DFW Mixed-Use & Retail Update

As founder and CEO, Terry Montesi has led Trademark Property Co. through over 30 years of innovative, community-focused development. Under his leadership, Trademark has worked on more than $4.6B and 21M SF of some of the most placemaking-centric retail and mixed-use properties in the United States. Terry is the driving force behind Trademark’s collaborative, community-driven approach to development. Pulling from his 40-plus years of industry experience, he has cultivated a company philosophy that is defined by constant innovation, creating meaningful guest experiences, and long-term thinking. Terry’s commitment to constant evolution and long-time support of the core tenets of Conscious Capitalism led him to create Trademark’s own conscious development model, The Conscious Place, setting the tone for a continued focus on innovative and experiential retail and mixed-use places. Terry is also the host of Leaning In, Trademark’s podcast focusing on the future of mixed-use real estate. Terry sits on the International Council of Shopping Centers (ICSC) Board of Trustees and The University of Texas Development Board; is a member of the North Texas Commercial Association of Realtors Hall of Fame, the World Presidents’ Organization, and the Urban Land Institute (ULI); and has served on numerous committees and judging panels for ULI, ICSC and the Texas Exes. As an active participant in the Fort Worth community Terry holds, or has held, leadership positions with the Union Gospel Mission of Fort Worth, Christ Chapel Bible Church, the Trinity Habitat for Humanity, the Modern Art Museum of Fort Worth, and Junior Achievement. In addition, he is an enthusiastic supporter of the Prostate Cancer Foundation. Before founding Trademark in 1992, Terry was a principal and co-founder of Huff, Brous, McDowell & Montesi, Inc., Fort Worth’s largest commercial brokerage and management firm. Earlier in his career, he worked for Lincoln Property Company. In 1986, he and his brother became Blockbuster Video’s fourth franchisee. Terry earned his MBA from the University of Texas at Austin and BBA from the University of Mississippi. He and his wife live in Fort Worth, TX and are proud parents to three grown children.

Colin Fitzgibbons is President of Hunt Realty Investments, LLC where he oversees the daily operations of the nearly 50-year-old diversified development and investment firm. Prior to Hunt, he was a sports reporter for The Washington Post for a short time before entering the commercial real estate industry as a tenant rep broker for The Staubach Company in New York City. In 2010, he joined KDC and was involved in numerous developments in North Texas, most notably, CityLine and Legacy West, during his 10-year tenure there. He is on the board of the Moorland Family Oak Cliff YMCA, The Real Estate Council PAC, Downton Dallas, Inc., NAIOP and SMU's Folsom Institute. Fitzgibbons received his MBA from the Cox School of Business at Southern Methodist University and a BA in Economics from Washington and Lee University. Fitzgibbons married his college sweetheart, and together they have three sons and two large dogs.

Ward A. Kampf serves as President of Northwood Retail. Since joining the organization in 2014, he has been responsible for developing and implementing the company’s strategic vision, building trusted relationships with regional and national retailers, and managing Northwood Retail’s long-term leasing ventures. With over 30 years of industry experience, Mr. Kampf previously served at a senior level within Glimcher Realty Trust, holding the positions of Senior Vice President of Strategic Investments and Senior Vice President of Retail Strategies. During his tenure, he was responsible for leading the retail leasing strategy for Scottsdale Quarter in Scottsdale, Arizona. From 2005 to 2009, he served as President of Retail for Thomas Enterprises, Inc., where he directed the leasing and management of several esteemed retail developments such as The RIM in San Antonio, Texas and The Forum in Carlsbad, California. In addition to these past achievements, he also held senior leadership roles at General Growth Properties and Gap Inc. Mr. Kampf received a BBA in Business from Southern Methodist University.

