Future of Dallas Healthcare & Life Sciences

At just one month old, Max Hinojosa was diagnosed with an extremely rare form of Leukemia called Juvenile myelomonocytic leukemia (JMML). JMML affects 1 child per million born, making it a true rare disease. After weeks of treatments, transfusions, surgeries, and procedures, Max’s medical team decided to try an oral chemotherapy with close monitoring. Max underwent treatment for almost a year before his body became stable, free from any medical intervention. His first year of life was a lot different than what you see today. Now, the Hinojosa’s are proud to say Max is in remission. Today, Max is a healthy 9-year-old, the biggest Stars hockey fan in Dallas, a voracious reader, and a kind and thoughtful young man. He wants to be a firefighter when he grows up just like his dad, Cristian, a Battalion Chief with the Dallas Fire Department.

Vanessa Walls serves as President of the Northern Market for Children’s Health. In her role, she is responsible for driving market strategy in the Plano area and the operations and performance of Children’s Medical Center Plano campus and all Plano-located facilities. Prior to joining Children’s Health in 2011, Vanessa was the Vice President of Ambulatory Services for Children’s Hospital & Medical Center in Omaha. Her career has spanned 30+ years as a leader in health administration, including positions in health systems, as well as in urban and rural hospitals, ranging in size from 39 beds to 900+ beds. Vanessa received her Bachelor of Science in Health Care Administration and Management from Auburn University. Vanessa earned her Master of Science in Health Care Administration and Management from the University of Alabama in Birmingham.

Joseph DeLeon became president of Texas Health Harris Methodist Hospital Fort Worth in January 2018. He joined the team at Texas Health Resources in Fort Worth in 2005 and in addition to serving at Texas Health Fort Worth for 13 years he was the President at Texas Health Southwest Fort Worth from 2013 through 2017. He has led the expansion of Texas Health Fort Worth’s physical plant with the addition of the Jane and John Justin Tower (427,000 sf), the implementation of the hospital’s first Graduate Medical Education programs in General Surgery and Internal Medicine, and the Level 1 Trauma Center designation. Since leading Texas Health Fort Worth in 2018 the hospital has grown annual operating revenue by 43%. In January 2013, DeLeon was named president of Texas Health Southwest. Under his leadership, Texas Health Southwest achieved the Truven 100 Top Hospital four years in a row and the Pinnacle of Excellence Award for Patient Experience from Press Ganey. The Texas Health Southwest leadership team also worked to bring Texas Health Clearfork online and become a joint replacement destination center in North Texas. DeLeon is an active leader in the community, serving as chairman of the boards of Texas Rehabilitation Hospital and the Tarrant County March of Dimes, American Heart Association, and on the boards of North Texas Community Foundation and the Healthy Tarrant County Collaboration. He previously served as Chair of the Fort Worth Hispanic Chamber of Commerce. DeLeon has been recognized many times for his leadership of the hospital, including a 2017 Minorities in Business Award from the Fort Worth Business Press. He is a former captain of the United States Air Force Medical Services Corps and has served in health care management since 1991. A graduate of Leadership North Texas, Leadership Fort Worth and Leadership Bryan-College Station, DeLeon was previously named to the Fort Worth Business Press 40 under 40 and holds a Certificate of Leader Development from the U.S. Army War College Commandant's National Security Program.

Alan Kramer grew up in Texas and completed his bachelors degree at Baylor University and masters degree in Health Management at the Rollins School of Public Health at Emory University. Alan serves as Associate Vice President of Health System Emerging Strategies & Market Development at UT Southwestern Medical Center. In this role, Alan is responsible for UT Southwestern’s digital health, virtual care, patient access strategy, advanced analytics, practice acquisition & development, market development, and physician outreach. Previously, Alan worked at Baylor Scott & White Health in Dallas, Texas and Emory Healthcare in Atlanta, Georgia. Alan currently lives in Dallas with his wife, Carmen, twin boys and daughter. In his free time, Alan enjoys spending time with his family and playing golf.

