Hugo founded Newcore in 2011 and is responsible to all Newcore’s stakeholders for managing the business and its investment strategy, including achieving the objectives of each of its separate account and co-mingled fund clients.

Prior to Newcore, Hugo was co-founder and Head of Investment at Protego Real Estate Investors, which was set up in 2004 and sold to Cornerstone Real Estate Advisers (now Barings) in 2010, growing to over £2bn AUM across Northern Europe.

Hugo holds Masters degrees from both the University of Oxford and the University of Reading. He was amongst the first candidates to be awarded the IPF Real Estate Investment diploma and is a MRICS.

Hugo is currently a trustee of the Nuffield Medical Trust (healthcare) and an ambassador to the Aldridge Foundation (educational) charities. He formerly served as a trustee of Great Ormond Street Hospital Children’s Charity, where he chaired the Property and Development Committee and sat on the Investment Committee. He is also spearheading Newcore’s efforts to build a new community centre in Blackbird Leys, East Oxford.

Eloise Henderson-Day is Director of Sustainability at BGRE, where she leads ESG strategy across the UK office portfolio. Eloise oversees sustainability across the full building lifecycle—from new developments to refurbishments and operations. She manages the company’s 1.5°C-aligned science-based target and works closely with our tenants as part of our AccelerateESG programme. She represents BGRE in various external working groups including through our membership of the Better Buildings Partnership.

Eloise has 11 years’ experience in the built environment with a focus on sustainable finance. She was the sustainability lead for Wells Fargo’s EMEA Commercial Real Estate Finance division and led on the development of a new, innovative financial solution to support the decarbonization of buildings whilst at the Green Finance Institute.

Tom Wilson leads BREEAM globally for BRE. He began his career at the UK Climate Impacts Programme, working on climate adaptation and resilience in the UK, before joining BRE in 2011. Since then, he has led BREEAM International, overseen BREEAM’s technical and product development, and supported the launch of BREEAM in the USA. He is also responsible for BRE’s team in China. Tom is focused on ensuring BREEAM supports people to thrive in buildings around the world, while delivering the long-term value needed to sustain continued investment.

Paul Holden is a Director at Carbon Profile, a UK net-zero and energy efficiency consultancy specialising in commercial property. He brings over 20 years of consultancy experience advising real estate owners, corporate organisations, retailers, and public sector bodies on energy efficiency, compliance, environmental management, and digital transformation.

A qualified public health professional, Paul focuses on helping businesses navigate changing building regulations, risk mitigation, EPC compliance, and net-zero strategies across commercial property portfolios. He is also the co-host of the Carbon Times podcast, where he explores practical, actionable decarbonization solutions for industry decision-makers.

Jill Brosig brings over 16 years of experience to Harrison Street Asset Management. As Global Chief Innovation Officer, Jill leads the firmwide innovation agenda, capturing and advancing ideas across the organization to ensure we continue to differentiate and build for the future.  She works closely with senior leadership in defining and executing the innovation strategy aligned with the Firm’s long-term growth and competitive positioning.  Key areas of focus include AI, new business lines, as well as ESG related topics.  These include creating business intelligence tools and models tailored to investment and operating platforms.

Jill brings a distinctive combination of technical expertise, operational discipline, and strategic leadership. She began her career as a physicist and worked at Motorola as a technologist, where she became a Master Black Belt in Six Sigma. Prior to Harrison Street Asset Management, while at Harrison Street, she built the Firm’s ESG platform into one of the most respected in the industry, including achieving over a 70% reduction in carbon emissions across the portfolio in alignment with fiduciary responsibilities.  Furthermore, she has developed partnerships with leading institutions such as Mayo Clinic, MIT, and Maastricht University.

Jill has also previously held positions at Argonne National Laboratory and KMS Fusion, Inc. Jill holds several patents and publications and was awarded Best Presentation at the annual MOOT CORP® Global Business Plan competition. She is a certified Six Sigma Master Black Belt.

Jill has a BS in Physics from the University of Illinois, an MSEE from The Ohio State University, and both an MBA and an AI Strategies for Business Transformation Certificate from Northwestern University.

Mike is UK editor of Bisnow. Before this, alongside three friends he bought pan-European property mag EuroProperty out of non-existence and re established it before selling the business to PropertyEU. Prior to that he was editor of Property Week, and has also worked for Estates Gazette.

