Howard Kozloff is the Founder & CEO at Noblespace, a real estate development platform serving emerging science and technology businesses with flexible work and lab facilities. Ben Pouladian is a noted electrical engineer, entrepreneur, and biotech investor whose personal experiences have profoundly shaped his career trajectory.

Ben began his professional journey at the University of California, San Diego, where he studied Electrical Engineering. Harnessing his knowledge and skills, he founded an LED lighting company in 2005, demonstrating his entrepreneurial spirit. His leadership and innovative approach led the company to success, and he sold it in 2019.

However, his professional focus underwent a significant shift following personal tragedy. Ben lost his father to liver cancer and his mother to non-small cell lung cancer. This realization sparked a new passion and purpose in him.

His mission is ambitious yet deeply personal: to establish the necessary lab spaces under the HELIX brand that can accelerate the development of cures and therapies. His hope is that no one else has to endure the pain and frustration that he experienced with his parents' illnesses.

David has 15 years in the pharmaceutical industry and an overall 25 years in the construction industry. He started his construction career in the carpentry trades and continued to work as a carpenter while completing his bachelor’s degree in construction management from California State University, Chico. With David’s thorough background in construction, he has an understanding of both design and installations which leads to more of a natural approach to organizing office to field activities. Given David’s years in the industry, he’s had the opportunity to work with many multidisciplinary teams and successfully coordinate these teams amongst the additional technical requirements found in pharmaceutical/biotech projects. David’s Life Sciences experience includes coordination between subject matter experts, design engineers, end users, fabricators, controls hardware designers/installers, and automation software developers. Larry is a Sr. Vice President, Business Development with tk1sc, a WSP firm. He focuses on strategic pursuits primarily in the Life Sciences and Healthcare markets. Prior to joining tk1sc, Larry was the General Manager of a modular clean room business and before that was a sales leader for Jacobs Engineering in the Mission Critical design and Commissioning services businesses. Before joining Jacobs, Larry held sales leadership roles with Eaton, EYP Mission Critical Facilities, General Electric and Sempra Energy. Larry holds a master’s in business administration from the University of Notre Dame and a Bachelor of Science in Mechanical Engineering from the University of Maryland and is trained in Six Sigma.

Nancy Moses serves as Principal with Trammell Crow Company, where she leads project

execution within the Los Angeles business unit. Specializing in client management, Nancy helps

occupiers identify and implement real estate solutions, and is sought after by clients for her ability

to drive decision-making consensus and then convert that shared vision into a turnkey delivery.

In her tenure at TCC, Nancy has successfully delivered over 1.7 million square feet of office and

healthcare developments within the greater Los Angeles area, with more than 750,000 square feet

anticipated to commence construction in 2023. Nancy was recognized as Commercial Property

Executive’s Stars to Watch in 2020, and one of Real Estate Forum’s 2022 Women of Influence.

Melissa has more than 15 years of construction experience, with a focus on the pharmaceutical and life science industry. Currently, she is the preconstruction manager for Turner’s life sciences projects throughout California. Starting her career as an on-site project engineer and project manager, Melissa uses her operational background to inform the preconstruction process and provide clients with a comprehensive plan from conceptual design through field mobilization. She is passionate about the life-saving contributions of the facilities she builds and implementing innovative construction technologies to help advance the industry.

Bryce Boyd is Vice President of Preconstruction at Triton Concepts. He leads project development and is heavily involved in all strategic client relationships. He has extensive experience developing large-scale integrated solutions and has been involved in some of the most iconic projects in Los Angeles. As one of the founders of Triton Concepts, Bryce’s expertise in information technology, integration, and compliance in life science developments has contributed to substantial growth for the company over the last 3 years.

Tony is a founding board member of The Ziman Real Estate Center, which is governed under the joint auspices of the UCLA Anderson School of Business and the UCLA Law School.

In the past decade, Tony has closed commercial office leases exceeding 50 million square feet. He has worked on real estate purchase contracts with a total consideration of more than $30 billion and on development transactions with a total consideration in excess of $25 billion. Since 2006, Tony has represented clients in office building portfolio investment sales transactions involving over $75 billion of consideration.

One of Tony's most significant transactions is the largest real estate acquisition deal in the history of the United States. He provided extensive real estate services in connection with Blackstone Real Estate's purchase of Equity Office Properties Trust, at that point the largest owner of office space in the U.S. other than the Federal Government, for $43 billion. Subsequently, Blackstone contracted to sell over 50% of the properties it purchased with such sales closing in the first and second quarter of 2007. Tony assisted Blackstone in its acquisition due diligence related to EOP and the subsequent sales of the properties. The transactions related to this deal included Maguire Properties' purchase of Blackstone/EOP in Orange County for $2 billion, Irvine Company's purchase of Blackstone/EOP in San Diego for $1 billion, Morgan Stanley's purchase of Blackstone/EOP in San Francisco for $2.5 billion, and Beacon Capital Partners’ purchase of Blackstone/EOP Seattle for $6.3 billion.