Eduardo Garza is the Managing Director for Storybuilt’s Dallas Office, where he leads all acquisitions and investments for the market. During his 10-year tenure with Storybuilt, Eduardo has led acquisition and development efforts in Austin, Dallas and San Antonio on a multitude of residential, condo and mixed-use projects valued at over $500 million. In addition, he has also held key corporate business development and operations roles for Storybuilt as they have grown to become a nationally recognized urban development firm with a presence in Texas, Colorado and Washington. Most recently, Eduardo spearheaded rezoning and development efforts on Jolene, a 750-unit mixed-use urban village currently under development in the heart of West Dallas. Eduardo has his Master’s in Business Administration with a concentration in real estate development from the University of North Carolina – Chapel Hill.

Terrence Maiden is widely recognized for his executive leadership and vision in the commercial real estate development industry. With nearly two decades of experience, Terrence has poured his energy, creativity and expertise into the development /project leasing of over two-million square feet of retail. As Executive Vice President of Development at Corinth Properties, he is at the forefront of implementing the growth strategy for the company, as a real estate owner and developer. Terrence’s most notable projects to date are Glen Oaks Crossings, The Canyon in Oak Cliff, Red Oak Crossings, and the redevelopment of Southwest Center Mall. Terrence Maiden began his real estate career with The Woodmont Company, spending several years project leasing and developing projects throughout Texas, New Mexico, Louisiana, and North Dakota. He subsequently worked within corporate real estate at two well recognized companies, Panda Restaurant Group (Panda Express) and Panera, LLC (Panera Bread/Paradise Bakery). During Terrence’s three-year tenure with Panda, he was the top producer, accounting for over 60 restaurant openings. Terrence was also the recipient for the 2004 Panda IMPACT Award, 2004 Most Store Openings Award, and 2005 Most Store Openings Award. At Panera Bread, Terrence served as the Director of Real Estate, responsible for managing Panera’s real estate development efforts and opening over 95 company/franchise cafes throughout the central United States, including 11 states. Terrence Maiden received a Bachelor of Science and Engineering degree from Texas Christian University, where he and his identical twin brother were standout football players for the Horned Frogs. He is actively involved in several professional and civic organizations in Dallas and Fort Worth, including Mayor Star Council, Coalition of African American Professionals and Organizations (Co-Chair), Real Estate Council (Board of Directors), Urban Land Institute, Texas Christian University National Board (Former Vice President – National Alumni Board), Texas Christian University Legacy Committee, International Council of Shopping Centers, Dallas Black Dance Theater (Board Member), and many more. In 2005, Terrence co-founded Two-Wins Foundation with twin brother Tim. Two- Wins Foundations is a non-profit organization that invests thousands of dollars within inner communities through educational and community revitalization programs. Terrence has been named to the distinguish list of D CEO Power Broker for seven consecutive years (2012-2017). In addition, he was awarded “Minority Business Leader of the Year” (Dallas Business Journal-2009), a finalist for “2011 One Man Dallas”, Dallas top executive under the age of forty (Dallas Business Journal- 2013), Tomorrow’s Leader – Texas (Real Estate Forum Magazine - 2014) . In 2014 Terrence was the recipient of the Thomas L. Houston Award for his community service and 40 under Forty by Dallas Business Journal. In 2015, he along with his identical twin brother were inducted in Texas Christian University‘s Hall of Fame. Both Terrence and Tim were recognized by WFAA (ABC News) and Cadillac for Shaping DFW. Terrence is also a featured writer for D Magazine’s CEO Real Estate Daily.

Clay Roby is a managing director and member of the investment committee at Stillwater Capital, where he is responsible for investment and development strategies for the firm. Additionally, he manages the mixed-use division for the company, focusing on the design, branding, and building of highly amenitized commercial districts. Clay received a degree in Mechanical Engineering from Texas A&M and currently lives in the Lakewood area of Dallas with his wife and two daughters. Stillwater Capital is a fully integrated real estate company with expertise in the investment and development of a diversified portfolio of real estate assets. The Stillwater team has a broad range of experience in the design, construction, and operation of mixed-use developments, urban living communities, corporate build-to-suit projects, specialty industrial facilities, and high-end single-family homes and has a development pipeline in excess of $3B.