Georgie Nelson serves as Head of Real Estate ESG at Aberdeen Standard Investments, where she leads environmental, social, and governance initiatives across the firm's global real estate portfolio. With extensive expertise in sustainable investment strategies, she drives responsible investing practices and ESG integration throughout real estate operations. Nelson focuses on implementing sustainability frameworks, managing climate risk assessments, and developing ESG reporting standards. Her leadership encompasses stakeholder engagement, regulatory compliance, and advancing Aberdeen Standard's commitment to sustainable real estate investment solutions across diverse property sectors and geographic markets.

John has held a number of senior sustainability roles at Legal & General over the last five years including Head of Sustainability for L&G Capital. He is currently a Sustainable Investment Director in L&G Institutional Retirement. He previously spent 14 years as Policy Director at the industry group UK Green Building Council and prior to this spent the early part of his career in public affairs and advocacy, including with environmental charity WWF-UK.

Ying Seow is a Director of Sustainable Operations within JLLs Property

Management team, where she is responsible for integrating sustainability excellence
into the operational fabric of JLL clients most prestigious assets.
With 15 years of sustainability experience across diverse sectors, her journey has
taken her from PhD research on energy and embodied carbon modelling to
improving resource efficiency in production facilities and developing holistic
sustainability strategies that prioritize people alongside planet.
Before joining JLL, Ying was Head of Sustainability at the Barbican Centre, where
she developed sustainability plans that balanced environmental stewardship with the
organizations cultural and community mission. She also led the social value strategy
for the Houses of Parliament Restoration and Renewal Programme at the Palace of
Westminster, ensuring this iconic restoration created a lasting legacy for future
generations through skills development and education programmes that spread
benefits across all UK nations. During the procurement phase, she developed
frameworks for evaluating tenders against social impact criteria, ensuring contractors
demonstrated genuine commitment to community benefit alongside technical
capability.
At JLL, Ying helps real estate investors achieve ESG objectives that generate
meaningful social impact, from creating healthier, more inclusive spaces to
supporting skills development and education initiatives that benefit communities. By
partnering with property management teams and client leadership, she ensures
sustainability becomes an integral part of asset strategy rather than a standalone
initiative. Through this collaborative approach, she helps clients achieve net-zero
ambitions and improve ESG ratings while enhancing tenant satisfaction, future-
proofing portfolios, and unlocking new value in an increasingly sustainability-focused
market.

Anna leads Social Value Portal’s commercial function covering Sales, Marketing, Consulting, Partnerships and Global Expansion, helping organisations worldwide embed social value into their operations and reporting. During her nine years at SVP she has worked with several real estate organisations operating across the development lifecycle, making sure social value is factored into decision-making from design to tenant engagement. Her team have led the Social Value Taskforces on both Design and Planning and have created many tools for the industry including the Calculator for Wellbeing & Place. 

Taylor is Head of Impact and Externalities at Catalyst Group, where she leads the social value department and its work helping institutional real estate clients understand the wider effects of their investment decisions. Her focus is on measuring and improving the impact that assets have on the communities and environments around them, translating that into strategy that stands up to institutional scrutiny.
She has a master's in Environmental Economics at the University of Galway, where she built the grounding in externalities, valuation, and market failure that shapes how she approaches social value today. That training informs a practical view of the field: that impact matters when it can be measured, priced, and acted on.
At Catalyst she advises asset managers and fund managers on social value frameworks, ESG strategy, and the standards that increasingly govern real estate investment. She has built the firm's social value offering from the ground up, guest lectures at universities, and writes for the market on where sustainability regulation and real estate are heading.

Lara joins Redevco from Stoneweg, previously Cromwell Property Group, where she served as Group Head of ESG, leading sustainability initiatives across Europe and Australia. Prior to that, she held senior roles at Costain, including Group Climate Director and Group Carbon Manager.

Lara is currently a Charter environmentalist and Fellow of both the Institute for Sustainability and Environmental Professionals (SEP) and Institution of Civil Engineers (ICE). She is a Board Member for the Society for Environment and has been recognised with multiple industry awards, including Energy & Carbon Leader of the Year (2021) and Highly Commended for Engineering Excellence in the 2024 ICE Gold Medal Award.

