JLL

Simon was formerly Head of Land & Development at JLL leading on some of London’s largest land transactions, regeneration and land assembly including Canada Water, Nine Elms and Meridian Water.

Since 2020 Simon has taken the lead on JLL’s UK Health, Later Living and Care business, focussing on better social outcomes through development, in recognition of increasing longevity. Utilising Simon’s significant exposure to the land, planning and development market, JLL is looking to help change the traditional thinking of retirement in later life, and encouraging policy makers and stakeholders to consider the changing needs of society through life. The UK needs a refreshed overview of its future housing needs in order to provide appropriate homes and multiple tenures for all stages and ages, and build more resilient communities.

Why This Matters

What You'll Learn:

  • Economics: How lenders and investors are viewing the later living sector, if it is maturing as an asset class, how deals are being financed, and and how to achieve scale in this sector.

  • Transactional activity and pipeline: The players investing and developing in this market, why and where.

  • Resident insight: Generation trends with releasing equity and what those downsizing are truly looking for from their accommodation.

  • Demographics: Creating accommodation that people from all backgrounds feel safe and enjoy living in.

  • Models: The mid-market model, if it has been largely ignored and how to make money from it.

  • Policy: With a new Task Force for older people, what steps the Government are taking to ensure suitable living accommodation for the population's older generation, and the opportunities this presents for the private sector.

  • Future-proofing: Delivering affordable later living accommodation - how to prepare for inflation, rising living costs and a future customer with less available capital

How You'll Do More Business: According to JLL over the last four years only 7% of new homes delivered was specialist later living accommodation, and considering 93% of the total population uplift in the next four years will be contributed to the over 65s age group, there is a clear demand and supply imbalance of available stock. And with a predicted market growth of £2.65B over the next five years, reported in a recent JLL forecast update, the market is relatively untapped. But investors and developers face challenges with inflation, rising costs and future customers with less available capital. Gain insight into the public sector policy in place to address the housing needs of our older generation and how the private sector has an important role to play in delivering safe, inclusive housing stock. Hear how experts are overcoming barriers and achieving returns, creating investment opportunities in this market.
