Mr. Patel is a Principal and Co-Founder of IRA Capital. His primary responsibility is the sourcing of equity and debt for IRA’s various investment programs. Mr. Patel has been active in real estate development and has established strong relationships with national tenants across the country. Mr. Patel has raised substantial equity and debt for his projects and has been responsible for the acquisition, entitlement, construction, leasing, and disposition of multiple projects throughout the country.

Prior to his ventures in real estate, Mr. Patel worked as an investment banking financial analyst at HSBC’s Debt Capital Markets Group in London and New York. He also worked at the Financial Restructuring Group for Houlihan Lokey Howard and Zukin in Chicago. Mr. Patel has worked on numerous restructurings, distressed mergers and acquisitions, recapitalizations, private placements, and valuations for corporations in and out of bankruptcy. He graduated from the University of California, Los Angeles with a Bachelors of Arts in Economics and has a Masters in Real Estate Development from the University of Southern California. Mr. Patel is actively involved in numerous real estate organizations. He is also a frequent guest speaker at the University of Southern California.

Mr. Watkins has 13 years of construction experience and has dedicated the past 7 years of his career to pursue his passion for building healthcare construction.

Through his passion and determination, Lee has created a reputation of successful project deliveries and solid client relationships. He has an in-depth knowledge of systems and is aware of the challenges commonly encountered in healthcare construction and how to mitigate them.

As a result, Lee has the management skills necessary to support project teams with accurate informed solutions while empowering them to succeed in building complex projects where communication, coordination, and a “can-do” attitude are critical. He will apply his expertise and experience to exceed expectations and insure the success of his projects.

Co-chair of the firm’s Financial Services Industry Practice, Mark is a seasoned corporate attorney with more than three decades of experience representing and guiding clients in a wide range of strategic corporate, securities, real estate and financing transactions, with a particular focus in municipal finance.

Additionally, Mark serves as co-chair of the firm’s Israel Practice.

Mark routinely structures, negotiates and documents the public and private placement of a variety of securities offerings as well as handles loan restructurings and defaulted bond workouts on behalf of issuers, indenture trustees and bondholders. He also counsels a range of corporate clients on their reporting obligations under the Securities Exchange Act and on general corporate and contract matters.

Municipal Finance

Financial institutions, municipalities and other governmental authorities as well as educational institutions consider Mark a trusted adviser in infrastructure, affordable housing and Mello-Roos and Marks Roos financings utilizing bond or certificate of participation structures. He routinely acts as bond and underwriter's counsel, credit and liquidity provider's counsel and indenture trustee's counsel.

Real Estate

Mark handles all types of real estate transactions, representing syndicators, developers and owners in projects such as shopping centers, office buildings, warehouse distribution facilities, multifamily and residential property. He has represented numerous syndication companies, lenders, investment funds and others in a variety of acquisitions, dispositions and securities offerings and sale-leaseback arrangements.

Nancy Moses serves as Principal with Trammell Crow Company, where she leads project

execution within the Los Angeles business unit. Specializing in client management, Nancy helps

occupiers identify and implement real estate solutions, and is sought after by clients for her ability

to drive decision-making consensus and then convert that shared vision into a turnkey delivery.

In her tenure at TCC, Nancy has successfully delivered over 1.7 million square feet of office and

healthcare developments within the greater Los Angeles area, with more than 750,000 square feet

anticipated to commence construction in 2023. Nancy was recognized as Commercial Property

Executive’s Stars to Watch in 2020, and one of Real Estate Forum’s 2022 Women of Influence.

Recent projects include the Vermont Corridor County Administration building, MLK Medical Office

Building, Engemann Student Health Center on the USC Campus, and the USC Keck School of

Medicine Soto Health Science Building.

Peter Becronis is a founding Partner of Inception Property Group, the result of a 2016 merger between Becronis’s healthcare focused development and advisory firm, Wembley Realty Advisors, and Matar Pacific, a healthcare development firm lead by Adam Matar. Inception Property Group, with offices in downtown Los Angeles and in the Pacific Northwest, currently manages a development pipeline of over half a billion dollars, including development of a 297,000 square foot outpatient healthcare hub in Downtown Los Angeles, and which has been featured in The Wall Street Journal and on the front page of the Los Angeles Business Journal, among other media coverage, as well as currently developing Oregon’s largest pharmaceutical manufacturing facility. Inception is also in pre development of two hospital-anchored healthcare villages in the Southwest as well as forthcoming post-acute, senior living, multifamily and hospitality developments. Inception Property Group also advises healthcare providers on their portfolios and growth strategies. Peter is a recognized expert in healthcare development, having served on healthcare development panels at Interface and RealShare healthcare development events in 2015-2016, and serving as moderator of a development panel at the 2016 Bisnow Healthcare Real Estate Los Angeles summit event. Prior to forming Inception’s predecessor Wembley Realty Advisors in 2014, Peter managed the real estate strategy and resultant transactions for Kaiser Permanente for half of Southern California for eight years. While at Kaiser Permanente, Peter managed 29 capital acquisitions of land and buildings totaling 924,000 sq.ft with a value of $168 Million, from the initial site selection through close of escrow. Peter was on the internal development teams of several of Kaiser’s hospital campus developments as well as six off campus pad medical office developments and three major adaptive reuse projects. Peter also lead Kaiser’s national design/build initiative. Peter was the recipient of multiple cost-savings and performance excellence awards. Prior to Kaiser Permanente, Peter served as Vice President of Asset Management for Apex Realty (2001-2006), a general partner and manager of over 20 real estate syndicates in several states as well as a developer of healthcare, multifamily and retail. Peter managed Apex’s development of an 80-unit multifamily luxury apartment building in Downtown Los Angeles through groundbreaking, a 17-provider build-to-suit medical clinic for Arrowhead Regional Medical Center, and several pad retail developments. Peter also oversaw Apex’s commercial tenant improvements for tenants including General Electric, Sakura, Strapack and others. Prior to Apex Realty, Peter managed the operations of Asbury Properties (1991-2001), a private real estate syndicate invested in commercial and multifamily properties, where Peter lead Asbury’s internal asset management and leasing operations. In the 1990’s, Peter was elected to two terms of office on the City of Los Angeles’ Community Development Agency’s Project Area Committee for the Westlake/Pico-Union areas, service as Vice Chairman and Secretary.