Andrew Smith is a graduate of Texas A&M University, where he earned a B.S. in Biomedical Science, and a Ph.D. in Medical Sciences. After working in the public research sector for four years, Andrew put his training in project management and data analysis/interpretation towards the private sector. In 2011, Andrew joined McRight-Smith’s Business Development Team, where he was involved in the daily operations of multiple subsidiaries of McRight-Smith Holdings, most notably, McRight-Smith Construction. In January of 2013, Andrew was made a full equity partner of McRight-Smith Holdings. After playing a major role in the growth of McRight-Smith Construction for several years, Andrew was named President of McRight-Smith Construction in July, 2014. As President Andrew’s responsibilities include developing and implementing high-level strategic goals and managing the overall operations and resources of McRight-Smith Construction. Most importantly, Andrew is also responsible for ensuring that McRight-Smith Construction maintains the highest standards of corporate integrity and citizenship.

Jeff Slajer, AIA, has been with OMNIPLAN for almost a decade and has led several projects within his time here. As a Principal, his recent multifamily projects consist of the Trinity in Trinity Groves, Superstition Springs in Phoenix, and 2800 Taylor in Deep Ellum. Jeff has a passion for efficient designs and excels at leading complex and intricate projects. He understands the architect's role in creating designs that have innovative and experiential environments and he strives to achieve this in every project. Outside of the office, he spends time with his son and wife and is an avid sports fan, especially when it comes to the Sooners football team.

Preconstruction Executive MC Mercer is responsible for leading sales efforts and growing relationships across Dallas and North Texas for Hoar Construction. He has held a variety of roles for large commercial general contractors over the last 10 years. MC brings an operational eye to sales and preconstruction, working closely with project managers, and clients to align preconstruction services to the overall mission of a given project. MC, a graduate of Georgia Tech, started with Hoar Construction in the Houston office and now manages the daily operations of the McKinney office. He has built notable projects for Emory University in Atlanta and MD Anderson in Houston, and locally he has worked on The Ascent Victory Park Apartments.

Nadia transitioned into real estate after a 15-year career in behavioral health. In 2014, she founded a very successful construction company, Petersen Construction, specializing in building custom homes and construction management services—that eventually led to a partnership with Wolverine Interests. Nadia focuses on helping cities activate their central business districts through P3’s. Her roles at Wolverine Interests include feasibility analysis, entitlement, acquisition, development management and project capitalization. Nadia has exceptional knowledge of construction management, oversees multifamily development projects, and works closely with FHA MAP Underwriter on the 221 (d) (4) New Construction. As a tech enthusiast, Nadia creates and implements strategic road maps and tech recommendations to ensure the company is optimizing technology in the most efficient manner. Nadia manages the asset management software that involves managing and optimizing the purchase, deployment, maintenance, and utilization of software within the organization. Firmly committed to the philosophy, enriching people’s lives through communities, Nadia enjoys being involved in mixed-use developments where she can enrich the lives of others by creating environments and experiences—valued community assets that we call mixed-use developments. Nadia’s sphere of influence expands beyond real estate and into the community at large. She is actively involved in and understands the value of communities, its schools, and its divergent neighborhood dynamics. Her community involvement validates her label to more than merely a real estate professional, but further a trusted advisor. Nadia is notorious for her integrity and equanimity in difficult situations; her background in behavioral health plays a dominant role in her ability to thrive in any arena. As an active member of the nonprofit Urban Land Institute (ULI) both as Chair of the Small-Scale Development Council and UrbanPlan for Public Officials, Nadia is a workshop instructor for UrbanPlan which is a lively, interactive six-hour workshop for local decision-makers including mayors, city council members, plan commission members, and senior staff. Nadia’s problem solving expertise in walk-able, mixed-use development, land planning, community development, and zoning has given her the opportunity to participate in Technical Assistance Panels. TAP’s are part of the ULI Advisory Services program. These one- to two-day work sessions address land use challenges that require local knowledge to resolve. She also served as a board member of the Dallas Builders Association and was active on the Government Relations Committee. Nadia grew up in East Texas where she received her Bachelor of Business Administration in Marketing and Management from the University of Stephen F. Austin then achieved her Masters in Professional Counseling from Argosy University. Nadia holds a Texas Real Estate license. In her free time you can find Nadia staying active by participating in Ironman events, trail running through the mountains, and exploring yoga events with her husband and three children.

