25 East Washington

Located at the southwest corner of Washington and Wabash, this 1914 office and retail property was originally commissioned to Graham, Anderson, Probst and White, successor to DH Burnham, Co. as the Men’s Annex Building of Marshall Fields & Co, Chicago’s preeminent retail establishment. The traditionally designed structure combines light grey granite and matching terracotta accents in the classic Chicago style. Throughout its more than 100-year history, the building has maintained its original grandeur and charm while adding all modern amenities and functionality.

Currently undergoing its most ambitious transformation since being built, the owners are spending $12 million to transform the entire East Lake Studio-Designed 7th floor into a 17,000 SF Amenity Lounge/Outdoor Patio and Conference Center “like Nothing You’ve Even Seen” to be completed in August 2025. Another $1M is being invested in a top-flight fitness center due to open in January of 2025. 2018 saw the classical modernization and expansion of the main lobby creatively combined imported stone, custom millwork panels and modern lighting to further enhance the original coffered ceiling, marble flooring and solid bronze accents. With completely renovated and modernized elevators and 20 stories of remodeled common areas, we are home to a diverse mix of tech firms, law firms, and some of Chicago’s longest-standing nonprofits.

Craig joined Bradford Allen in 2007 as a Senior Managing Director and in 2014 he was elected to the Midwest Commercial Real Estate Hall of Fame. With over 35 successful years in the commercial real estate industry, Craig is a seasoned and highly motivate professional who provides a wealth of knowledge and experience servicing his clients.

In his Tenant Rep capacity, Craig expertly assists his client base with renewals, relocations, expansions, and renegotiations of their office space leases. Another focus is on not-for-profit clients, including Lambda Legal Defense & Education Fund, Life Span, Heartland health Organization, Thresholds, and TPAN (Test Positive Aware Network).

Others clients receiving long-term assistance include: MainStreet Advisors, where he has completed five transactions over 15 years, including relocations, expansions, and subleasing of excess space; and Ajinomoto Food Ingredients, who have worked with Craig for over 20 years as they have expanded, contracted, and then doubled in size at their O’Hare location. Overall, he has closed over 1,000 transactions, valued in excess of $350 million, and has represented clients in more than 3,000,000 square feet of leasing and sales transactions.

As a Landlord Rep, most recently, Craig has been instrumental in repositioning and turning around properties such as 212 E. Ohio in Streeterville, 314 W. Institute Place and the Kinzie Design Center in River North, and the introduction of a renovated building, 2201 S. Halsted in Pilsen.

Craig lives in Andersonville with his husband and their 13-year-old Shepard mix. He stays active by working out, weight training, and focusing on living a healthy lifestyle. Craig is an avid traveler, having visited five continents, and a devoted Chicago sports fan (as well as the University of Illinois, from which he graduated).