Jason is the Global Practice Director for the HKS Health Practice and stewards the firm’s aspirations for outcome driven design. He is an architect with over 21 years of experience focusing his career on spaces and places that support healthcare. He leads, serves and connects the HKS global practice that is located in 26 different HKS offices with a mission to improve the health and vitality of the communities and to positively impact the world – every community, every project, every time.

Jim leads our health program in the central United States and is one of our senior thought leaders in healthcare architecture. He has been working as an architect in healthcare for almost 25 years. Throughout his career, he has designed significant projects for numerous clients including University Medical Centers, Non-Profit Hospitals, Department of Defense, U.S. Department of Veterans Affairs, and specifically with Kaiser Permanente, Mayo Clinic, among other prominent hospitals. He was worked in all aspects design and delivery methodologies for health facilities, inclusive of early contractor involvement, integrated project delivery, private public partnership, and developer led outpatient care facilities and health oriented development. His experience in these design and delivery procurement methods has been garnered all over the United States, Canada, and the Middle East. Jim works collaboratively with design teams and stakeholders to ensure that all new and existing facilities address the challenges of new patterns in healthcare operations and practice, sustainability and incorporation of evidence based-design. He encourages clients to rethink healthcare environments to enable patients to live their most satisfying, hopeful, and productive lives. He focuses on the gathering and the integration of data analytics in daily practice to predict new lines of business and areas of expansion to inform and determine the key performance indicators required and directions required for strategic plans and tactical responses for capital planning. Jim is also considered an expert behavioral health design, by peers and clients alike. Jim has been quoted in several articles and his projects have been featured in numerous magazines and blogs. Additionally, he led the design team that won the Institute for Patient-Centered Design’s 2015 Patient Centered Behavioral Health Design Competition.

Roman is responsible for all aspects of the Company’s acquisitions, financings and capital markets initiatives, including evaluating investment opportunities and negotiating transactions. Additionally, Roman heads up Cambridge’s hospitality and hotel initiatives. He has senior level management experience in commercial real estate, healthcare and infrastructure involving corporate finance, M&A transactions, development and financial planning. Prior to joining Cambridge in 2003, Roman was Vice President of Acquisitions at American Tower Corporation and Vice President of Investment and Portfolio Management at Crow Holdings. He has also held positions at Smith Barney/Citigroup and Transamerica. Roman is a member of the Urban Land Institute, the Real Estate Council, the American College of Healthcare Executives and the Healthcare Financial Management Association. He holds a Masters in Business Administration from Southern Methodist University and a Bachelor of Business Administration from the University of St. Thomas in Houston. Roman has been honored by the Dallas Business Journal as a Top 40-Under-40 professional as well as recognized by D CEO Magazine as one of Real Estate’s 17 Up-And-Coming Thirty-Somethings.

Frank Mihalopoulos is the owner of Corinth Properties. He graduated from Southern Methodist University and has thirty-seven years of experience in real estate investments and development of commercial retail and office properties. His developments are throughout the country, primarily in the southwest. His projects have earned national and local awards and recognition from the commercial real estate industry, business publication including The Dallas Business Journal, the City of Cedar Hill, City of Dallas, York County Pennsylvania, and the City of Nashville, TN. Mr. Mihalopoulos is widely regarded for his creative ability to redevelopment malls across the country. His most recent mall redevelopment project is West Manchester Mall in York County, Pennsylvania. Mr. Mihalopoulos also development One Hundred Oaks in Nashville Tennessee, a renovation of an existing mall into a mixed use project with Vanderbilt University Medical Center occupying 450,000 square feet for medical clinics and 430,000 square feet of retail. He has completed Eldorado Plaza, a 30-acre neighborhood center in McKinney, Texas, the Gateway Center in College Station, Texas, and the original shopping district in Cedar Hill, Texas {The Plaza at Cedar Hill and Cedar Hill Village} and developing Spring Creek Village in College Station, Texas. Mr. Mihalopoulos is currently developing Glen Oaks Crossings {Super Walmart development in Oak Cliff}, Red Oak Crossing {Super Walmart shadow development in Red Oak, Texas}, The Avenue in Oak Cliff {grocery anchor/urban mix-use development in historic north Oak Cliff area of Dallas}, Canyon in Oak Cliff {regional power center development in Dallas} and development of West Manchester Town Center with partner, Anthony Ruggeri. Mr. Mihalopoulos is a current board member of The Real Estate Council of Dallas, Texas and Shelter Ministries of Dallas. He previously served on the boards of Federal Reserve of Dallas Advisory Council, Goodwill Industries, St. Mark’s School of Texas, City of Dallas Cedars Area TIFF, Urban Rehab Standards, and Holy Trinity Greek Orthodox Church where he chaired the building committee overseeing the construction of the Church’s new facilities. He is a member of North Texas Commercial Association of Realtors and ICSC. Mr. Mihalopoulos has a Bachelor of Business Administration degree from Southern Methodist University and also attended the University of Illinois – Chicago campus.