Annmarie De La Vega is the Executive Vice President and Chief Brand Officer of De La Vega Development and oversees all business operations, strategies and applications of the De La Vega brand and its various developments. Mrs. De La Vega’s vision and leadership positions the company for success in brand marketing, engagement, design and community relations. Her attention to detail, passion for people and creative approach – combined with her background in consumer insights, sales and marketing – gives her a unique perspective in creating meaningful experiences for the company’s mixed-use developments. Prior to joining De La Vega, Mrs. De La Vega spent more than 10 years alongside global leaders in the premium drinks industry, specifically DIAGEO and Pernod Ricard. Her extensive background working with celebrated lifestyle brands and national retailers, such as 7-Eleven, Albertsons-Safeway Co., Walgreens, Sprouts Farmers Market and Brinker International, has given her a deep understanding of what motivates retailers, food and beverage operators, and hospitality end-users. Mrs. De La Vega remains focused on destinations that speak to people and cut through the noise, fostering a deeper human connection. In addition to her EVP and Chief Brand Officer duties, Mrs. De La Vega also steers De La Vega Development’s philanthropic mission, with special attention to providing a positive impact on the various communities in which the company develops. A Dallas native, she holds a Bachelor of Business Administration from Texas Christian University.

For over 30 years, Paris Rutherford has had a consistent track record in the creation of market-leading mixed-use and residential districts. His focus is delivering profitable urban investment that capitalizes on the broader community’s desire for Great Places as defined through design, market and social success. He has prepared successful strategies for hallmark destinations across the United States, and was instrumental in the rejuvenation of urban communities in Dallas, Houston, Phoenix, Los Angeles, Denver, Atlanta and other cities through walkable urbanism. Since Catalyst’s inception, Mr. Rutherford has guided the company’s award-winning development and strategic planning efforts following a methodology that generates innovative investment, successful relationships, and enhanced market demand. Prior to forming Catalyst, Mr. Rutherford was a managing partner at RTKL Associates where he lead the firm’s planning division across eight global offices, and served on its Board of Directors. His work has received over 100 awards and been highlighted in such publications as The New York Times, Wall Street Journal, and Urban Land Magazine. He has spoken at respected venues including the National Press Club, Urban Land Institute, and ICSC among others, and has been featured on national broadcasts such as CNBC’s Closing Bell and PBS’s News Hour. Mr. Rutherford is a graduate of the University of Southern California and Harvard University.

Clay Markham leads the hospitality sector in the Americas and APAP regions for CallisonRTKL with a dynamic design and management approach to architecture, interior design and construction management. Through more than 40 years in the industry, Clay has worked extensively on international projects, allowing him to apply diverse market experiences to a variety of project types from single-use environments to large-scale master plans to mixed-use projects. His compelling designs and successful project delivery skills have resulted in award-winning projects for top-tier clients and brands including Marriott, Starwood Hotels, MGM Mirage, Hyatt Hotels & Resorts and Virgin Hotels.

Wes Pierson began his tenure as City Manager of Addison, Texas on December 1, 2015. As City Manager, Wes is responsible for executive leadership and daily supervision of the operations of the Town of Addison. Prior to joining Addison, Wes served as an Assistant City Manager for the City of Corpus Christi, Texas (population: 320,000) an Assistant City Manager for the City of Allen, Texas (population: 100,000) and a project leader for Strategic Planning and Public Policy for the International City/County Management Association (ICMA) in Washington, DC after spending several years in the private sector. Wes received his bachelor’s degree from Brigham Young University, his Master of Public Administration from George Mason University, and a certificate in Public Finance from Texas Tech University. He completed the LEAD Certification Program from the Weldon Cooper Center for Public Service at the University of Virginia and is an alumnus of the Public Executive Institute at the LBJ School of Public Affairs at the University of Texas at Austin. Wes is passionate about learning, service excellence, and getting things done, but he is most passionate about his family, faith, and BYU sports!
