Oscar Kingsbury is an Executive Director and Portfolio Manager at PGIM Real Estate, based in

London.

Oscar has over 15 years of real estate investment management experience, with a specialism within the

residential and long-income sectors.

Oscar joined from PfP Capital (now Thriving Investments), a residential fund manager. Oscar led PfP

Capital’s investment team, deploying funds into the emerging single-family housing sector.

Prior to PfP Capital, Oscar was an investment manager at Liberty Living, a c.£2.2 billion student

accommodation business with c.25,000 operational student beds located throughout the UK and

Europe. During his time with business, Liberty Living was acquired by CPP Investments and more than

doubled its AUM.

To date, Oscar has transacted on over £3 billion of real estate assets.

Oscar is a member of the Royal Institution of Chartered Surveyors, he sits on The Association of Real

Estate Fund’s Residential Investment Committee and The Association of Rental Living’s Single-Family

Housing Committee.

Nick is a director at Oxford Properties focusing on Oxford’s residential investment in Europe. Nick’s primary focus is on Oxford’s UK multi-family and single-family strategies as well as exploring other residential opportunities in Europe. Nick attended the University of St Andrews and is also a qualified Chartered Accountant.

Limor is an Investment Director of European Housing & Alternatives at Nuveen Real Estate. Based in London, Limor is involved with the underwriting, transaction execution and portfolio management in the living and alternatives sectors. This includes the implementation of best practices across ESG and technology adoption for Nuveen’s European Housing & Alternatives portfolio. Her work experience covers acquisitions and portfolio management, spanning development-led joint ventures, portfolio acquisitions and single asset deals, across the core plus to value-add spectrum.

She is a member of the Royal Institute of Chartered Surveyors and sits on the ULI NEXT European Executive Committee. Limor also serves on the committee of Achieve International, a Nuveen industry affinity organisation that promotes the professional development and engagement of women at Nuveen. She graduated with a Master of Architecture and B.Sc. Honours in Real Estate Finance and Economics from the University of Cape Town.

Jack is Managing Director of Single Family Housing at Long Harbour and has 15 years’ experience in the residential sector. Previously, Jack ran Long Harbour’s UK residential Secured Income programme, which has deployed ~£2bn to date in residential freeholds, creating one of the largest private landlords in the country. Jack also chairs a British Property Federation committee on Leasehold Reform and represents Long Harbour on the Single Family Housing Committee of the Association for Rental Living.--

James Kirimy is the Founder and CEO of DoorFeed, European operating platform for institutional investment in residential real estate.

James’ professional career to date spans across Finance, Technology and Real Estate. James started his career in Strategic Acquisition Finance at Société Générale. He then joined Uber as an early employee and was responsible for launching the business in cities across the UK. He subsequently created and led the first team globally that transitioned Uber to electric cars. In 2019 he joined Spotahome, an online platform for mid-term rentals, as UK General Manager with 15,000 residential units under management.

Jonathan Smith

Jonathan is a Senior Director in the JLL Living Capital Markets team advising on residential investment generally but with a focus on the Multi Family and Single Family sectors across the UK. With over 18 years’ experience in the Living Sector (and with JLL), he is able to leverage his experience on working on large sized residential / mixed-use developments including Battersea Power Station, as well as large institutional grade MFH schemes, and Single Family transactions. Passionate about customer service, Jonathan finds the operational living sector fascinating and engaging, and as well as UK experience, he is often asked to provide consultancy / advice to EMEA based contacts on the more nascent living sectors.

Jonathan has recently moved to Herefordshire, with his wife and two children aged 8 and 5.

Lee heads up Carter Jonas’ Living Sector capabilities, utilising his experience from previous senior directorial roles providing consultancy and management services across a wide range of residential offerings. ​Lee has previously had management responsibility for the UK’s largest BTR scheme at Wembley and advised high street names and investment funds on innovating new styles of BTR and residential offerings to market. Lee is passionate about the opportunity for the BTR, Single Family Housing & Later Living sectors in the UK and has assisted new market entrants as well as advising on refining and growing existing offerings.

Niki Kyriacou is Sector Lead at NHBC, where she oversees client engagement and activity within the Build to Rent (BTR) market. With over 20 years’ experience in property and communications, she brings a thoughtful and strategic approach to relationship management and business development. Her work includes leading initiatives such as BTR Innovators that reflect NHBC’s commitment to sector excellence and collaborative growth.

Prior to NHBC, Niki held senior roles at Property Week, where she specialised in partnerships, campaign strategy and event development. She played a key role in shaping flagship residential property events including RESI and the RESI Awards, and led initiatives such as RESI Trailblazers and Joint Victories, designed to spotlight emerging talent and successful public-private collaboration.

Niki also served on the board of the NSPCC, where she helped raise awareness and funds for Childline through industry events –demonstrating her belief in the power of property to positively impact communities.

As a mentor, Niki draws on her experience in leadership, communications and stakeholder engagement. She is passionate about supporting others in navigating career transitions, building confidence and developing a clear sense of purpose. Outside of work, she enjoys reformer pilates, reading, exploring Mediterranean cuisine – often inspired by her Greek-Cypriot heritage – and her role as a mum to two teenage sons.

She is also responsible for CPPIB’s European Data Center strategy and origination. Prior to joining CPP Investments, Ira was a Vice President in the real estate investment banking team at JP Morgan, focusing on M&A in the real estate sector across EMEA. She is a board member for CPPIB’s UK retail portfolio and holds an MBA from Columbia Business School.

Mike has 15 years' experience in the investment industry. He is Head of Asset Management for Europe excluding Ireland, having joined Kennedy Wilson Europe in October 2015. He has overall portfolio responsibility for the UK, Spain and Italy. Previously, Mike worked at The Blackstone Group for ten years where he was a Managing Director in the Real Estate Group, and latterly he led the management of its pan-European logistics business (Logicor) as well as its core-plus office portfolio. Prior to Blackstone, Mike was at Deloitte. Mike is a member of the Institute of Chartered Accountants of England and Wales.
