Michael Ablon is the founding partner of PegasusAblon, a multidisciplinary developer

and investor focused on the integration of emerging markets and evolving

demographic trends. Combining this strategy with nationally recognized institutional

capital and private capital, PegasusAblon focuses its practice specifically in the

Dallas/Fort Worth area–where they have developed a commanding understanding of

the growth patterns and demographic shifts.

Mr. Ablon has completed numerous noteworthy projects in the course of his pursuit of

a cutting edge ethos. He is fortunate to have led the redevelopment of the Dallas Design

District from a warehouse/showroom district of the 1950’s-­‐1970’s into a vibrant

neighborhood with showrooms and galleries, unique restaurants and local retailers,

and lofts and apartments while maintaining the history, vibe, and character of the

district’s past. In addition to the Design District, PegasusAblon has aggregated a

dominant presence in the Preston Center Office Submarket, which has the highest-­‐

average rent and occupancy of any office submarket in Dallas/Fort Worth. Mr. Ablon’s

multifamily experience includes the creation of highly innovative developments in the

high-­‐growth Frisco submarket and the Design District, among others.

been recognized for Best Multifamily Design Projects, the Dallas Regional Chamber

in DFW for small companies. Mr. Ablon’s work within PegasusAblon has led to the

completion of over a $1 billion of investment transactions in DFW since its inception

in 2007.

Mr. Ablon received his Bachelor of Engineering and Bachelor of Architecture degrees

at the University of Texas at Austin, and earned his Master’s Degree from Harvard

University. Early in his career, Ablon worked as an apprentice under the world-

‐renowned theorist and architect Robert Venturi in Philadelphia and has been a

visiting lecturer at multiple universities including Harvard and Yale.

Prior to founding PegasusAblon, Mr. Ablon held senior positions at Hillwood

Development, CarrAmerica, Cousins Properties, and The Retail Connection.

Among other awards and recognitions, he is a recipient of a Lloyd Warren

Travelling Fellowship in Europe for the Paris Prize Competition, a two-­‐time

finalist for the Fulbright United States Scholar Fellowship for architectural theory,

named one of the 500 Most Powerful Business Leaders in Dallas/Fort Worth, and

the first recipient of the Pioneer Award for Real Estate Impact in Dallas.

Mr. Ablon is heavily involved in the community, including being the founding Chairman

of the Trinity River Corridor LGC, focused on the development of a great new central

park for Dallas - The Harold Simmons Park, Chairman of the TREC Foundation, Vice

Chair of The Real Estate Council, Vice Chair of Legacy Senior Living, and on the

Advisory Board of the Coalition for a New Dallas, and on the Dallas Advisory Board of

BBVA Compass Bank.

Karen is a Partner in William Fry’s Real Estate Department. She specialises in all types of property development and investment transactions (both loan and asset based) including syndicate investments using corporate, funds and other structures. She has extensive experience in the site assembly, financing, structuring, letting and disposal of retail developments and mixed schemes on behalf of landlords and developers including multi-family and private rented sector 'PRS' development. She advises tenants taking space in all types of commercial property including the retail, office and industrial sectors. Karen is a frequent speaker and writer on commercial property and tax related issues. She is consistently ranked as a leading lawyer by legal directories. She is a leading practitioner in Who's Who Legal:Real Estate 2018. In Legal 500 EMEA 2017, Karen is ‘highly rated’ having advised Hammerson and Allianz Real Estate on the €1.85bn acquisition of the Project Jewel loan portfolio from NAMA. According to Chambers Europe 2019, sources comment that "You can rely on her support. She's very hard working, her advice is good and insightful, commercial and pragmatic." Margaret Sweeney is the Chief Executive Officer and a Board Director of Irish Residential

Properties REIT Plc (I-RES). I-RES is the leading provider of quality private residential rental

accommodation in Ireland with almost 4,000 homes in communities across Dublin and Cork. I-RES’s

vision is to be provider of choice for the Irish living sector, known for excellent service and for

operating responsibly, minimising its environmental impact and maximising its contribution to the

community. I-RES shares are listed on the Main Securities Market of Euronext Dublin.

Margaret has wide-ranging board experience, having been a Non-Executive Director of several

regulated entities and listed companies, most recently Dalata Hotel Group Plc. A Fellow of Chartered

Accountants Ireland and a Chartered Director, she is also the Chair of the Industry Advisory Board

and an Adjunct Professor at Dublin City University (DCU) Business School. Margaret is a Past

President of Dublin Chamber of Commerce and previously held the position of Chief Executive Officer

of daa Plc (Dublin Airport Authority) and Postbank Ireland Ltd.

Margaret has a wide range of personal and professional interests, particularly relating to

sustainability and the development of women leaders.

Justin Bickle has over 22 years’ senior level experience in the private equity, legal, finance and property fields. He was a founding member and Managing Director of Oaktree’s European Private Equity team for twelve years, with approximately $6.9 billion assets under management. He had significant Board experience of Oaktree’s operational real estate portfolio companies in the UK and Europe and their activities including residential housebuilding, retirement housebuilding, student accommodation and aparthotels. Justin is also Chairman of TIO ICAV. He is formerly a Partner in the Financial Restructuring department at US law firm Cadwalader, Wickersham and Taft LLP and was for four years an Executive Fellow in Finance at London Business School. He is also a UK Solicitor.

John Vaudin

John brings to the firm over 25 years of International Real Estate experience, including for the last 18 years, participating in Irish real estate asset management and development. John is based in Dublin, Ireland and he is responsible for managing Round Hill’s Irish Development and Investment business.

