Tyler Carlson is a Managing Principal, manages Evergreen’s Denver office and leads the acquisition and development of all commercial properties in Colorado. During his tenure with Evergreen, Tyler has been involved in all facets of real estate development from initial site identification and contract negotiation through construction close out and tenant opening across a multitude of projects throughout the country. Tyler has significant experience in structuring joint ventures and public private partnerships, the financial underwriting of complex real estate transactions and an extensive network of tenant, consultant, government, owner and brokerage relationships. He is a licensed and active real estate broker in Colorado and is a member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI). Tyler graduated Magna Cum Laude from Brigham Young University with dual Bachelor’s degrees in Finance and Economics and earned a Master’s of Real Estate Development (MRED) from the University of Southern California, graduating at the top of his class. Tyler joined Evergreen in 2003.

Scott Makee serves as Senior Managing Director of Mill Creek’s Denver office, where

he leads the company’s development activities for communities in the Colorado Las

Vegas markets.  During his real estate career, Mr. Makee has been involved in the land

acquisition, financing, development and construction of multifamily and mixed-use

communities with aggregate values in excess of $1.5B across the Southeast, Texas and

Mountain/Southwest markets.

Prior to joining Mill Creek, Mr. Makee was a Regional Partner with Morgan Group

leading all development efforts in the Denver and Phoenix metro markets. Prior to

Morgan, Mr. Makee was Managing Director for Crescent Communities, where he led all

aspects of the development process across the Colorado and Arizona markets.  Before

opening the Denver office for Crescent in 2013, Makee lead the company’s

development expansion across Tennessee, Texas and Arizona.  He began his real

estate career in Charlotte, where he joined Crescent Communities as a Finance

Associate.

Prior to his career in real estate development, Makee spent six years in corporate and

product brand strategy, developing product and platform level naming conventions,

strategies for communication and building brand value for clients, including Coca-Cola,

Pepsi, GSK, Hanes and others.

Mr. Makee holds an MBA from the Kenan-Flagler Business School at The University of

North Carolina Chapel Hill with concentration in Real Estate Development and Finance,

and a Bachelor of Science from Wake Forest University.

At the core of Albus Brooks’ identity is community development and servant leadership. Albus moved to Colorado in 1997 to study and play football for the University of Colorado. Sports Illustrated named him one of the Top 10 Hardest Hitters, and the NFL took interest in him before injuries ultimately ended his football career. Albus Brooks pursued his calling for community development by working with young people in Denver’s poor communities. He served as the Director of the Issachar Center for Urban Leadership, an organization that invests in Denver’s emerging leaders. In 2010 Albus worked to elect then- Mayor John Hickenlooper as Governor of Colorado, acting as the statewide Outreach and Political Director.

This exposure to political leadership led him to seek public office, and in 2011 Albus defeated 38

opponents to become the youngest African American ever elected to Denver City Council. Serving two terms on Denver City Council, including two terms as Council President, Albus accomplished an ambitious range of progressive legislative victories with the goal of building a truly inclusive city. To address the affordability crisis, he co-created Denver’s first - and Colorado’s largest - affordable housing fund. To make Denver a more equitable place to grow up he funded and expanded the Denver Preschool Program, providing universal access to preschool for all 4-year-olds. He also decriminalized marijuana possession for those 18-21 years old, preventing thousands of young people from entering the criminal justice system. Albus Brooks received his M.B.A. from the University of Denver. He is now the Vice President of

Business Development and Public Affairs for Milender White, a Development and Construction

firm operating in Southern California and Colorado. Albus sits on multiple boards and commissions and has been a part of the following national and international fellowship programs: The Marshall Memorial Fellowship, the NewDEAL Leaders, and the Aspen Institute - Rodel Fellowship. Although a rising global leader, it is in the heart of Denver where Albus feels most at home. He lives in Five Points/RiNo with his three young children, Makai, Kenya and Kaya.

Pat Rippe is a member of the portfolio optimization team where he leverages his previous experience with strategy development, project management, leasing and operations. He is a member of the firm's Innovation Committee and is located in the Denver office.

Prior to Pennybacker, Pat led asset management and development for Tishman Speyer in Southern California where he was responsible for developing and implementing asset strategy for a portfolio comprising 11 assets totaling 3 million square feet of Class A creative office space. In this role, Pat led several major redevelopments and renovations of these assets, oversaw leasing and property management, coordinated debt strategies, and managed partner relationships. Pat originally joined Tishman Speyer out of business school as a member of the Leadership Development Program and was then promoted to director in the New York development group. In this role, he was responsible for underwriting and managing major development and redevelopment projects including office, hospitality, and multifamily. Prior to business school, Pat spent 5 years with JLL as a member of the development and asset strategy group in Chicago and as a member of the tenant representation group in Los Angeles where he specialized in office leasing.

Pat holds an MBA from the Ross School of Business at the University of Michigan where he graduated with distinction. Pat holds a Bachelor of Science in Business Administration with a dual major in Finance and Real Estate from the University of Missouri where he graduated cum laude.

Damian Ederhoff is a certified public accountant with more than 30 years of construction and real estate accounting experience. He has expertise with assurance, tax and consulting engagements for companies in all stages of business. This combined experience allows Damian the ability to provide his clients with holistic consulting in areas such as succession planning and mergers and acquisitions. Damian regularly attends key construction-related conferences and events in addition to presenting on contractor operational best practices. His personal time is devoted to service activities related to his deep love of sports, principally coaching youth sports, and officiating college football. His areas of focus include: Financial accounting and assurance, Financial advisory and related analysis, Operational reviews and process improvement consulting, Construction cost audits, Analysis of construction contract cost of performance, HUD Mortgagor’s Cost Certification Audits, HUD Contractor’s Cost Certification Audits, Business transaction consultations, mergers, and acquisitions, Succession planning, Corporate taxation.

