Michael Mathews is the Founder and CEO of Assemblage Works, Inc. (AWI), a multi-disciplinary, vertically integrated architecture, construction management and development company that operates throughout the nation. We specialize in the creation, management and execution of sustainable urban infill multi-family, hospitality and commercial projects across the western United States.

Mathews’ expertise as a senior development, design and construction executive spans all facets of complex and large-scale ($500MM+) real estate projects for a variety of prominent design, development and construction organizations nationwide, including executive roles with KB Urban, Forest City and Davis Reed Construction, among others.

In these roles, he has delivered over 6,000 units to the markets in Los Angeles, San Diego, San Francisco, Southern California, Texas, Seattle and Denver metropolitan areas.

Mathews, a licensed Architect, is also an expert in off-site construction methodologies, including prefab, volumetric, panelized and mass timber construction. He has national experience in project due diligence, entitlement, design, finance, construction and construction management.

Through the formation of AWI, Mathews has created a collective of experienced and dedicated design, construction and development professionals that believe in the use of modern methods of construction and progressive delivery techniques to provide clear and predictable outcomes to their clients and investors.

Keith McCloskey

Keith McCloskey is a principal in KTGY’s Los Angeles office. He is responsible for establishing

the overall design vision for all of the office’s new architecture and interiors projects and leads a creative

team that is involved in a broad range of projects from low density to high-rise throughout the U.S. Mr.

McCloskey’s comprehensive experience spans nearly 25 years and includes the planning and design of

multifamily, mixed use, senior living, civic and aviation projects. His most recent work has been focused

on high-density urban infill sites, which provide challenging design opportunities in politically-charged,

design-sensitive communities. He is particularly adept at creating sustainable projects that integrate into

the urban fabric, generating a sense of place and individual character of each community. These

residential projects range from affordable and tax credit housing to luxury apartment and condominium

communities. Mr. McCloskey has taken a keen interest in Sustainable Architecture since early in his

career and became a LEED Accredited Professional shortly after the program’s inception over a decade

ago. His work integrates green building design principles into each project, and as a result he has worked

on multiple projects from their design inception through final certification. He has a passion for

researching new technologies and building systems, and recently completed one of the largest intensive

Eco-Roof installations on an apartment community in Portland, Oregon. In addition to leading the Los

Angeles office’s design efforts, Mr. McCloskey has been actively involved in volunteer programs within

the City of Los Angeles including AIA Los Angeles Design Competition Mentoring as well as the

Architecture Construction & Engineering (ACE) Student Mentorship Program.

Daniel Gehman attended Cornell University in upstate New York before relocating to California. Daniel has been involved in the industry since 1986 and brings specialized expertise in architectural design to the Ware Malcomb team. As Director, Multifamily, he is responsible for the growth of the multifamily practice, focusing on business development, client service, and project execution. Daniel's background includes a variety of multifamily project types, with 25 years of specialization in Southern California and current projects in the Central Valley and Arizona. As President and Chief Investment Officer of Avanath Capital Management, John R. Williams is responsible for portfolio acquisitions, capital formation, investor relations, and fund management. During his tenure, Mr. Williams has played an instrumental role in the firm’s acquisition of over $3 billion in assets, closing over $1 billion of debt, and raising over $2 billion of institutional capital.

Capital for the Avanath Discretionary Funds has been provided by some of the most prestigious endowments, foundations, and high-net-worth individuals from the United States, Europe, and Asia.

Prior to joining Avanath in 2012, Mr. Williams was Managing Partner, Capital Markets of Carmel Partners, Inc. (“Carmel Partners”), a real estate development and investment firm based in San Francisco. At Carmel Partners, Mr. Williams was responsible for capital formation, fund management, investor relations, joint ventures, credit facilities, and financing of all the firm’s investments.

Mr. Williams is a Governor of the Urban Land Institute (ULI), past Chairman of the ULI Silver Multi-Family Council, past Chairman of the ULI Orange County District Council, a member of the Executive Committee of the National Multifamily Housing Council (NMHC), and on the Advisory Board of the Duquesne University Business School. He is a frequent speaker at national real estate conferences sponsored by ULI, Harvard Business School, University of California-Berkeley, Stanford Business School, UCLA Real Estate Forum, and USC Lusk Graduate School of Real Estate.

A native of Philadelphia, Mr. Williams received his Bachelor of Science degree in Finance from Duquesne University in 1986 and attended the Executive Program at the Harvard University Graduate School of Design.

Malcolm Johnson is the Founder and CEO of Langdon Park Capital, a real estate investment management company that sources opportunities and creates value through local expertise, strategic relationships with development partners and corporate tenants and a deep understanding of the communities in which its real estate investments are located. Johnson directs the overall strategy and operations of Langdon Park Capital.

