Bell Works Chicagoland is the former home of the AT&T headquarters, a 150-acre corporate campus located in Hoffman Estates, IL and Chicagoland’s first ‘metroburb’ — a self-contained metropolis in suburbia. Originally built in 1990 as the Ameritech Center, Inspired by Somerset Development is transforming the 1.65-million-square-foot space into a central destination complete with offices, ground-floor retail, dining, residences, community gathering spaces, and more. The transformation will turn a vacant corporate campus into a thriving ‘Main Street’ that serves Hoffman Estates and the surrounding communities. Dirk Lohan, FAIA - who helped design the original Ameritech Center - returns to the project with design firm Wight & Company and NPZ studio+, who led the reimagining of the Bell Works New Jersey Metroburb.

Mr. Germain has senior responsibility for executing the overall strategy of the Company. His responsibilities include

sourcing and originations investment opportunities, oversight of underwriting and due diligence, transaction structuring

and execution, development project management, operations, and asset management.

Prior to co-founding MCB Science + Health, Mr. Germain served as Senior Investment Officer, Investments for Ventas,

Inc., an S&P 500 company and real estate investment trust that owns and manages healthcare, life science, MOB and

senior living properties in North America and the United Kingdom.

As a former member of the Ventas senior leadership team, Germain was responsible for investments within the growing

university, life science, research and innovation center portfolio, the Company’s #1 capital priority. Since inception,

Germain helped grow this portfolio to over $4 billion and over 7MM SF through acquisitions and developments.

Responsible for originating, negotiating, and executing acquisitions and development opportunities, Germain has been

involved in more than

$20 billion completed real estate transactions during his tenure at Ventas.

Germain joined Ventas in 2006. Prior to overseeing the university, life science, research, and innovation center

platform, he served as Director of Acquisitions and Investments for Lillibridge Healthcare Services, a fully integrated

medical office building (MOB) operating company, completing in excess of $4BN in transactions. His earlier roles at Ventas

included asset management of the Company’s MOB and outpatient portfolio where he oversaw operations including

joint venture partnerships, third-party property management, leasing, buildouts, loan compliance, operating and capital

budgeting and financial reporting, as well as roles in acquisitions and corporate finance. He began his career at General

Electric Capital Corporation in the Financial Management Program (FMP).

Germain is a member of the Board of Directors of the Association of University Research Parks (AURP), a dynamic

network of university research parks and innovation district industry leaders. He is a member of the Urban Land

Institute’s University Development and Innovation Council. Germain is a member of the Real Estate Executives Council

(REEC). He served as a member of the Board of Phase 1 Ventures (P1V) from 2016 to 2022, a program from the

Philadelphia Science Center which matches proven entrepreneurs with academic scientists to help move ideas from the

lab to the marketplace by strategically contributing expertise and funding to the commercialization process. He also

served as a Steering Committee member for the Global Institute on Innovation Districts (GIID) from 2019 to 2022. He

serves as Vice President of the Board of High Jump, a non- profit organization that aims to equalize access to education

for Chicago middle school

Somerset Development achieved the nearly unthinkable, transforming the former Bell Labs into the current 2 million-square-foot multifaceted Bell Works in Holmdel. In 2022, that company, where Zucker is CEO and Founder, transformed itself, rebranding to Inspired. “[W]e’re harnessing the lessons from our storied history, and building upon them for a new era of innovative and sustainable redevelopment,” Zucker said over the summer.

Guided by its modern spin on New Urbanism, work is underway in Chicago for the company’s second metroburb and now that there’s a plan in place, Inspired has eyes on developing more of the destinations. The timing could be right for that kind of roll-out, in a post-COVID environment where employers are looking to draw workers back to cooperative spaces.

The company expanded its residential portfolio in 2022 as well, as demand for housing persists, partnering with iStar to make its entrance to Asbury Park with plans for a luxury community located along 5th Avenue. Also in the shore area, the company scooped up 15 acres at the former Fort Monmouth where it plans to build 144 townhouses and 36 affordable units.

Zack Cupkovic

Since joining R2 in 2012, Zack has been directly involved in acquiring +$800 million of real estate assets in markets across the U.S., specifically Creative Office, Experiential Retail & Hospitality, Multifamily, Flex Industrial and Single-Tenant NNN. Zack participates in all fundraising activities at R2, including the development of R2’s Fund strategies (R2 Yield, R2 Flagship).

In 2015, Zack led R2’s Goose Island 2025 masterplan that received recognition in national publications. He has lectured on the subject at multiple Universities. Zack is also a Board Member of Urban Rivers, a non-profit tasked by the City of Chicago with the creation of The Wild Mile, a mile-long eco-park on the east side of Goose Island.

Zack earned his Bachelor’s degree in English Literature & Architecture from Washington University in St. Louis.