Andres Guzman joined Tishman Speyer in 2022 as Head of ESG for Tishman Speyer’s European business. Andres oversees the integration and delivery of the firm’s European ESG strategy to ensure performance and manage associated risks, aligning with global goals. Andres has over 13 years of experience in driving responsible growth having previously focused on providing functional leadership to property consultancies. He is passionate about driving sustainability in real estate and has a proven track record of positive internal and external engagement to meet ambitious targets. Dr. Randall Bowen is the UK Managing Director at Voltalis, leading the company’s strategy and partnerships to accelerate the deployment of smart demand response across commercial and residential buildings in the UK. He brings over two decades of experience in the energy, tech, and services sectors, with a strong track record of delivering growth and innovation.

Prior to Voltalis, Randall held senior leadership roles at Centrica and Good Energy, where he led distributed energy strategy, product development, and commercial transformation. He began his career as an engineer and holds a PhD in Thermodynamics. His unique blend of technical expertise and commercial insight positions him at the forefront of the UK’s energy transition, helping organisations reduce costs and carbon through smarter energy use.

Cheryl is a partner in the Real Estate team. Her work is split between investment, development and asset management work. She has a particular interest in mixed use developments, including rights of light and lease structuring. She has expertise in sustainability and ESG relating to real estate assets. She is a member of the steering group for the BBP Green Lease Toolkit and also sat on the GFI’s working group for a green rental agreement.

He works at the intersection of sustainability, investment and asset management, helping embed decarbonisation, performance and regulatory objectives into investment decision‑making and portfolio strategies. George has led the development of investment‑led sustainability frameworks for UK real estate portfolios, with a focus on value protection, risk management and scalable delivery.

He regularly engages with investors, occupiers and industry bodies on the practical implementation of sustainability in real estate, and supports the evolution of sustainability operating models and reporting across EMEA.

Jay Ahluwalia is Principal Director at Dominus, the real estate investor, developer, owner and operator specialising in the hotel and student living sectors, with an asset portfolio and pipeline of £3 billion. A member of the Board, Investment Committee and ESG Committee, he leads on partnerships, stakeholder engagement and corporate affairs, and oversees planning and strategy, working closely with the development, design and creative teams on existing and new assets. Part of the family that founded Dominus in 2011, Jay has helped shape its integrated, end-to-end model and its focus on delivering market-leading hotels and student schemes in central London and across the UK.

Peter Fisher combines leadership and technical expertise with a belief in the value and beauty of restrained, resourceful design. He has an unusual background, having studied both architecture and environmental design. Today, he works at the intersection of the two disciplines, designing buildings that can endure and deliver more with less. Peter joined Bennetts Associates in 2001 and has been a driving force behind the practice’s approach to net zero as well as a deep engagement in advancing sustainable design standards across the industry.

Sarah is a Portfolio Manager, working on the Orchard Street Social & Environmental Impact Partnership. She brings extensive experience across office and industrial asset management, with a particular focus on sustainable refurbishment and redevelopment projects that combine strong commercial performance with measurable  impact.

Sarah has been instrumental in implementing decarbonisation strategies across Orchard Street’s portfolios and has been a member of the firm’s Responsible Investment Committee since 2017. Her expertise spans both asset and investment management, underpinned by a strong commitment to Impact Investing.

Prior to joining Orchard Street in 2016, Sarah advised a broad range of institutional and private clients at Colliers International.

Fred is Chief Development Officer at General Projects and has been with the company since its founding in 2016.

He leads the development team, overseeing the full pipeline and driving strategy across all projects. With over 1.5 million sq ft of real estate delivered, Fred brings a strong track record in execution and deep industry expertise. His design-led approach and passion for architecture underpin every project, delivering long-term value through innovation, sustainability, and thoughtful placemaking.

Before joining General Projects, Fred was part of the development team at FAENA Group, where he helped deliver the FAENA District in Miami Beach—a 400,000 sq ft, $1bn GDV mixed-use campus. Outside of work, Fred sits on the board of the Lars Amundsen Foundation, a charity focused on supporting orphans and vulnerable children in Southern Africa.

Fred holds an MBA from Baruch Zicklin School of Business, an MSc in Real Estate Development from NYU, and a BA from Parsons School of Design.

Tom is a Director at Heyne Tillett Steel and leads a team working across various projects and sectors. He enjoys the technical aspects of the job and is heavily involved in all his projects. For him, the thrill of seeing HTS’s designs being built on site is what engineering is all about, driving him and his team to be proactive and involved throughout construction. With over 15 years’ experience in structural engineering, Tom has worked on projects ranging from large mixed-use developments and complex refurbishments to bespoke farmhouses. He has significant experience in developing designs over and around buried infrastructure and designing with engineered timber, recently leading the structural design of Timber Square, Europe’s largest commercial project using CLT.

