Bonnie is Director, Greater London. She is responsible for SEGRO’s assets in our East Plus portfolio which will include SEGRO V-Park Barking and SEGRO V-Park Dagenham. Bonnie joined SEGRO in September 2021 and focuses on targeting new business in the north, east and south of London to deliver the company’s ambitious growth plans, as well as enhancing the development pipeline in these areas.

She joins SEGRO from Savills where she was a director within the National Industrial & Logistics Team responsible for negotiating acquisitions and disposals, providing development consultancy advice and business generation.

Prior to Savills, Bonnie held positions at commercial real estate services firm, DTZ, and property consultancy, King Sturge.

Pix joined Kajima from Balfour Beatty and previously Westminster City Council and Morgan Sindall. With over 20 years’ experience in the UK real estate and infrastructure markets, including working on the East Wick and Sweetwater regeneration projects, Pix is responsible for growing Kajima’s regeneration business and identifying public-private partnership opportunities.

Denz joined Legal & General Investment Management Real Assets (LGIMRA) in 2019 as Head of Retail and Futuring. Graduating from the London School of Economics Cities Programme, Denz is a designer and urbanist by background with extensive experience in creating future ready places by curating environments for people to live, work and play. Prior to joining LGIMRA, Denz was Head of Special Projects at tech start up Appear Here and Head of Commercial Placemaking at BNP Paribas Real Estate. Denz is currently focussed on building an all new consumer centric Retail team at LGIMRA, with a mission on designing and delivering incredible places for people.

Kate Dean is Project Director for the Town Centre Strategy at Basingstoke & Deane

Borough Council with responsibility for the delivery of a new masterplan on the 60 acre

Leisure Park, regeneration of the Town Centre and the re-development of Basing View, the

towns 65 acre urban business park. The projects have a combined GDV of circa £1.2 bn

with the majority of land in the direct control of the council.

Previously she worked at SEGRO plc for 10 years where she was responsible for the

company’s £500m business park portfolio and also, a pension Trustee.

Kate was a Board Member of the Enterprise M3 LEP from its inception until 2015 and has

undertaken various roles within the BCO and Women in Property.

Sarah has over 20 years of real estate experience, across asset management, development and investment. Sarah Joined Redevco in 2019 and leads the separate account business, focusing on providing asset management services to Redevco clients and securing new joint venture partners. Prior to Redevco, Sarah worked at M&G Real Estate as a director of retail & leisure asset management. She has deep UK wide asset management experience and can give insight on driving asset performance and returns, and protecting asset values for the long-term. Sarah is a member of the RICS and has a BSC Degree in Land Management from the University of Reading.

Patrick has a wide range of clients in both the public and private sectors and specialises in real estate development, including property aspects of major projects.

Patrick acts for a number of large funds, institutions, developers, overseas investors, major corporate clients and charities. On the public sector side his clients include government bodies and many local authorities and he has extensive experience in the education and healthcare sectors.

Patrick deals with high value and complex commercial property and mixed use projects which often require innovative consideration of potential development structures. He provides creative advice which is always solution driven.

As well as development projects, he deals with forward funding and forward sales, complex sales and purchases, sales and leasebacks, income strips transactions, shopping centre purchases, management and sales, and secured lending. He acts as lead partner for a number of clients in relation to the ongoing management of their portfolios and heads up a large number of management teams.

Darryl is a partner at Hawkins\Brown and leads the masterplanning and urban design, delivering masterplans for brownfield sites, campuses, science parks, town centres, housing estates and urban districts. Darryl has a hands-on design role translating complex briefs into practical and inspiring design solutions.

He champions innovation within the practice under the auspices of the &\also thinktank, a research vehicle that informs project briefs, explores new markets and speculates on future directions for architecture and urbanism.

Katia is an architect and urban designer with twenty years’ experience working on a wide range of projects from large-scale masterplanning and regeneration schemes through to architecture and interior design.

In the UK, Katia’s work has focused on transformational mixed-use developments, including High Street Quarter and Cavalry Barracks in Hounslow, the Rochdale Riverside retail and leisure quarter near Manchester and the reimagining of Rackhams department store in Birmingham, as well as the regeneration of Luton and Camberley town centres. Katia has also been responsible for projects in Italy, France, Germany, Greece, Hungary, Turkey, Bahrain, UAE, Azerbaijan, Georgia and Thailand.

As a member of the architectural NGOs Article 25 (Development & Disaster Relief) and Architecture Sans Frontières UK, Katia has been involved in community and regeneration work overseas. She is currently collaborating with LSE Centre for Women, Peace and Security on a research project about Architecture and Peace: how design can address gender inequalities. She is actively involved in mentorship programmes within tp bennett and externally with RIBA and Westminster University.

Jamie is a city-builder with extensive experience of leading social, economic and physical regeneration in the UK and North America. With a passion for innovation, creativity and bringing people together, he has worked across the public, private and non-profit sectors to tackle the many challenges of deprived neighbourhoods, address town centre decline and develop new models of service delivery. In his current role, Jamie works with communities, businesses, developers and others to invest in Barnet’s many high streets, helping them to chart a path towards a more sustainable future.