Molly is a partner in the Chicago Office of Siegel Jennings, a national property tax law firm. As a litigator and trusted advisor, she collaborates with Owners, Asset Managers, Acquisition teams and Tax Departments to identify, create and execute property tax reduction strategies. She becomes a member of her clients’ management team. Her goal is to maximize and protect the full potential of real estate assets, minimize related tax liabilities, and resolve disputes with tax authorities and government entities.

Molly’s client experience ranges from family owned 1031 portfolios to national commercial investment funds, including special use properties such as hospital campuses to multi-million-dollar manufacturing facilities.

Her comprehensive understanding of the commercial real estate market was developed in part through her time as a real estate broker in the Chicago area prior to starting her legal career. Molly regularly represents clients in hearings before review boards, local assessors’ offices, the

Illinois Property Tax Appeal Board, and the circuit courts.

Kevin Kramer is the Director of Economic Development for the Village of Hoffman Estates, Illinois in the northwest suburbs of Chicago. He’s worked in this position since 2013 after working as a planner and economic developer for Barrington, IL. He has facilitated all types development in Hoffman Estates from entertainment to data center, retail to Metroburbs. He helped found Next Level Northwest, a small business accelerator, and the Greater Chicagoland Advanced Manufacturing Partnership to build a workforce pipeline in the manufacturing industry. He graduated from the University of Illinois with a degree in Urban and Regional Planning.

He became a member of Lambda Alpha in 2020 and serves on several committees including the ICSC Illinois State Committee and the Next Generation Leadership Network, the International Economic Development Council’s Young Professionals Advisory Committee, the Chicago Metropolitan Agency for Planning’s Economic Development Committee and the Young Professionals group for the Illinois Economic Development Association. Kevin has earned his Certified Economic Developer status.

While he loves all things economic development he also loves DIY projects around the house, hiking in the mountains (not in Illinois of course), and reading a book on the deck while enjoying a craft beer, fine whiskey or sparkling water. Kevin lives in the Chicago suburbs with his wife and five children.

Tammy Kelly CCIM, CPM joined EQT Exeter, successor firm to Redwood Capital Group, in 2014 and brings +20

years of experience in asset management, transactions, and investment strategy. She is responsible for the

strategic oversight of the Firm’s investments, assists with underwriting, and oversees tactical dispositions and

is a member of the Firm’s Investment Committee. As a career total, Tammy has transacted over $4B of real

estate investment transactions to include dispositions, acquisitions, loan modifications and refinances.

Prior to Redwood Capital Group, Tammy spent 8 years at Blue Vista Capital Management as Senior Vice

President - Asset Management. Tammy’s responsibilities at Blue Vista included oversight of investments in

the firm’s Middle Market Equity Funds. Prior to her tenure at Blue Vista, Tammy joined Equity Investment

Group as an Investment Associate where she was responsible for overseeing, coordinating, and evaluating

the company’s property acquisitions.

Tammy earned a BA from DePaul University. She is a past President of CREW Chicago and serves on various

committees within CREW Chicago and CREW Network. Tammy was recognized as a Women of Influence in

2022 by Globe Street and Bisnow’s Power Women in Chicago in 2022 and 2014.

Roger Daniel is the founder and President of Daniel Management Group, Inc. He is also President of DMG Leasing (dmgleasing.com), the leasing division of Daniel Management Group, Inc. In these capacities, Roger is responsible for the day-to-day management and leasing of a portfolio consisting of over 2,000 units around the broader Midwest. In 2021, Roger co-founded DMG Capital (dmgcapital.com), a real estate investment firm focused on sourcing, underwriting and structuring multifamily real estate transactions. Prior to creating Daniel Management Group, Inc., Roger held various positions in multifamily leasing, property management, acquisitions, and brokerage. Justin’s experience in commercial real estate includes real estate development, acquisitions, and asset management for office, mixed-use, multifamily, senior housing, for-sale housing, and affordable housing utilizing low-income housing tax credits (LIHTC). Justin began his career in multifamily development with Dominium Development & Acquisition, and has since worked at Levin Realty Advisors, and Walton Street Capital. Justin most recently served as the Chief Investment Officer leading the Investments Group for The John Buck Company “JBC” where he was responsible for acquisitions, capital sourcing, and joint venture structuring for the portfolio. He was also a member of JBC’s Investment Committee and a board member of the Civic Involvement Committee for The John Buck Company Foundation.

His experience includes $2.5B of real estate development and acquisitions, and an additional $3B in disposition and capital transactions within the multifamily, office, and mixed-use asset classes.

Javier joined the Xfinity Communities team in 2019 as Manager of Commercial Development. He led a successful Account Executive team through sales growth and acquisition strategy. Now, Javier brings his 19 years of experience and leadership in the telecom industry to lead and drive MDU growth and expansion in Comcast’s Greater Chicago Region.

Javier was a member of the United States Marine Corps Reserve where he received meritorious promotions and graduated at the top of Military Occupational Specialty class. He attended Northeastern Illinois University and is a member of several organizations including HACIA, IHCC, ASIS, and the Metropolitan Leadership Institute.
