Julia Wilkinson

Restaurant Director

Shaftesbury

Julia joined West End specialist property company Shaftesbury in 1997 and has led the F&B strategy and portfolio for over ten years. As the largest single owner of restaurants, cafés, bars and leisure space in central London, Shaftesbury is renowned for the curation and place-making of its iconic West End villages, which include Carnaby, Seven Dials and Chinatown, plus holdings in Soho, Fitzrovia and Theatreland.

With a long-term strategy of working with independent, experiential operators, the first sites of ground-breaking restaurant groups such as The Palomar, Dishoom, Flat Iron, Island Poke and Polpo are all within Shaftesbury’s portfolio. Many have taken subsequent Shaftesbury sites for new ideas and concepts as their businesses grow. Recent additions with similar potential include Sri Lankan operator, Kolamba, and Norma, former Saltyard co-founder Ben Tish’s Sicilian concept.

Shaftesbury’s instinctive, holistic approach to F&B curation includes the creation of West End food hub Kingly Court, Carnaby, the refreshing of Neal’s Yard, Seven Dials, and the on-going rejuvenation of Chinatown, now increasingly known as a showcase for an array of Chinese regional cuisines and the new “Dessert Bar Alley”. Despite the impact of the pandemic, the West End restaurant market remains as energised and creative as ever, and Julia’s role is to find, place and nurture the most exciting young and growing operators in spaces and locations where they will thrive.

Why This Matters

What You'll Learn:

  • A year after the pandemic started, what is the reality of how retail and hospitality landlords and tenants are restructuring leases to work profitably together?

  • The financial impact of flexible lease structures, and what this means for valuation of an asset.

  • How dialogue can remain productive between landlords and tenants when the eviction moratorium ends.

  • The tenant investment initiatives being implemented by landlords.

  • The data and insights needed for these strategies to be successful — what is actually useful, and what is just tech mumbo jumbo?

How You'll Do More Business: The post-Covid recovery of the UK economy depends on how relations between landlords and tenants play out over the coming months. As the country opens up, the two sides have the chance to work together and harness an expected bounceback in pent up consumer spending — collaboration means both sides can profit and recover some of the lost income of the past 12 months, and you’ll find ideas on how to do that here.

But this isn’t just about the now. New lease structures that reflect the way consumers work, shop and eat; the utilisation of data to uncover how people use space; greater sharing of information between the two sides — all of these things can help to build a resilient, healthy and profitable urban real estate sector for the future.