Kyle serves as Director of Development for Caddis and, as such, he oversees the pursuit and execution of all medical office, ambulatory surgery, senior housing and both sub-acute and acute care hospital development projects across the United States. He works with both hospital and physician clients to implement strategic plans and structure investment opportunities. Kyle manages the development and construction team, ensuring that all projects are designed, underwritten, financed, and built to achieve the best outcomes for clients. Kyle served for more than nine years as an officer in the U.S. Navy. Among his many accomplishments, he was awarded two Air Medals with Combat ‘V’ and was selected as a Naval Fighter Weapons School (TOPGUN) instructor. He has more than 16 years of leadership experience in the commercial real estate sector. Kyle has led development teams and developed commercial properties for both publicly traded and private companies, including his own firm, in markets throughout Texas and the United States delivering over 5 million square feet of projects. This included serving as Senior Vice President & Director, Development & Investment, at Trammell Crow Company‘s Houston office, where he developed more than 1 million square feet of commercial space in one of the firm’s top- performing business units. Kyle graduated with Merit from the U.S. Naval Academy in Annapolis, MD, with a Bachelor of Science degree in Systems Engineering. He also received a Master of Business Administration from the Stanford Graduate School of Business. Outside of work, he serves on the YMCA Advisory Board and as a Boy Scout leader; and enjoys history, sports, flying, fishing and golf.

Blaine Shawaker is a Senior Associate in the Colliers Dallas Fort Worth Office. He brings over nine years of experience in the commercial real estate industry. He has a focus in tenant representation and business development across the greater Dallas Fort Worth metroplex, with excellent competency in the North Dallas Toll-Road and US-75 submarket. Blaine brings a comprehensive knowledge of the Dallas Fort Worth market. His market analysis gives him the advantage in delivering quality tenant representation and produce a better service to his clients.

Steven Johnson is Chief Business Development Officer for CEC. He has been with CEC since 2001, where he started as an Engineering Intern working his way up to project management before finding his passion in business development. In addition to his roles at CEC, he serves as Oklahoma City Chapter President and Southwest Region Board Member for the Design-Build Institute of America (DBIA), and is on the Finance Committee and School Board of Christ the King Catholic School in Oklahoma City. Mr. Johnson is from Oklahoma City and has a Bachelor of Science in Civil Engineering from Oklahoma State University. He and his wife Erin, have two daughters, Claire and Lauren. In his free time, Mr. Johnson enjoys watching Oklahoma State athletics, Oklahoma City Thunder basketball, and playing volleyball. After playing volleyball, he coaches his daughter’s U8 soccer team – the Shooting Stars!

