Howard Wedren has been working in the Chicagoland real estate community for the last 21 years. He has been involved with the development and leasing of a variety of real estate including office, industrial, parking and retail properties.

Howard began his commercial real estate career in 1994 after joining Fifield Realty Corporation as an associate. Within two years was promoted to Vice President and Principal of the organization. During that time he was actively involved the development and leasing of over 2,000,000 square feet of class A office buildings in the Chicago Metropolitan Area, including: the build to suit of the Quaker Oats headquarters building, 550 West Washington, Windy Point of Schaumburg and The Civic Opera Building.

Prior to founding Dayton Street Partners, Howard was principal with Chicago based Montero Partners, Ltd., a commercial real estate investment firm. Howard’s primary focus at Montero included identifying and underwriting value-add acquisitions as well as fostering broker relationships.

In November of 2006 Howard founded Dayton Street Partners LLC, a commercial real estate investment and development firm based in Chicago, Illinois. The firm is focused on the acquisition and development of key infill industrial and office projects throughout the City of Chicago.

Since its inception, Dayton Street has developed projects such as Chicago’s first speculative 100,000 square foot industrial building at 815 West Pershing Road and the redevelopment of the 50,000 square foot, 920 West Pershing Road.

Howard is also an active board member of the Rolfe Pancreatic Cancer Foundation, Commissioner of the City of Chicago Special Service Area (Stockyards Industrial Park). He lives in the City of Chicago with his wife and two children.

Howard holds a bachelor degree in Regional Development from the University of Arizona.

Allen Johnson has over twenty-five years of professional experience in historic

preservation planning and consulting, with special expertise in state and federal

historic tax credit certification and regulatory review for large commercial

projects. Previously, Allen served as Director of Architectural Review for the

Massachusetts State Historic Preservation Office.

Allen has prepared successful historic tax credit applications for a wide range of

historic rehabilitation projects, including the Wrigley Building, the Old Chicago

Post Office, the Chicago Athletic Association, the Old Colony Building, the

Stony Island Arts Bank, the Chicago Motor Club, and the Rosenwald

Apartments.

Allen has served as guest lecturer on the subject of historic building

development at Harvard University’s Graduate School of Design, Boston

University’s American Studies Department, John Marshall Law School in

Chicago, the College of Architecture at the Illinois Institute of Technology,

School of the Art Institute of Chicago, and the Northwestern University Kellogg

Graduate School of Management. He has also been a featured speaker at

regional and national tax credit workshops and statewide preservation

conferences.

Allen holds a B.A. degree in History, with Honors, from Macalester College in

St. Paul, Minnesota and undertook Master’s Studies in Historic Preservation

Planning at Cornell University.

Joseph Slezak

With nearly two decades of experience in all facets of the real estate investment process, including acquisition, financing, construction management, property management and disposition, Joe guides the short- and long-term vision of 3L as founder and CEO. He oversees operations of all of 3L’s properties and leads business development. In his career, which has spanned 100 properties and 6,000 units in the Midwest region, Joe has played a critical role in more than $500 million in acquisitions, another $500 million in renovations, and $2 billion in financing. Prior to founding 3L, Joe rose through from intern to partner at BJB Partners, where he was central to the design and implementation of efficient-footprint and adaptive-reuse strategies. At BJB, Joe played a central role in designing and implementing the efficient footprint and adaptive re-use strategies he continues to innovate at 3L.

Keith M. Giles has been a pioneer in development in the City of Chicago since 1987. His firm Frankel & Giles has developed many properties including a dozen residential communities in Chicago's South Loop, which catalyzed this now vibrant and diverse neighborhood.

In 2000, Frankel & Giles was recognized by the Chicago Sun Times as Chicago's "City Builder of the Year" and in 2003 for its redevelopment of 888 South Michigan – Chicago's "Best Adaptive Re-Use". This property was also awarded the "2003 Chicago Landmark Award for Preservation Excellence" by the City of Chicago.

Prior to starting his real estate development career, Mr. Giles served as Vice President for Continental Bank (1981-1987) where he was responsible for real estate loans and properties across the United States.

Mr. Giles has an MBA in finance from New York University (1981) and a BA in Psychology from the University of Michigan (1979).

Mr. Michael W. Reschke founded The Prime Group, Inc. in 1982 and since inception, has directed and managed the development and acquisition of over $11.0 billion of institutional-quality real estate projects across the United States. Mr. Reschke continues to manage and direct the private real estate development and investment activities of Prime.

During the 1990’s, Prime achieved the unique distinction of being the founding shareholder of four publicly-traded real estate companies, each one being the successor-in-interest to various operating divisions of Prime. In 1994, Prime organized two publicly-traded real estate companies – Prime Retail, Inc. and Ambassador Apartment, Inc. – which became successors-in-interest to Prime’s retail and multi-family divisions. Michael has almost 30 years of real estate experience and has been involved in over $4 billion of sale/acquisition transactions and over $2 billion of lease transactions.

Recently, Michael was the Senior Director and head of the Chicago Office for American Realty Advisors, an investment advisory firm of institutional real estate. At ARA, Michael focused on asset management overseeing a portfolio of assets as well as a team of asset managers responsible for assets in the eastern half of the United States. Michael was also responsible for initially handling all dispositions for ARA Michael was a rotational member of the Investment Committee for the firm.

Prior to co-founding Spirit Investment Partners in 2009, Mr. Nachman was a founding partner and principal of AMS Real Estate Partners (‘AMSREP’), a New York based real estate investment fund formed to invest in both private and publicly traded real estate assets throughout the capital structure, across all asset types and primary US markets. Mr. Nachman was jointly responsible for all of AMS Real Estate Partners I, LP capital raising, investment decisions, and overall Fund management.

From 2002 to 2007, Mr. Nachman was a Vice President of Hall Financial Group, a private investment company based in Dallas where he helped launch the company’s Structured Finance Group and had direct responsibility for originating, underwriting, and structuring of value added equity and debt real estate investments across all asset types and multiple geographic regions. In addition, Mr. Nachman maintained asset management responsibility for a $200 million structured loan portfolio as well as the Company’s approximately $1.0 billion real estate investment portfolio, including over 7,000 multifamily units. Mr. Nachman received a B.S. from Cornell University.

Lawrence Eppley is a partner in the Corporate Practice Group and Office Managing Partner of the firm's Chicago office. He is also Leader of the firm's Hospitality Team.

Areas of Practice

Lawrence concentrates his practice on acquisitions, real estate finance, development, public and private finance, joint ventures and raising equity, particularly in the hospitality sector.

Previously, Lawrence was general counsel at Potbelly Sandwich Works, one of Chicago's fastest growing companies, and his clients rely on him as their principal outside legal counsel. He often works with middle-market and emerging growth companies, including those in the hospitality and restaurant sectors, and with structured and institutional finance.

Lawrence was named as one of Law360's Hospitality MVPs in both 2013 and 2016 for his extensive work in major transactions geared towards hotel development.

Summary

In the early 20th century, Chicago was the Midwest hub of manufacturing and retail. Chi Town was also home to the world's largest rail hub, as well as one of the largest shipping ports. With a robust economy, commercial space was in high demand. The Chicago skyline continued to grow rapidly and Sullivanesque-style architecture was celebrated.

Today, these early 20th century buildings are attracting new tenants: creative companies looking for inspiring offices, families desiring loft-style apartments, hospitality firms seeking historic space for hotels. One might say, new is out and old is in!