He has previously worked in real estate asset management and development for Thames Water Property, BAA Lynton and Pillar Property in the U.K. and Treasury Holdings Limited, Harcourt Developments Limited and WK Nowlan Real Estate Advisors in Ireland. In the course of his professional career, John has managed significant real estate development projects, from inception to completion.

John holds a BSc (Hons) Degree from Coventry University and a Diploma in Real Estate from the College of Estate Management, Reading. A Chartered Surveyor, he is a Member of the Royal Institution of Chartered Surveyors, the Society of Chartered Surveyors, Ireland and a former Chair of the Society of Chartered Surveyors, Ireland, Planning and Development Division.

Padraig Owens co-founded and leads the Real Estate Investment team at

Elkstone, a multi-family office, based in Dublin. Elkstone, with its clients, has

invested over €160m of private capital in real estate in the last three years.

Padraig is a prominent real estate professional with over twenty years of

experience in European real estate and banking. He works closely with

Elkstone’s partners in the residential and commercial real estate sector in

Ireland and internationally.

Over the last ten years, Elkstone has represented corporate and individual

developers in arranging debt, equity and mezzanine finance, from both

traditional and non-traditional sources. Today, Elkstone is very active in the

PBSA and residential sectors in Ireland.

Previously Padraig held roles with Bank of Ireland Group, in both the United

Kingdom and Ireland.

Padraig holds a Bachelor of Commerce (International) degree from University

College Dublin and is a member of the Institute of Taxation in Ireland.

Aoife Brennan

Aoife is head of Lisney's Research Department where she is responsible for various market reports including quarterly updates on all sectors of the market, market statistics, commercial rent indices and residential value indices. In addition, she periodically compiles bespoke research documents on a range of topics such as economic impact assessments, demand/supply analysis and occupier surveys.

She previously worked in both the investment and professional services departments of Lisney and Jones Lang LaSalle where she was involved in the valuation, acquisition, and disposal of properties in Ireland and Europe, and in the valuation of all types of land and buildings throughout Ireland. Additionally, she was previously involved in monthly regulated purpose pension fund valuations.

Aoife's most recent experience includes various submissions to the government on property related matters; completeing bespoke office, retail, industrial, student accommodation and residential reports on the Dublin and Cork markets; completing Lisney's 2018 Outlook report; and carrying out consultancy work for a range of public and private sector clients.

Between 2004 and 2012, Aoife lectured valuations to the Society of Chartered Surveyors Ireland / Dublin Institute of Technology's part-time honours degree programme in Property Studies and the higher certificate course.

Aoife holds an MSc in Planning and Development and a BSc in Property Economics, both from Dublin Institute of Technology. She has also completed a Diploma in Official Statistics for Policy Evaluation with UCD. Aoife is a member of the Society of Chartered Surveyors Ireland and the Royal Institution of Chartered Surveyors.

Paul van Stiphout is a Senior Portfolio Manager of Real Estate in the Amsterdam office of APG Asset Management (APG). In this capacity he is responsible for sourcing, negotiating, structuring, executing, managing and ultimately disposing European private real estate investments of various shapes and forms, across various geographies and across the total risk-return spectrum. Paul joined APG in November 2010. Prior to that he was a portfolio manager at Doctors Pension Fund Services (currently part of PGGM) responsible for a portfolio of real estate and private equity investments in Europe and Asia-Pacific. Paul has close to 15 years of experience in real estate. He holds a Master of Science degree in Architecture and Construction from the Department of Real Estate Management & Development of Eindhoven University of Technology.

Ali has over 20 years of experience in the property industry. She is Head of Ireland, overseeing the Irish operations since June 2016. Ali joined Kennedy Wilson Europe in 2013 as Head of Asset and Portfolio management of the Irish portfolio. Previously, Ali worked for NAMA, responsible for the work out of a portfolio of over €4bn in loans and also worked in various sectors of the real estate industry, in private equity, the Office of Public Works and in the management of a family development and investment business. Ali is a chartered surveyor with qualifications in property and facility management, general practice surveying, and international business and marketing.

Richard has been with Linesight since 1988 and has established a reputation for working hands-on with key stakeholders to ensure client needs are addressed along each stage of development. He specializes in procurement and strategy advice and has built up experience in all aspects of the construction market, particularly in residential , student accommodation, commercial and retail. He also works closely with international high-tech clients, advising on many aspects of their capital expansion programs.

Richard became Linesight’s Managing Director in 2016, and is leading its expansion in Ireland and Europe, as well as spearheading its strategy of attracting and fostering the industry’s best talent.

Brendan Geraghty

Architect, design and development strategist Brendan Geraghty is a recognised Build to

Rent (BTR) thought leader who has been active in the sector since 2011. Brendan is known

for actively championing the integration of consumer culture in BTR with a ‘brand before

building’ approach.

Brendan combines deep generalist and broad specialist knowledge, creating structured

development and consumer centric BTR strategies, integrating consumer culture principles

with investment requirements. He has spent 16 years in senior roles, including with Centred

Architecture, Optim and Geraghty Taylor Architects, before becoming CEO of UKAA (the UK

Apartment Association) in 2022.

Spearheading the UKAA’s leadership through high quality knowledge and research, Brendan

will be supporting the organisation to serve as the voice of the Build to Rent sector in the

UK. He will also explore new relationships with others in the residential sector with an

interest in Build to Rent including housing associations, co-living investors and operators,

contractors and house builders as well as pressing ESG issues such as Net Zero Carbon.
