Lottie is Managing Director and Head of Strategy for Kennedy Wilson Europe. She is responsible for the development

and communication of KW’s European business strategy as well as the identification of new products

and strategic opportunities. Lottie is also responsible for sourcing UK equity investment

opportunities across all sectors and has completed over £1bn of transactions since joining KW.

Lottie previously worked at J.P. Morgan Cazenove in the UK Real Estate Investment Banking team,

where she focused on providing financial analysis and advice to a broad spectrum of real estate

clients. Lottie holds a degree in Modern Languages from Durham University, where she was awarded

a distinction in spoken Spanish

Sunny Sanghera

Sunny is responsible for sourcing and executing new Matter investments across Europe and is significantly involved in investor relation and fundraising activities. He participates on the board of a number of portfolio companies including Placefirst.

Prior to joining Matter (ESO), he worked for M&G and AXA Investment Managers. During his time at M&G he originated senior and mezzanine loans across real estate sectors for both development and investment transactions and at AXA he assisted with fundraising from institutional investors. Sunny has a BSc (Hons) Investment & Financial Risk Management from Bayes Business School.

Jonathan Smith

Jonathan is a Senior Director in the JLL Living Capital Markets team advising on residential investment generally but with a focus on the Multi Family and Single Family sectors across the UK. With over 18 years’ experience in the Living Sector (and with JLL), he is able to leverage his experience on working on large sized residential / mixed-use developments including Battersea Power Station, as well as large institutional grade MFH schemes, and Single Family transactions. Passionate about customer service, Jonathan finds the operational living sector fascinating and engaging, and as well as UK experience, he is often asked to provide consultancy / advice to EMEA based contacts on the more nascent living sectors.

Jonathan has recently moved to Herefordshire, with his wife and two children aged 8 and 5.

Anjali Bancroft help clients to successfully acquire and dispose of land for residential development, solve problems and meet their deadlines.

Anjali predominantly acts for national house builders, with a particular focus on land acquisition. With a thorough understanding of market conditions, Anjali puts in place robust and effective agreements to fulfil future housing needs, including options, collaborations and promotion agreements. She is also highly experienced in drafting conditional purchase arrangements, for more "instant" acquisitions, and advises on disposals and other development transactions.

Ed is the CEO of Packaged Living, a leading developer and operator of sustainable rental living communities in the UK. Having launched the business in 2018, Ed has subsequently led its growth to over 5,500 homes (c.£1.75bn GDV), either in development or operational across the UK in under 6 years.

Prior to Packaged Living, Ed was a director at Grainger Plc initially focussed on financing and growing the groups German Residential and UK Retirement Living platforms and more latterly, leading its investment into the Build to Rent sector. Ed is a chartered banker with c.20 years’ cross border real estate experience in banking, private equity and fund management having worked previously at the Bank of Scotland and Lloyds Banking Group.

A former Lombard Scholar and Freeman of London, Ed also holds an executive MBA from Regensburg University in Germany. Ed is a member of the AREF Residential Committee, guest lecturer at the London Institute of Banking and Finance and former Chair of the WCIB (Banking Guild) Associates Committee.

With more than 20 years' experience in the property sector, Rob has a proven track record of project and development management.

Since joining the team in 2018, he has utilised his experience in the pre-construction phases of projects to drive site identification, acquisition and planning for Casa by Moda's early schemes, with construction set to begin on its first sites in Q1 2022.

As Head of Acquisitions for Casa by Moda, Rob is responsible for ensuring the delivery of a targeted 5,000 new single family homes in the UK by 2025, with a combined GDV of £1bn.

Niki Kyriacou is Sector Lead at NHBC, where she oversees client engagement and activity within the Build to Rent (BTR) market. With over 20 years’ experience in property and communications, she brings a thoughtful and strategic approach to relationship management and business development. Her work includes leading initiatives such as BTR Innovators that reflect NHBC’s commitment to sector excellence and collaborative growth.

Prior to NHBC, Niki held senior roles at Property Week, where she specialised in partnerships, campaign strategy and event development. She played a key role in shaping flagship residential property events including RESI and the RESI Awards, and led initiatives such as RESI Trailblazers and Joint Victories, designed to spotlight emerging talent and successful public-private collaboration.

Niki also served on the board of the NSPCC, where she helped raise awareness and funds for Childline through industry events –demonstrating her belief in the power of property to positively impact communities.

As a mentor, Niki draws on her experience in leadership, communications and stakeholder engagement. She is passionate about supporting others in navigating career transitions, building confidence and developing a clear sense of purpose. Outside of work, she enjoys reformer pilates, reading, exploring Mediterranean cuisine – often inspired by her Greek-Cypriot heritage – and her role as a mum to two teenage sons.
