National Healthcare South

Healthcare continues to dominate national headlines, with major mergersacquisitions, and uncertainty around the ACA. Subsequently, there have been several opportunities within the real estate market. Transwestern's Houston Medical Office Market findings propose a variety of outlooks:


- The 2019 development pipeline is robust, with 2.8M SF of hospital space and 285k SF of medical space under construction in Houston
 
- Houston MOB vacancy has declined to 11.4%, while MOB availability has remained steady at 14.6% (* as of Q4 2018) 
 
- The Houston healthcare sector experienced major job growth, with 10,800 YTD jobs added from November 2017 - November 2018. Healthcare job growth in this market is expected to continue in 2019.
 
- Healthcare in the Houston market is expected to continue in both urban and suburban areas, with 300,000 SF of medical office space set to deliver in 2019 and nearly half pre-leased