Rumi is an urban design and regeneration practitioner at the Royal Borough of Greenwich. During her time as the Greater London Authority, Rumi led on the new Property X-Change platform as well as advising and supporting partners on projects and programmes across north west London boroughs. Rumi is and NLA Expert Panel Member for High Streets and has 14 years of experience in urban design, construction management, engagement, planning policy and regeneration project delivery. At Southwark Council, Rumi delivered social, cultural and landscape-led regeneration projects including the Canada Water Masterplan social charter, the Low Line Commons, The Hithe, Rotherhithe and the award-winning Peveril Gardens – a reimagined 1960’s podium with a rooftop garden, artists studios, café and community space.

Roger Black has been innovating new development product and its communications 'wrap' to deliver commercially successful, award-winning schemes, for many years.

Trained in architecture and construction, marketing and strategy, his focus is on the notion of the 'experience economy' - a view which asserts that what really sells is not bricks and mortar, but rather the experiences attached to it.

John Mulryan is the Group Managing Director of The Ballymore Group.

Based in London, John has overseen Ballymore becoming one of the biggest providers of residential accommodation in the city. These include landmark schemes including London City Island, Embassy Gardens, and Goodluck Hope. John also worked alongside the US government to move their embassy from Grosvenor Square to Embassy Gardens at Nine Elms, establishing a new riverside cultural district for the city and signalling a major shift in London’s diplomatic centre of gravity.

In Ireland, John is overseeing the completion of the group’s regeneration project on North Wall Quay, Dublin Landings. John is also responsible for ensuring planning permission is submitted for Ballymore’s large mixed-use scheme on 2.8 hectares at CIE Connolly Station in Dublin’s IFSC.

Prior to being appointed Group Managing Director in January 2018, John was Managing Director of Ballymore UK from July 2010. Prior to that, he was General Manager of Operations from July 2008 to July 2010.

He graduated from University College Dublin with a Bachelor of Engineering (BEng) in Civil Engineering in 2004.

Having joined Transport for London in 2013, Peter jointly runs the Property Development team in transforming TfL property estate, and delivering circa 20m sq.ft. of development over the next ten years. With over 15 years’ of experience, Peter is a member of the Royal Institution of Chartered Surveyors, RIBA qualified and holds a Post-Grad Diploma in Planning, providing a solid foundation to establish vision, realise value, and benefit from the valence of the planning framework.

He is currently engaged on major schemes in Harrow, Westminster, Barnet and Hammersmith, exemplifying the new approach TfL is taking to asset management and land redevelopment, whilst delivering regeneration projects in Northwood, Harrow and numerous other outer London centres. Peter previously worked with the London Thames Gateway Development Corporation with responsibility for major regeneration schemes within Barking, including Barking Riverside, Lower Lea Valley, and Stratford.

Tom is part of the TTLP Property Development team with responsibility for the long-term pipeline of development sites and opportunities to meet TfL’s objective - using its landholdings to deliver homes for Londoners.

Tom leads on a portfolio of future projects seeking to further capitalise on TfL’s landholdings to deliver thousands of homes, forming the pipeline for the housing delivery programme.  He is responsible for stakeholder engagement, project strategy, and partnerships on the projects.

Alongside the management of the pipeline Tom is the TTLP lead on one of the largest TfL regeneration projects which is looking to deliver a considerable number of homes along with significant wider regenerative benefits.

As Projects Director at Ballymore, Simon leads several complex mixed-use developments in collaboration with diverse design teams. He has overseen Wardian London from its inception in 2012 to completion in 2021, a pair of mixed-tenure residential towers located on South Dock overlooking Canary Wharf. He also led Goodluck Hope, an award winning 841-unit riverside regeneration project on the Leamouth peninsula.

Simon’s current projects include a 20-acre town centre regeneration project in Edgware in conjunction with Transport for London, a Joint Venture with LLDC for two mixed use developments in the Olympic Park, together with a number of high-density residential-led projects in the Docklands.

Simon has nearly 20 years of property experience, the majority of which has been obtained in complex regeneration projects in London. Simon is both a chartered surveyor (MRICS) and town planner (MRTPI).

Barry has over 25 years development experience, working on some of the most notable projects in London and the South East. For nearly 20 years, Barry led the development and investment teams at First Base; securing and delivering nearly £1bn GDV of development. He was most recently the Chief Executive Officer and a Board Director.

He has played a pivotal role in a number of award winning developments including the ground breaking mixed use scheme in Haggerston; Adelaide Wharf, the transformation of an empty site in Stratford into East Village in the Olympic Park, the market leading Printworks development in Elephant and Castle and the partnership with Princes Trust to deliver Highbury Gardens in Islington.

Barry is passionate about transforming local economies; especially how employment, homes and culture can enliven places and contribute to long term economic growth. This passion has spurred him to ensure that Socius is focused on town centre regeneration projects in cities including London, Brighton, Bristol, Milton Keynes and Cambridge.