Trustee Nicole G. Small brings a unique background in nonprofit and foundation leadership and business experience to CFT. She serves as the president of the Lyda Hill Foundation and CEO of LH Holdings, Inc., where she oversees all aspects of investments and philanthropic endeavors. LH Holdings, Inc., and the Lyda Hill Foundation are related entities which use their resources to fund game-changing advances in science and nature, empower nonprofits and improve the local communities of greatest importance to the organizations' founder, Miss Lyda Hill. Nicole is well-known for her leadership and passion for STEM education, previously serving as CEO of the Perot Museum of Nature and Science. Her STEM-focused experience dovetails perfectly with CFT's education funding and related programs to strengthen the preparation of more students for success in life. As CEO of the Perot Museum of Nature and Science from 2002-2014, Nicole directed all aspects of day-to-day operations and the development of the new downtown facility that has garnered international attention. Nicole holds a B.A. from the University of Pennsylvania and an MBA from Northwestern’s Kellogg School of Management. She has worked at McKinsey & Co., Goldman Sachs and multiple technology and venture capital firms. Ethan Garner is a Managing Director & Region Lead specializing in Healthcare & Life Sciences Brokerage at JLL. Mr. Garner joined JLL in June 2020 and will serve as a Regional Healthcare & Life Sciences Lead based out of our Dallas offices. Mr. Garner is focused on partnering with local and national companies to drive Dallas’ growth as the nation’s leading emerging life sciences cluster. He is tasked with expanding JLL’s footprint in the areas of healthcare and life science leasing and transaction management as well as serving as an integrated partner on multi-service line solutions, often including property and facilities management, capital markets and construction management. Experience Prior to joining JLL, Mr. Garner spent 11 years with Fortune 500 REIT Welltower (WELL), where he oversaw the leasing of more than 85 properties totaling in excess of five million rentable square feet spanning from Ohio south to Texas and as far west as Southern California. He was responsible for over 1,000 lease transactions with lease values totaling in excess of $500 million and maintained an occupancy in excess of 93% portfolio wide. Mr. Garner was also responsible for sourcing and underwriting new acquisitions and developments in excess of $400 million. Education and Affiliations Mr. Garner graduated from Vanderbilt University with a B.S. in Human and Organizational Development and holds his Certified Commercial Investments Member (CCIM) designation. He is an active volunteer for the Armstrong Dad’s Club, North Texas Food Bank, Cornerstone and Incarnation Academy. He lives in Dallas with his wife and their four children ages 6 to 10.

Lynne serves as a Director of Business Development for CRB where she enjoys cultivating connections to help clients in the Life Sciences sector discover best-in-class solutions to fit their design and construction needs. Prior to CRB, Lynne spent over 12 years as the Director of Business Development for The Christman Company, formerly MEDCO Construction, where she focused primarily on Healthcare and Life Sciences. Her interest in Life Sciences motivated her to dive deeper into this market sector and join CRB in early 2022. In addition to her experience in the Life Sciences market, Lynne is well-versed in the insurance and risk management industry. Lynne is an active member of ISPE, Urban Land Institute, and life science trade associations in multiple cities. She also serves on the Board for BCLC Church Lending. Lynne, a native Houstonian, currently lives in Dallas and is a Texas A&M graduate.

With nearly 40 years of experience, Jose Rivera supports National and Global Life Science clients, Investors, and Developers with Capital Project Planning and Implementation Strategies. With a focus on the execution of new product development, scale-up, and manufacturing processes, Jose is an expert on Integrated Project Delivery for Engineering, Procurement, Construction, and Validation (EPCV) Projects. He holds a Bachelor of Science in both Mechanical, and Civil Engineering, as well as a Master of Arts in Construction Management. He is a Professional Engineer - BSCE and BSSE from the US Coast Guard Academy, BSME UPR and Master Engineering Management and Master in Process Controls & Automation. He is also an active member in THBI, ISPE, PDA, TPE. -

Gabby is the Director of Business Operations & Strategy and Site Head for BioLabs Pegasus Park, the premier network of shared lab and office facilities located in key innovation clusters. As Director, she is responsible for recruiting member companies, fostering relationships, and building the biotech community in North Texas. Prior to BioLabs, Gabby was the Lead Scientist in the Biotech group at NCH Corporation. There she led the product development team for bioaugmentation and probiotic products, from ideation to commercialization. She holds 8 US patents and has another 7 patents pending. Gabby holds a Ph.D. in Biochemistry from Texas A&M University where she was author on nearly 50 peer- reviewed research publications.

