The Eight Building

The Eight Building comprises Grade A office accommodation extending to 75,000 Sq. Ft. (6,968 Sq. M.) NIA. This modern building has been finished to the highest of standards and benefits from a BER rating of A3, LEED Gold Building Certification, and Wiredscore Platinum.

Located in Newmarket Square, just 10 minutes walk from St.Stephens Green, the area has undergone major transformation in recent years. The area now boasts several new hotels, retail, PBSA, and residential developments, plus the famous Teeling Distillery. This vibrant district is filled with history and culture, and is home to an array of coffee shops, bars, restaurants, and other local amenities.

Building spec includes 2.9m floor to ceiling heights, showers and locker rooms, 17 car spaces (with e-charging), 96 bicycle spaces, roof terraces, plus a 1,900 Sq. Ft. reception area which can be reserved for tenant events. Floorplates are flexible and offer an occupier several options, including split floors. John is Managing Director for M7 Real Estate Ireland and is responsible for acquisitions, asset management and business development.

With over 20 years’ experience, John was previously Head of UK Asset Management at M7 until 2021. Prior to joining M7 in 2014, John was a Director with UBS Global Asset Management where he was responsible for the Triton Property Fund, a UK balanced property unit trust which invested in all main commercial property sectors. In addition, John also held responsibility for the investment management of private UBS Wealth Management clients.

Prior to UBS, John worked at Land Securities Trillium as a Senior Asset Manager where he undertook strategic asset management of a large regional portfolio.

John is a member of the Royal Institution of Chartered Surveyors and holds an Investment Management Certificate (IMC) and has a BSc Hons in Real Estate Management from Oxford Brookes University.

Natalie Brennan is the Head of Property Transactions at Aviva Life and Pensions Ireland DAC. She has 20 years’ of Investment agency and asset management experience, and joined the Aviva Ireland Property Team in August 2021. She is responsible for all property transactions including sales, acquisitions and asset management. Previously a Senior Director of Capital Markets, in a leading global commercial property firm. Holds a first class honours degree in Property Valuation & Management from LIT, and a Member of the Society of Chartered Surveyors Ireland (SCSI).

Stefan is the Head of Acquisitions & Commercial, Ireland overseeing all transactions and the asset management of the commercial portfolio in Ireland. He joined Kennedy Wilson in 2013 and brings over 24 years and €7 billion of transactions experience in the property industry across all sectors.

Prior to Kennedy Wilson, Stefan was an equity partner in Warren Private, where he managed a €3 billion+ portfolio of commercial assets in the United States, UK, and Europe. Stefan also spent time at CBRE, where he focused on capital markets and office agency. He is a qualified Chartered Surveyor and is a member of both the RICS and the SCSI and sits on the Council for ULI Ireland.

Darragh has over 20 years experience in financial services and real estate, leading large operational teams and developing and implementing processes and systems to help businesses grow. Prior to joining Fine Grain Property Darragh was Commercial Director of Home Building Finance Ireland, a commercial state entity which lends funds to private developers to develop residential real estate.

Darragh spent 13 years in KBC Bank Ireland where he led the Corporate and Commercial Banking Department, Arrears Support Unit and Retail Banking division at different stages over that period. Leading and growing large teams across multiple business units in a highly regulated environment.

Prior to KBC, Darragh was Corporate Finance Director at MKO Partners (now Eisner Amper Ireland) where, among other things, he was involved in the establishment of Fine Grain Property in Singapore and Fine Grain's first asset purchase at Beach Road.

Darragh is a fellow of the Association of Certified Chartered Accountants and holds an honours degree in Economics & Politics from University College Dublin. He likes to run to keep fit and managed the Dublin Marathon once.

Tara joined Gresham House from CBRE where she was a Director responsible for leading a team to deliver property management services for the UK’s leading commercial funds. Prior to joining CBRE, Tara was Director at Group Workman LLP.

Tara qualified as a Chartered Member of The Society of Chartered Surveyors Ireland (SCSI) and of The Royal Institution of Chartered Surveyors (RICS) in 2014.

She also holds a 1st Class Honors Bachelor’s degree in Property Studies.