Johnson has 16 years of experience in the commercial real estate industry. Previously, he was an Executive Director in JPMorgan’s Commercial Real Estate group, where he led the firm’s efforts on a new platform that deployed equity into affordable and workforce housing projects in markets across the country. Johnson joined JPMorgan in 2012 as the senior coverage banker in the firm’s Real Estate Banking group in Los Angeles, where he underwrote and arranged $3 billion in debt financing for institutional real estate developers and investment firms. From 2006-2012, Johnson was a vice president in the Commercial Real Estate Banking group at Bank of America Merrill Lynch. Prior to his banking career, Johnson played professional football with the Cincinnati Bengals, New York Jets and Pittsburgh Steelers from 1999-2003.

Johnson has been a guest lecturer for the Tepper School of Business at Carnegie Mellon University, UCLA Anderson School of Business, University of Southern California Marshall School of Business, the Wharton School at the University of Pennsylvania, the National Football League and numerous schools and non-profit organizations in South Los Angeles and his native Washington, DC.

Johnson serves on the Sustaining Board for the UCLA Ziman Center for Real Estate, Advisory Board for the Fitzgerald Institute for Real Estate at the University of Notre Dame, Board of Trustees for the Natural History Museum of Los Angeles County and the Corporate Advisory Board for The Brotherhood Crusade, a non-profit organization supporting low-income South Los Angeles residents.

Johnson received his Masters in Business Administration from the Tepper School of Business at Carnegie Mellon University and his Bachelors of Business Administration from the University of Notre Dame Mendoza College of Business.

Sean is the President & CEO of Community HousingWorks.

Sean has served as a top local and state government leader in successive community development roles in the cities of New York, San Francisco, Los Angeles, and in Sacramento for the State of California.

Prior to joining Community HousingWorks in 2020, Sean was the Assistant General Manager at the Los Angeles Housing + Community Investment Department where he was responsible for leading its housing production efforts and directing the operations of its Housing Development Bureau. The Bureau facilitates the financing of housing development projects with its business and community partners, leveraging its resources to the maximum benefit of the City’s residents and neighborhoods.

Sean was formerly the Managing Director with Hunt Mortgage Group where he consulted on the acquisition, development, financing and execution of affordable housing development transactions, and originated new debt and equity executions. He also most notably served as the Executive Director of the California Debt Allocation Committee (CDLAC) from 2009-2015, administering the $3.8 Billion private activity bond program for California. Sean brings additional private sector experience from his time with Fannie Mae; then providing housing development and public financing resources across the Western United States. Throughout his career he has developed both new project financing structures (especially for affordable housing preservation), as well as designed and implemented billion dollar governmental programs with the goal of building better communities for those in greatest need. Sean holds both graduate and undergraduate degrees from Cornell University, and is a member of the invitation-only Lambda Alpha International Society for Land Economics.

Deborah La Franchi

Deborah La Franchi is the founder and CEO of SDS Capital Group. SDS is a national leader in impact investing with $1.48 billion of active assets under management in six different fund and product strategies. Ms. La Franchi founded SDS with the express vision of engaging the private sector in the battle against poverty. Each impact fund on SDS’s platform serves a different geography and employs a unique investment strategy, but they all generate positive impacts for low-income communities and people. Each fund – depending on the focus of the specific fund – either targets a risk-adjusted rate-of-return or provides capital at a below-market cost. Ms. La Franchi’s core role is to ensure each fund is supported by a team with the key expertise needed to execute the specific investment strategy. Ms. La Franchi leads the structuring of each fund’s investment strategy, spearheads fundraising, oversees the senior managers of each fund and division, and participates on each fund’s investment committee.

Outside of her work with SDS, Ms. La Franchi is the founder and board chair of Sustainable Communities Fund, which provides capital for small and micro loans to low-income and diverse entrepreneurs. Ms. La Franchi also is on the UCLA Ziman Affordable Housing Advisory Council (AHAC). Before founding SDS, she served as Los Angeles Mayor Richard Riordan’s Assistant Deputy Mayor for Economic Development; she then went on to serve as the first CEO of Genesis LA, which launched the Genesis Family of Funds. She is a former director for Big Brothers and Big Sisters of Greater L.A. and Secretary and Director of the National New Market Tax Credit Coalition.

Ms. La Franchi earned a BA in Political Science and History from UCLA, an MBA from UCLA, and an MPP from Georgetown University. She also holds a Series 65 license

Anthony Gude serves as the Director of Development at Gude Capital Management (GCM), a strategic investment and real estate development services company. GCM focuses on financing, entitlement, and affordable and workforce housing development in Los Angeles.

GCM has pioneered a financial model, highlighted in the ISARC paper titled “Assessing the Financial Dynamics of Modular Offsite Building Projects.” This model equips developers with tools to analyze financial dynamics and provides a value chain-centered platform to refine and enhance key underwriting metrics.

Mr. Gude has successfully financed and overseen more than 20 projects, accelerating delivery to enhance profitability in real estate development ventures across California, New York, New Jersey, and Michigan.

