the Central Region of the United States. Prior to joining Realterm, Gianni was a Senior Vice

management of U.S. Industrial Outdoor Storage investments. Prior to NW1 Partners, Gianni

managed acquisitions and asset management projects at Terreno Realty Corporation, and

Nuveen Real Estate. During his tenure, Gianni acquired over $190 million of industrial real

Jared Rubin is a Co-founder and Principal of Range Group, a real estate development and management company focusing on ground up and value add opportunities across asset classes. Jared’s passion for real estate started at a young age while working as a property manager for his family’s real estate company. Jared began his career working with the Real Estate Valuation and Consulting Group at KPMG. Thereafter, he joined Shapack Partners helping it transform Fulton Market from an industrial meat packing area into one of the country’s most vibrant and growth-oriented neighborhoods. At Shapack Partners, his responsibilities included identifying, modeling and exercising intense diligence on acquisition targets across several asset classes, including office, retail, luxury multi-family and hospitality projects.

Jared graduated from the Kelley School of Business at Indiana University with a BS in Finance-Real Estate and lives in Chicago’s Fulton Market with his wife.

Brión Fitzpatrick is the Vice President of Business Development for C&I nationwide at Nexamp. His expertise spans the development of distributed generation and behind-the-meter solar assets, including greenfield projects, rooftops, and car canopies for community solar, and utility feed-in-tariff programs. As VP of C&I at Nexamp, Brión leads the national strategy for the company's C&I deployment. His team plays a crucial role in contributing to Nexamp’s community solar pipeline and supporting Fortune 500 companies with their nationwide clean energy procurement strategies for on-site generation and energy storage.

Since 2008, Brión has developed over 75 projects across 20 states, including a notable 2016 federal project that installed 2.4 megawatts across 12 Federal rooftops for the General Services Administration around the National Mall in Washington DC, involving prestigious locations such as The Smithsonian, The National Archives, and The Natural History Museum. Brión’s previous roles include Head of Project Development at Inman Solar in Georgia from 2008 to 2018, and Director of Project Development at SGC Power in Maryland in 2018, before joining Nexamp in 2019.

Brión is also well-versed in solar policy, emerging solar markets, and the procurement of hard-to-capture incentives. In his spare time, he has held several leadership roles within industry associations, including Vice President of TenneSEIA (Tennessee), Chairman of the Georgia Solar Energy Association (Georgia), and currently serves as Co-Chair of Policy at GeorgiaSEIA (Georgia), playing a pivotal role in the state's legislative strategy. His contributions have been recognized with several awards: he was the recipient of the GA Solar’s Solar Advocate Award in 2010, the Certificate of Appreciation in 2014, and in 2015, he represented Georgia’s solar community in delivering testimony to the EPA in support of Section 111(d) of the Clean Air Act. In 2020, Brión also served as a judge for the Department of Energy’s Solar District Cup. He received his BA in Marketing and Marketing Management from Columbia College Chicago in 2000.

JD Salazar is the Chief Executive Officer of Champion, responsible for the sourcing and acquiring opportunities for the Company throughout major consumption zones and transportation centers in the United States. JD founded Champion in 1997, which went on to become one of the most successful 100% Hispanic owned commercial real estate brokerage companies in the US. JD's career in real estate spans 38 years and includes involvement in over 20 million square feet of industrial lease and sale transactions, and the development of four major Class A business parks in the Chicago Area. JD has extensive experience in sourcing and acquiring transportation related properties and outdoor storage properties. Prior to re­ branding Champion into an Industrial Outdoor Storage (IOS) acquisition, development and management company, JD was one of the two founding members of Industrial Outdoor Ventures (“IOV”). At IOV, JD was a member of the investment Committee and one of five members of the Board of Directors, While at IOV, JD sourced over 50% of the company's acquisitions.

In 2019 JD guided Champion into a strategic investment relationship with Timber Hill Group (“THG”). Since then, Champion and THG have invested over $500,000,000 in IOS properties in Miami FL, Jacksonville FL, Memphis TN, Dallas, Ft. Worth and Laredo TX. Investments include managed truck parking yards, fleet yards, container yards, freight terminals and transload facilities.

Since joining Saxum shortly after its founding, Sean has been instrumental in the growth of the portfolio to include a variety of different asset classes including cold storage, industrial, multifamily and student housing. Sean has led the start and expansion of Saxum’s cold storage platform, which now totals over 3M SF nationally and is recognized among the most active cold storage development platforms in the U.S.

Donna Johnson is a Corporate Attorney who has practiced law in Illinois for more than twenty years. She specializes in regulatory compliance and risk management. During her tenure at Allstate Insurance Company in Northbrook, Illinois, and Allstate Insurance Company of Canada, Donna successfully negotiated with multiple Departments of Insurance to resolve complex regulatory matters. She has also resolved enforcement actions brought by regulatory agencies, saving the company millions of dollars.

As a strategic leader, Donna has counseled business executives on process development and the implementation of compliance and regulatory programs designed to meet business needs and improve operational efficiency. She also managed and supervised litigation for Allstate and previously served as a prosecutor in both Lake and Cook Counties. In addition, she led a company-wide initiative to enhance the retention of female-owned and diverse-owned law firms.

Donna currently serves as the Mayor of Libertyville, now in her second term, and as Chair of the Advocate Condell Governing Council Board. She previously served four terms as Senior Trustee for the Village of Libertyville. Donna is also the President of the Northwest Municipal Conference, where she serves on the Executive Board and is the former Chair of the Transportation Committee. She is an active member of the Metropolitan Mayors Caucus and serves as a Proclaimer in the Ministry at St. Joseph’s Catholic Church. Above all, she is a proud mother of two children.