Jamie Maguire is a commercially driven built environment professional with experience across manufacturing, specification-led sales, and business development. In his role as Commercial Executive at AET Flexible Space, he has spent the past year working closely with AET’s underfloor air conditioning systems, supporting sustainability reporting and clearly communicating the performance and environmental benefits of UfAC.

Working with developers, consultants, architects, and cost professionals from early feasibility through to design, Jamie has developed a growing interest in the role building services can play in supporting ESG objectives, decarbonisation strategies, and whole-life building performance. He now delivers CPD sessions on behalf of the AET team, translating system capabilities into clear, practical insights that help project teams make more informed decisions around sustainability, occupant wellbeing, and long-term value.

As Head of Environmental Sustainability, Matt leads the environmental performance of British Land's standing portfolio and development pipeline, responsible for implementing our pathway to net zero carbon by 2030 and wider environmental sustainability agenda. Matt works across the business to ensure our assets are designed, built and operated to the highest environmental standards. Matt led British Land to a 55% reduction in its operational energy intensity achieved in 2019. He has held various roles across the business, including establishing our approach to wellbeing and most recently developing and implementing our approach to smart buildings and digital placemaking. Recent development projects include the delivery of British Land's first net zero development at 100 Liverpool Street and leading sustainability at Canada Water - a 53 acre mixed use regeneration project.

Prior to joining British Land, Matt held various sustainability consulting and banking roles. Matt has a Master's degree from Forum for the Future.

Sophie joined Canary Wharf Group as Director,

Sustainability in December 2021 with responsibility to

develop the strategy and champion the transition for the

group.

Sophie has previously led sustainability across the UK

for the regional and specialist businesses within Balfour

Beatty, the UK’s largest contractor. Sophie has also

spent time in the retail industry where she led

programmes to deliver sustainable outcomes in the Far

East. With experience in a variety of roles and sectors,

Sophie firmly believes that the private sector has a key

role to play in responding to the climate crisis.

Marcelina has been with Chapman Taylor since March 2007, when she joined the company to help deliver St. David’s 2 in Cardiff. She was promoted to the Group Board in 2025.a

She is a member of Royal Institute of British Architects (RIBA) and fellow of Royal society of Arts (RSA).

Marcelina has extensive experience of all design stages on a diverse range of projects of various scales, from individual buildings to large urban masterplans.

She has a particular passion for high street regeneration, with a talent for anticipating future trends in retail and leisure and the impact they will have on town centres. Her current projects include heritage-sensitive masterplans for historic city centres.

As an architect and urban designer, Marcelina understands the importance of placemaking and of combining uses to create socially, commercially and environmentally sustainable communities, both in the UK and internationally.

She is a regular speaker at various architectural and urban forums and conferences.

A regular presenter at trade events, and winner of the 2019 CEDIA Special Recognition Award, Sam is a technical communicator, trainer and technology advocate. Previously Lutron’s EMEA training manager he has a background in live events and film/TV and held a world record in pyrotechnics. As an IET author, Sam has published books on both LED and AV technology. A past columnist for both Lux Magazine and Lighting & Sound International, He is based in London for CECOCECO – the spinoff of ROE Visual providing a unique hybrid between LED walls and architectural surfaces to bring joy to the built environment.

Andrew is an architect and partner at Studio PDP, with extensive experience across retail, hospitality and mixed-use projects, with a particular focus on the retrofit and reuse of existing buildings. With a commercial and collaborative approach, his design flair and project management expertise have contributed to the successful delivery of complex developments, often on historically sensitive sites. Andrew has extensive experience navigating planning, listed building and regulatory approvals, working closely with clients and project teams to achieve ambitious design outcomes.

Andrew is currently leading the transformation of the former House of Fraser store on Oxford Street, The Elephant, into a mixed-use destination incorporating retail, offices, a luxury health club and rooftop restaurant. He is also leading the 102-bedroom, five-star Cambridge House Hotel on Piccadilly, incorporating restaurants, bars, a private members’ club, spa, gym, courtyard garden and residences. Andrew has worked with Studio PDP since its formation in 1994.