As the Director of Business Development, Brian is a key member of the Denver Office Leadership Team, providing oversight and direction for all strategic ventures and work acquisition for Mortenson. Brian ensures that projects are properly staffed and the owner’s expectations are fully met. His leadership is based on a long and successful track record in the industry that includes several large, world-class projects. Trust, communication, and commitment to meeting customer expectations are his most important attributes.

Jacob is a former Team Leader (Rainmaker) and Agent at Keller Williams and now a Certified MAPS Business Coach.

As a Certified MAPS Business Coach and with his extensive experience in the real estate industry, Jacob is helping business owners and professionals with different aspects of business in various industries from real estate, property management, insurance, trading, engineering, and water treatment industry.

Susan Powers is President of Urban Ventures, LLC, a Denver real estate development company that has

built multiple mixed income and mixed-use projects in and around downtown Denver over the past 24

years. The focus is to build communities which provide opportunities for residents and commercial

tenants to live and work in a healthy environment. Urban Ventures has led the redevelopment of a 17

acre former convent in northwest Denver into a model mixed income, neighborhood called Aria Denver

that will include 540 residential units and commercial space. She is also leading STEAM On The Platte, an

adaptive reuse of a former industrial property on the Platte River south of Mile High Stadium. It includes

the renovation of a 100 year old warehouse into office space for creative businesses and a separate

building that was renovated for the city’s first Latino owned and operated craft brewery, Raices

Brewing. Urban Ventures is currently involved in various roles with 4 affordable housing developments

in Colorado. Prior to creating Urban Ventures, she was Executive Director of DURA (Denver Urban

Renewal Authority) for 11 years (late 80’s and 90’s) and participated in the redevelopment of downtown

Denver. She is a member of the board of directors of the Elevation Community Land Trust and Denver

Health Foundation and participates in many community initiatives regarding equity and affordable

housing.

Bobby Harvey is Vice President of Real Estate Development and oversees all Urban Villages development projects, from sourcing and acquisition through design, financing, and construction. Previously, Bobby oversaw development across the western united states for San Francisco-based Blu Homes as Director of Sales Operations, managing over 60 concurrent development projects.

Bobby earned a bachelor’s degree in landscaper architecture with a minor in real estate from Cornell University. He currently serves on the board of Westwood-based Re: Vision International.

Melissa Rummel is Development Director for Nichols Partnership. Ms. Rummel found her path to real

estate development in 2008 by way of real estate brokerage, urban planning and a love for infill

placemaking. Melissa joined Nichols Partnership in 2013 bringing public and private experience across

all facets of development and urban planning. While at Nichols, Melissa has managed 1M SF of new

construction and adaptive reuse office and multi-family projects. She is active in Denver's real estate

community at large, having severed on several Denver CPD task forces and was an appointed member of

Denver's Downtown Design Advisory Board 2019-2021.

Ms. Rummel holds a Master’s degree in Urban and Regional Planning from University of Colorado in

Denver and a dual-Bachelor’s degree in Economics and International Affairs from the University of

Colorado in Boulder. She is a LEED AP and has maintained an active real estate brokerage license for the

past fifteen years.

Tom Gleason was recently hired as the Green Building Outreach Administrator for CASR. In this role, he will focus on outreach and resource development supporting Net Zero Energy New Buildings and Homes. Tom graduated from Texas State University with a BS in Resource and Environmental Studies. Prior to joining the CASR team, Tom was the Sustainability Manager for Travis County, Texas where he successfully developed and implemented the County’s first ever Climate Action Plan and Environmentally Preferable Purchasing Policy as well as oversaw the County’s Annual Sustainability Report. Tom is energized by renewable electricity, composting, alternative transportation, and all things sustainability. Outside of work you can find Tom hiking, running, playing ultimate frisbee, and picking up litter.

Jason has over 15 years of Commercial Real Estate Finance expertise in CMBS, Portfolio and Commercial Lending. His tenure spans across several leading, blue-chip financial institutions including JPMorgan, Guggenheim Partners and BBVA. Most recently, Jason has been engaged in CRE tech / Fintech space with Ten-X Commercial & Plum Commercial Lending. He holds a Bachelors of Arts in Economics from the University of Vermont and an MBA from California State Polytechnic University.

As Vice President of Engagement, Megan Baker is responsible for development and implementation of GBI’s global marketing and communications strategies. She joined GBI in 2017 and held roles in client services, business development, and education before rising to her current role in 2023.

Megan is a passionate advocate for increasing accessibility of sustainable, healthy, and resilient buildings through education and assessment. She creates strategic partnerships, identifies recognition opportunities, and opens markets to increase the visibility of GBI’s flagship offering: Green Globes certification. Her outreach efforts helped GBI reach 500 million certified square feet in 2022 and more than quadruple membership in three years.

Megan serves on ASAE’s Marketing Professionals Advisory Committee and was a subcommittee chair in 2022. She also held the position of Membership Chair for the SAME Pikes Peak Post in Colorado in 2022-2022. Megan serves as an Ambassador for Nomad Futurist, to promote access and opportunities for workforce development in the digital infrastructure industry and is a recipient of the 2024 IM100 Award.

Megan has significant experience in content creation, event management, public speaking, stakeholder relations, and strategic planning, and has worked in luxury hospitality and environmental consulting. She holds an MBA from Regis University with a specialty in Operations Management and a BA in Geography from the University of Mary Washington. She resides in Colorado with her family and two dogs.