Sam Werschky is currently the Director, Facilities Planning and Construction where he is responsible for the development and administration of Cook Children’s Health Care System strategies in the areas of planning, design, and construction. He retired in 2017 after a 21 year career as a Civil Engineer in the United States Navy. While in the Navy he led diverse and complex engineering organizations around the globe providing construction and facilities management; capital planning; real estate and environmental services. After his retirement in 2017 and prior to joining the Cook Children’s team he was the Assistant Director, Transportation and Public Works for the City of Fort Worth where he leads the City’s Traffic Management Division and Senior Project Manager with Broaddus & Associate where he was responsible for managing major capital projects at Texas Christian University. He earned his Bachelor of Science in Agricultural Engineering from Texas A&M in 1999 and his Masters of Engineering in Civil Engineering from Texas A&M in 2010. He is a registered Professional Engineer in Texas.

Kelli Terpstra currently serves as the Director of Quality for Nexus Children’s Hospital- Dallas, which is opening soon. She is responsible for managing and monitoring all components of quality, compliance, regulatory, and privacy. Kelli has been a RN for 30+ years and previously spent over 20 years at Our Children’s House, a pediatric specialty hospital. During her tenure, Kelli filled multiple leadership positions, including Chief Nursing Officer, Director of Nursing and Administrator. Kelli received her Bachelor of Arts in Nursing from Augustana College and her Masters of Science in Nursing Leadership from Baylor University Louis Harrington School

As a lead medical planner, Mark is passionate about aligning spatial design with ideal clinical process. Always striving to discover what is possible, Mark enjoys leading healthcare client engagements with visionary rigor and guiding stakeholders toward breakthrough solutions. What is the appropriate message to be conveyed by each unique healthcare project? How do we strike a balance between optimum user experience and research-informed design, lean thinking and future flexibility? For more than 30 years, Mark has been asking these questions and honing his empathetic listening skills to design safer, efficient, and effective healing environments. Working for healthcare clients throughout the United States on a variety of multi-phased renovation and greenfield projects has played an important role in Mark’s lean-thinking journey and is the inspiration behind many of his articles and national lectures. With the consumer always front of mind, Mark looks forward to creatively and collaboratively solving future planning challenges for better patient outcomes and ideal health experiences.

Kurt’s professional engineering career spans over 40 years. His expertise includes structural engineering design for Mission Critical Facilities such as Data Centers, Health Care Facilities such as Hospitals and Clinics and Life Sciences Facilities such as Biopharmaceutical Pilot Plants and Production Facilities around the United States and the World. His area of expertise is in designing buildings to be occupable after natural disasters including Tornados, Hurricanes and Earthquakes. He has been the structural engineer of record for conventional “fixed Base Buildings” ranging from 1-23 stories, “Base Isolated Buildings” ranging from 1-5 stories, and the retrofit and new construction of buildings incorporating Fluid Viscous Dampers ranging from 1-22 stories. He has published numerous papers on passive energy dissipation and presented the findings at various conventions in Boston, San Francisco and Milan. For over 23 years as the Founding Principal at PARADIGM Structural Engineers, Kurt spends most of his time developing new leaders at PARADIGM and mentoring staff in Chicago and San Francisco.

Drew Garst is a Principal with Boulder Associates, where he leads the Dallas office. Driven to solve complex challenges in interesting, creative ways, Drew has become the firm's ASC Design Leader, applying his forward-thinking expertise to planning functional, efficient, and resilient outpatient surgical environments. Drew applies this same out-of-the-box thinking to master planning projects, for which he is also a primary resource within the firm. Drew joined BA in 2002 and graduated Cum Laude from Texas A&M University with a Bachelor of Environmental Design and Master of Architecture with a Certificate in Health Systems and Design.

Zach Sams joined Kensington Vanguard in November of 2016 after serving as Vice President of Sales & Marketing for Fidelity National Title’s Dallas/Fort Worth division from 2012-2016. Zach is focused on expanding KV’s footprint in the D/FW, Texas, Arizona and National markets. From selling real estate for to business development roles at prominent local and national title insurance companies, Zach has been active in the in the real estate market since 2005. Prior to the title industry, Zach attended The Golf Academy of America in San Diego, then spent two years playing professional golf on various mini tours in Southern California. Zach is a Veteran of the US Army. Zach lives in Argyle, TX with his wife Amber and their two boys 11&13. In his free time Zach enjoys playing competitive amateur golf and traveling with his wife and kids.