Driven by a commitment to meaningful impact, Mr. Gude draws from personal experience to build culture and governance models that prioritize transparency and reciprocity, emphasizing addressing housing scarcity.

Hector Zuniga is a 20+ year real estate professional whose work experience includes capital origination, asset & fund management, project & construction management, land development, acquisitions/dispositions, and other areas real estate finance in all commercial real estate asset classes. He has been directly involved in more than $2.5 Billion in real estate asset capital transactions in both the U.S. and Mexico. Since 2011 Hector has been involved in the Affordable Housing industry originally managing a $350 Million Portfolio of Federal Housing Tax Credit Equity investments comprising nearly 10,000 affordable housing units while at Wentwood Capital Advisors. Hector joined KeyBank in early 2018 as a Community Development Lending Balance Sheet Loan Originator and currently serves as a Senior Banker on Key’s Commercial Mortgage Banking Group, specifically arranging permanent debt capital for Targeted Affordable Housing projects. Hector has originated more than $750MM in debt capital for affordable housing communities across the country consisting of both LIHTC and non-LIHTC transactions.

Kenneth T. Lombard, President & CEO, is responsible for the overall direction of BRIDGE Housing, a leading nonprofit developer, owner and manager of affordable housing. He joined BRIDGE in November 2021.

Over a career that spans three decades, Mr. Lombard has garnered extensive experience in business development, management, investment banking, economic development, corporate expansion and real estate investment. Mr. Lombard joins BRIDGE from Seritage Growth Properties (NYSE: SRG), where he served most recently as Special Advisor; he was an original Board member when Seritage went public in 2015 and subsequently served as Seritage’s EVP and COO. Seritage is a self-administered and self-managed REIT with properties totaling approximately 39 million square feet of space across 49 states and Puerto Rico.

Earlier, Mr. Lombard was President of MacFarlane Partners, an investment management firm that acquires, develops and manages real estate assets on behalf of pensions and institutional investors. Prior to joining MacFarlane Partners, Mr. Lombard served as Vice Chairman, Partner and head of investments for Capri Capital Partners, and President of the Capri Urban Fund, which invested in more than $1 billion in commercial, residential and mixed-use development, redevelopment and repositioning projects in densely populated urban markets of the U.S.

From 2004 to 2008, Mr. Lombard was President of Starbucks Entertainment, where he managed the collaboration with Concord Music to form a new Starbucks music label. In 1992, Mr. Lombard co-founded Johnson Development Corporation and spent 12 years as the President and Partner of the firm, creating a legacy of economic improvement in underserved communities of color in 65 cities and 17 states. He holds a Bachelor of Arts in Communication from the University of Washington.

Ben Lee is an investment sales broker at Marcus & Millichap, the nation’s

largest commercial real estate investment firm. He specializes in the sale of

development sites and multifamily housing projects, with an emphasis on

projects with a strong affordability component.

Ben is emerging as the one of the leading affordable housing brokers in LA

and is particularly focused on bridging the gap between private capital and

affordable housing. He recently completed the sale of the largest entitled

ED1 project to trade to date, a 157-unit project in South LA and is actively

engaged with developers as they seek to leverage ED1 as an entitlement

tool to reimagine underutilized lots and bring new housing stock to market.

Prior to brokerage, Ben served as the Director of Acquisitions for a New

York based private equity firm, focused on acquiring rent-controlled

buildings in Brooklyn. Having served both the New York and Los Angeles

real estate markets, Ben draws on his previous acquisition on experience in

high cost of living cities to underwrite opportunities and serve as a resource

for mission driven developers looking to solve housing affordability.

Originally from Los Angeles, Ben spent his formative years in Singapore

and served as an Infantry Sergeant in the 9th Singapore Division. He

returned to the US and received his BA from Baruch College at the City

University of New York, with an emphasis in finance. He has been a

resident of Palms since returning to Los Angeles and spends his free time

actively mentoring early-career real estate professionals in the development

and brokerage segments.

Cesar Diaz

Cesar Diaz is a Managing Director on the NewPoint Originations team. Based in

Chicago, he is responsible for originating the firm’s full suite of lending solutions nationwide. With 15 years of real estate finance experience, Diaz has expertise in Fannie Mae, Freddie Mac, HUD/FHA and construction lending executions for affordable and conventional multifamily properties.

He held the role of Screening Director at Barings Multifamily Capital prior to its acquisition by NewPoint. Previously, he was a Senior Producer at Freddie Mac Multifamily, specializing in Small Balance Loans. Before that, he was with a national bank where he held several roles in construction lending, working exclusively on affordable housing projects.

Diaz earned a BBA from the Wisconsin School of Business at the University of Wisconsin-Madison.

Prior to joining Swinerton, he served as the Chief Resilience Officer and Director of Earthquake Safety for the City and County of San Francisco under Mayor Edwin Lee and was responsible for the creation and implementation of the city’s resilience strategy: Resilient San Francisco – Stronger Today, Stronger Tomorrow.
