Sean is a real estate developer, community builder and former Wall Street executive with a strong background

Prior to founding Formativ, Sean was co-founder and developer of INDUSTRY, Colorado’s foremost creative office concept. Before becoming a leader within real estate development community, Sean spent over a decade in NYC’s financial sector in fixed income trading and investment banking. Sean is a leader in Denver’s business and non-profit community serving on the Boards of Metro EDC, The Denver Zoo, The Other Side Academy and 10.10.10.. Sean is originally from Washington D.C. and attended the University of Maryland.

Carl Koelbel is President and CEO of Koelbel and Company where he carries on a three-generation tradition of real estate development in the Denver Metro area. His primary focus is directing the vision of the company into the mid-21st century, identifying new opportunities, managing company financial capacity and investments, and ensuring efficient and effective operations. Under his guidance the company has expanded its development and real estate platforms into affordable housing, co-working, industry specific workspaces, and value add acquisitions. He also manages and oversees the expansion of the Koelbel and Company’s traditional activities of home building, land development, as well and office and retail development. Carl is active in the community and currently sits on the boards of the Middle Income Housing Authority and the Denver Metro Chamber of Commerce.

Carl received his Masters of Business Administration with a concentration in Real Estate and Finance from the University of Colorado in Boulder. Before receiving his M.B.A. he was a Research Associate at the Urban Land Institute in Washington, D.C. At U.L.I. he assisted the Senior Resident Fellows in various research projects with a focus on infrastructure and its effect on land use patterns. He has a B.A. in Economics and International Relations from the University of Southern California and is an avid skier, golfer, and youth sports spectator (when his kids are playing). He is always thankful of the support of his wife Fallon and three children, Harper, Reagan, and Presley.

Damian Ederhoff is a certified public accountant with more than 30 years of construction and real estate accounting experience. He has expertise with assurance, tax and consulting engagements for companies in all stages of business. This combined experience allows Damian the ability to provide his clients with holistic consulting in areas such as succession planning and mergers and acquisitions. Damian regularly attends key construction-related conferences and events in addition to presenting on contractor operational best practices. His personal time is devoted to service activities related to his deep love of sports, principally coaching youth sports, and officiating college football. elley Klobetanz is a Managing Director responsible for structuring debt and equity transactions for commercial real estate throughout the United States; transactions include new construction, substantial rehabilitation, refinance or acquisition of multifamily apartments and age-restricted housing, as well as healthcare facilities. Kelly is based in Denver, CO.

After serving as FHA Chief Underwriter for Greystone, at the start of 2020, Kelley shifted to client-focused debt solutions. Her experience gives her unique insight into successfully navigating the underwriting process for clients. Over the past three years, Kelly has reviewed and underwrote roughly $4 billion in

construction and affordable loans as a Chief Underwriter for Greystone. As a debt originator, Kelley has engaged over $100,000,000 in just her first year of originations.

Before joining Greystone, Kelley was a Senior Vice President and FHA Deputy Chief Underwriter for Prudential Huntoon Paige Associates, LLC. Prior to joining Prudential, Kelley performed market analysis and worked as a project manager for a private developer. Kelley was awarded her LEAN approval in 2013.

In addition to her private sector work, she worked for the City of Arvada's Economic and Development Department and the Urban Renewal Authority while obtaining her Master's.

David Haltom is a commercial real estate executive and serves as Vice President of Patrinely

Group, a national investment, development and management firm focused on Class A

commercial office, multifamily, industrial, and data centers. David is responsible for all

development in the company’s Rocky Mountain region from origination through execution.

He has over 17 years of U.S. and international experience in development and design for

multifamily, office, industrial, and hotel/condo. David received a B.A. from Yale

University and a Master of Architecture from Glasgow School of Art in Scotland.

Eric Hiraga is the Executive Director of the Denver Economic

Development & Opportunity (DEDO), a position he assumed upon his

appointment by Mayor Michael B. Hancock in August 2017. DEDO is

leading an inclusive and innovative economy for all Denver residents,

businesses, and neighborhoods. Under Hiraga’s leadership, DEDO has

been at the forefront of the city’s COVID-19 emergency efforts for small

businesses and nonprofits while continuing to support the economy

through on thoughtful business development; job creation and

advancement efforts; expanding opportunities for small, minority, and

women-owned businesses; and by supporting neighborhoods

experiencing significant change.

Hiraga previously served as Executive Vice President and Chief of Staff for DEN, a $1 billion operation with 35,000 employees. To better attract international business ventures and open access to global markets for Denver’s local businesses – large and small – Hiraga maintains a Senior Advisor role to the airport.

Hiraga received a B.S. in International Affairs from the University of Colorado at Boulder. His academic credentials also include a Peace and Friendship Fellowship from the Japanese Ministry of Education, and Hiraga studied foreign relations at the University of Tsukuba, Japan. He was also awarded the German Marshall Memorial Fellowship, a leadership development program for emerging leaders in the United States and Europ

I joined Capstone after five years with one of the world's largest commercial real estate firms, where

I focused on sales of multifamily development land sites and existing multifamily assets. As a

commercial real estate broker, I have participated in over $500 million in successful transactions

totaling over 4,000 apartment units. My breadth of experience has taught me that each real estate

transaction is unique and comes with different challenges. I approach each deal with an open mind,

adding value to my clients with my creativity and expertise while doing everything possible to get the

transaction across the finish line.

In addition to representing sellers and buyers of development land, I assist clients with specific

research projects and feasibility analysis. I combine real-time market knowledge with comprehensive

underwriting capabilities to help clients set pricing expectations and determine the optimal strategy

for achieving their investment goals.

On a personal note, I was born and raised in Atlanta, GA and I’m an avid fan of the Braves, Falcons,

Hawks and UGA. When I’m not in the office, I enjoy fly-fishing, hiking, snowboarding, live music,

spending time with friends, and traveling with my wife.

Seth has more than 14 years of experience on a wide variety of architecture and planning projects. Seth is a talented designer with a great background out of California’s high end production housing and resort living industry. He brings a fresh perspective and passion for lifestyle living and modern design. With a focus on integrated design, he has lead teams from project visioning through construction. He is a thoughtful and innovative designer who has the experience and construction knowledge to carry the design through implementation. Seth’s main areas of focus are in community amenity buildings, multi-family residential, resort housing and single family detached housing but has experience in senior living communities, corporate campuses, retail, and urban infill as well.