Brian Hecktman is the Founding Principal and Chief Executive Officer of Graymark Capital. He has over 25 years of direct experience investing as a principal and working with institutional partners. Mr. Hecktman has completed over $3 billion of acquisitions in the life sciences, R&D, office, industrial and multifamily sectors.

Since 2012, Mr. Hecktman has led Graymark Capital’s growth into a $2 billion real estate investment company with over 30 properties and 4 million square feet in major markets in the western United States. The company has focused on institutional quality life sciences, creative office and R&D projects appealing to today’s modern tenants. Major holdings are in the San Francisco Bay Area, Los Angeles, San Diego, Seattle, Portland and Austin.

Prior to Graymark Capital, Mr. Hecktman served as the Senior Vice President of the Commercial Division for Fowler Property Acquisitions. Mr. Hecktman started the commercial division, building it into a 25-property, $400 million commercial portfolio in the western United States.

Mr. Hecktman has a Masters of Business Administration from the University of Chicago and a Bachelor of Science in accountancy and finance from the University of Illinois. He is an active member of ULI and NAIOP and has served a number of community organizations, including Hands On San Francisco, Project Homeless Connect and SF Moderates.

Tom Lam is a Principal of Luminous Capital Management, a life science real estate investment management firm based in Irvine, CA. Tom’s primary responsibilities include acquisitions, due diligence, and capital raising. Over his 17-year career in commercial real estate, he has invested over $1 billion across multiple asset types and major Western markets on behalf of institutional and high net worth investors. Prior to Luminous, Tom has worked at firms such as Boardwalk Investments Group, Buchanan Street Partners, and Emmes Group. Mr. Lam graduated with an MBA and a Master of Real Estate Development from the University of Southern California in 2014. He is an active member of NAIOP.

With more than 20 years of experience in development, design, engineering and construction, Jon Fayard has extensive expertise in all phases of Life Sciences, including R&D/discovery (incubator and startup), pre-clinical/clinical research, manufacturing, commercialization and post-market research. Fayard is a former COO and Certified Six Sigma Green Belt by the Quality Institute of America. He is well-versed in managing full scale project life cycle from his time on the Owner’s side to working for a developer and top tier brokerage firm, as well as a premier manufacturing company and in design-build construction. Fayard uses a diverse, open-minded approach to solving problems for his clients, allowing them to focus on research rare and genetic diseases while he and his team bring their facilities goals to life.

Chris Stoddard co-leads Ennead’s Commercial and Laboratory Centers of Excellence. A seasoned project director, he has nearly three decades of experience managing large, complex commercial, hospitality, laboratories and higher education projects across the US and abroad.

His meticulous approach to scope, schedule and budget are matched by his broad experience in building systems and construction methods. He brings a collaborative spirit of integrated design to his work by pursuing the common goals of each project’s mission. Throughout his career he has sought to maximize sustainable and wellness features to minimize environmental impact and design healthy, resilient buildings.

Chris’ project experience includes: The Cove, a nearly 3,000,000 sf science-based mixed-use development in Jersey City, which includes 1,500,000 sf of new build commercial and academic life science; and 3737 Science Center, a 434,000 sf commercial lab development for Wexford Development in Philadelphia for the Penn Center for Specialty Care.

An associate partner with Syska Hennessy Group, Robert manages staff and projects across the multi-discipline MEP services. Robert has extensive experience with laboratory and life sciences projects including spaces for ISO cleanroom pharma manufacturing, electron microscopy, mass spectroscopy, BSL-3 containment, NMR environments, neuropharmacology and electrophysiology. He’s worked on projects with The Scripps Research Institute, Takeda Pharmaceuticals, The Burnham Institute, Pfizer and Genentech. Robert’s depth of experience in both design and project management enhances collaboration with owners, architects, and contractors.

Kavan Ranasinghe has more than 10 years of construction industry experience. He joined HITT Contracting shortly after graduating in 2015, working his way through the entry-level ranks in project management working with the firm’s base building and corporate interiors sectors. In 2018, Ranasinghe moved from HITT’s headquarters in the Washington, DC area to the West Coast to help grow HITT’s presence in Southern California.

As a vice president and life sciences construction leader within HITT’s Los Angeles office,

Ranasinghe specializes in the successful delivery of life sciences construction and renovation projects in the Southern California region, such as laboratory build-outs, research and development spaces, clean manufacturing facilities, cGMP spaces, speculative lab suites, and office-to-lab repositioning conversions. His expertise includes leading clients and design teams through complex due diligence efforts, helping provide hands-on constructability, estimating and feasibility feedback at the infancy stages of a project. In addition, he provides leadership to his project teams and plays a key role in building long-standing relationships with clients and subcontractors, ensuring client

satisfaction and project success. Since relocating to Southern California and building meaningful relationships in the industry, Ranasinghe has formed a notable portfolio of life science clientele including HATCHSpaces, NexCore Group, Neogene, AbbVie, PHASE Scientific, Appia Bio, Graymark Capital, and Instil Bio Laboratories.
