million. Capitalizing on

a growing consumer demand for gift cards, he built what would become the largest independent

shopping mall gift card company in the U.S., with sales exceeding $300 million. Notably, he also

established the largest double-decker carousel company in U.S. during this time, with over 2

million annual riders.

In 2012, Mr. Herscu embarked on an ambitious initiative to acquire office buildings in strong

sub-markets throughout West Los Angeles, with the intent of leading the Creative Office niche.

In less than 3 years, his firm has acquired 12 buildings.

Since being acquired, the properties have been utterly transformed, serving the needs of top

technology, entertainment, and new media firms in Los Angeles such as WPP, Warner

Brothers, Scopely, HSI Productions, Lunchbox, and more. Flanked by a strong design team, Mr.

Herscu’s adaptive reuse of these properties has shaped creative office space that is as inspiring

as it is beautiful. Here, companies can forge their brand and let ideas collide and come to

fruition.

Finally, Mr. Herscu is active in the startup community as an angel investor and also owns the

fine Italian dining restaurant, Toscanova, found at The Commons in Calabasas and at Westfield

Century City Mall.

Tim leads on change management for Lendlease in the Americas. He is a senior workplace strategy, change management and communications professional with over twenty-five years’ experience of working with clients in both the public and private sectors in the UK, across Europe and in the US.

Tim relocated from the UK in 2015. After graduation, he started his career at Boots the Chemists in Nottingham, England, where he spent ten years in workplace and change management, latterly implementing the award-winning ‘D90 Project’. Subsequently he was a consultant with DEGW, Turner & Townsend and Johnson Controls, all based in London. Prior to Lendlease he was Head of Workplace Consulting, EMEA region for CBRE. His most recent focus has been providing consultancy and delivery support around organizational transformation programs driven by property strategies, rationalization and agile working. Tim was identified on the UK government external resources framework as an expert in the High Performing Property initiative. He is co-author of Working Without Walls and contributing author to The Distributed Workplace. He is a founding (Council) member of the Workplace Change Organization.

His client list includes many public-sector organisations, central and local government bodies and household names in the private sector.

Clay Pendergrast

Clay Pendergrast is Senior Vice President and is Director of Interiors for the Los

Angeles office of HOK.

As Director of Interiors for Los Angeles, Clay is responsible for the design efforts

of the Interiors Group in designing innovative projects both locally and

internationally for the legal, corporate, entertainment, financial, healthcare,

education, and science & technology markets.

His projects include The Pritzker Group’s Los Angeles Headquarters, BeachBody

Headquarters, LinkedIn Carpinteria, Lendlease “Nextplace”, Avery Dennison

Headquarters, Cedars-Sinai Advanced Health Sciences Pavilion, Herbalife

International, King Abdullah University of Science and Technology, AOL, Disney,

Daniel Neman began his real estate career managing the renovation of apartment and office buildings in Downtown Los Angeles. He then worked for Clark Construction in Washington, D.C. where he managed the construction of over 1-million square feet of office and laboratory space. After Clark, he moved back to his home-town of Los Angeles, where he worked for Legend Real Estate Management as a property and asset manager. Daniel graduated from Emory University with a Bachelor of Business Administration from the Goizueta Business School and a focus in Environmental Studies. Later, he received his Master’s in Real Estate Development from the Sol Price School of Public Policy at the University of Southern California. Daniel is currently a Principal at RYDA, and oversees development and construction for the company.

Jon has been with Humanscale since 1996, and has enjoyed being a part of

Humanscale’s progression to an industry leader in people, productivity and workstation

functionality. In his 20 years with Humanscale, Jon has served as Canadian Sales

Director and North American Director of A&D. Jon is currently the Director of

Workplace Strategy, a role that has him deeply involved in the design industry to better

understand industry trends, salient conversations and inspiring stories. Jon’s role is to

work harder to ensure that the Humanscale brand remains top of mind and relevant. Jon

has had articles published in Contract magazine, Loft Life and Design at Work.

A LEED Accredited Professional since 2007, Jon is passionate about understanding the

role Humanscale can play in the Net Positive Movement, where we don’t just take less

from the environment, but rather create healthy and restorative places to work and live.

Jon has been a speaker at a number of conferences, most recently the Central

Pennsylvania GreenCon and the Delaware Valley Green Council Sustainability

Symposium.

John Zanetos is a Executive Vice President in the Los Angeles office of CBRE. The world’s largest real estate services firm. John’s track record with tenants and landlords has enabled him to complete a multitude of complex transactions across the United States. Major transactions have included lease acquisitions and space dispositions for Fortune 500 Companies, multi-market relocations, strategic development, advance lease renewals and occupancy cost reduction strategies.

John’s primary focus is representing firms with operations in Southern California, devising creative real estate solutions and providing advice during transaction negotiations. John has received numerous CBRE recognition awards. In 2016, John successfully completed the two largest lease transactions in Greater Los Angeles including a 250,000 RSF lease with Warner Music Group and a 240,000 RSF lease with City National Bank.

Los Angeles has had over 2.3 million square feet of new creative office in the past three years - with 27 additional buildings being converted to open-office. 

Creative Office also made up 40% of all leases over 20k square feet in 2016 - and remains one of the hottest asset classes in LA today.
