Denver Multifamily by the Numbers:

6,760 units Record quarterly apartment absorption in Q2 2026, the highest on record for metro Denver.

  • What it means for you: Renter demand is deep enough to work through the supply wave. Lease-up risk is easing, and that changes underwriting assumptions heading into 2027.

6.3% vacancy Stabilized vacancy dropped 120 basis points in a single quarter to its lowest level in more than a year.

  • What it means for you: Occupancy is recovering faster than many expected, giving owners room to pull back on concessions.

2 straight quarters Of rent growth, the first back-to-back gains since 2024. Asking rents rose 1.1% in Q2 to $1,800, and Class A rents are up 1.1% year over year to $2,888.

  • What it means for you: Rents have found a floor, and the top of the market is already leading the turn.

10,000 units Expected 2026 deliveries, the lowest annual total since 2020. The construction pipeline has contracted for eight straight quarters and is down 16% year over year.

  • What it means for you: Fewer new units competing for renters means stronger pricing power for existing communities as the pipeline thins.

11,500 jobs Added over the past year, Denver's strongest annual job growth in more than a year, led by education and health services (up 5.1%).

  • What it means for you: Job gains are the fuel for renter household formation, and Denver's labor market is moving in the right direction.

Why You Won't Want To Miss This Conference:

What You'll Learn:

  • How Denver's record-breaking supply wave — nearly 20,000 new units delivered in 2024 — is finally thinning, and what the realistic road back to rent growth looks like, submarket by submarket, across the Front Range

  • Where vacancy, concessions, and absorption stand today across LoDo, RiNo, Cherry Creek, the Platte Valley, Aurora, and Denver's suburban corridors — and which submarkets are recovering first and why

  • How the next generation of multifamily design is being shaped right now: what materials, construction methods, and unit configurations are lowering costs without sacrificing the resident experience in a market where over-amenitized product is getting outcompeted by efficient, right-sized design

  • How smart building technology, IoT integration, and AI-driven property management tools are protecting NOI in a margin compression environment — from predictive maintenance and utility billing restructuring to unstaffed operations and dynamic pricing engines

  • What operators are doing to win leases and retain residents when the comp down the street is offering two months free — the branding, marketing, and retention strategies separating out-performers from the rest of the Denver market

  • How Colorado's landmark land use reform laws, the City of Denver's Expanding Housing Affordability Ordinance, and rising attainability pressure are reshaping the affordable and workforce housing pipeline — and what deal structures are actually getting built

  • What Denver's capital stack looks like for deals in 2026: agency debt pricing, bridge structures, seller-carry and JV equity, and how experienced sponsors are closing transactions when traditional underwriting no longer pencils out

  • What Denver's supply-demand fundamentals, in-migration patterns, and economic diversification mean for the next development cycle — and how developers are designing and underwriting products for the Denver of 2031 and beyond

Who You'll Network With:

  • Owners & Operators — national institutional platforms, regional owner-operators, private investors, and REITs with active conventional, value-add, and affordable portfolios across the Denver metro

  • Developers — local and national firms with projects delivered, under construction, or in the pipeline across LoDo, RiNo, Aurora, Lakewood, Englewood, Thornton, and the I-25 corridor

  • Government & Housing Officials — city and county housing officials, Denver Housing Authority leadership, Colorado Housing Finance Authority executives, and elected officials driving housing policy

  • Brokers & Investment Sales Teams — multifamily investment sales specialists, leasing advisors, and land brokers active across the Denver metro and Front Range

  • Capital Markets & Lenders — construction lenders, bridge debt providers, agency debt advisors, preferred equity and JV equity partners active in Denver multifamily transactions
