Charlotte Office Market Update

Erik is a co-founder of White Point Partners with over 15 years of real estate experience. He focuses on asset management, underwriting, equity and debt structuring, and investor relations. Erik previously served as SVP of Finance for a publicly-traded student housing REIT where he was responsible for capital markets strategies, underwriting, asset management, and managing the joint venture and investor relations programs. Prior to his tenure at the REIT, he worked in J.P. Morgan’s Real Estate & Lodging Investment Banking Group where he advised clients on M&A transactions and raised over $6.5 billion of debt and equity capital. Erik began his career at Wells Fargo, where he provided large real estate firms with acquisition and development financing. Erik received a Master of Business Administration from The University of Texas at Austin and Bachelor of Science in Business Administration from The University of North Carolina at Chapel Hill. He is a member of the Urban Land Institute and serves on the Advisory Board of the McCombs School of Business Real Estate Investment Fund at The University of Texas at Austin.

Patrick Gildea focuses on the disposition and acquisition of office, industrial and mixed use properties throughout the Carolinas on behalf of institutional and private owners and investors. As the leader of one of the top-performing teams in the Carolinas, Patrick has been involved in nearly $8 billion in investment property sales. Through this experience, Patrick has helped to set price-per-square-foot and cap-rate records in Charlotte and the Carolinas. Patrick has been consistently ranked among Charlotte’s top producers, within both CBRE and the market as a whole. His membership in CBRE’s Institutional Properties group provides an intimate and unique knowledge of the institutional capital flows across the United States, along with access to the most aggressive national capital sources at a high level. Prior to joining CBRE, Patrick worked in the commercial loan department at BB&T where he began his career through the company’s distinguished management development program. Patrick is active in numerous professional and civic organizations, and lives in Charlotte with his wife and three children.

Liz Koteles, located in FCP’s Atlanta, GA office, leads the firm’s commercial efforts in the Southeast. She focuses on sourcing, structuring and executing commercial investments and developments throughout several current and expansion markets. Prior to joining FCP, Ms. Koteles was a top producer at JLL, where she represented a variety of ownership groups for their leasing needs across Atlanta. Prior to JLL, Ms. Koteles was a Manager of Corporate Strategy and Business Development for Novelis, Inc., an $11 billion aluminum manufacturer. Ms. Koteles began her career in investment banking with VRA Partners focusing on M&A and private placement advisory services. Ms. Koteles graduated magna cum laude from Washington & Lee University with degrees in Business Administration and Spanish. Ms. Koteles is an active member of NAIOP and ULI.

Peet Poillon serves as Senior Advisor for NFP’s Property & Casualty group where he is responsible for managing client relationships throughout the southeast. His clients are primarily in the Commercial Real Estate, Construction, and Manufacturing industries. NFP has a large focus in the Commercial Real Estate landscape with a national practice that services owners, developers, and property management companies globally. In addition to Property and Casualty, NFP’s services include benefits, retirement, and wealth management. Prior to his career in the insurance industry, Peet coached collegiate lacrosse and played professionally. He currently volunteers with multiple lacrosse organizations in Charlotte and recently joined the board of the Greater Enrichment Program, centered around after school activities for at-risk elementary school aged kids. Peet graduated from UMBC in 2010. He resides in Huntersville, NC with his wife and two children.

Meredith Ball serves as a Senior Vice President where she provides advisory and leasing expertise to institutional investors, real estate firms, and property owners. Meredith handles a portfolio of over 3.5 million SF, for clients including Cousins Properties, LRC Properties, ICM, Bridge Investment Group, New York Life, and Barings. Prior to joining Foundry Commercial, Meredith spent three years as a part of the Asset Services team with Cushman & Wakefield | Thalhimer. Before that, Meredith spent eight years in the Charlotte office of Coldwell Banker Commercial MECA. She earned the distinguished Certified Commercial Investment Member (CCIM) designation in 2009, and served as the President of the Charlotte Region Commercial Board of Realtors (CRCBR) in 2018. Meredith is a graduate of East Carolina University, and has been recognized as one of the Charlotte Business Journal's Forty Under 40, and Women in Business. Sagar Rathie is a Vice President with the Commercial / Mixed Use division at Crescent Communities. He leads all aspects of Crescent’s office, industrial, and retail developments across the Southeast and Southwest, including underwriting, zoning/entitlement, acquiring, design and financing. Sagar has extensive capital markets experience, having collectively raised over $2.5 billion in third party equity and debt throughout his career. Previously, he was Crescent’s Director of Corporate Finance and Investor Relations, and led execution of the Company’s multiyear strategic plan. He currently serves on the Development Advisory Board for UNC’s Biomedical Engineering Department, is an active member of the Urban Land Institute, and heavily involved with the community. Sagar received his Master’s in Business Administration from the University of North Carolina at Chapel Hill, Master’s in Engineering from Duke University, and Bachelor of Science in Biomedical Engineering also from the University of North Carolina at Chapel Hill.

Jeffrey Graham entered the Property Tax Consulting industry with The Stallings Group in 2008 as a Consultant. He aided in the growth of The Stallings Group’s residential property tax appeal portfolio, and worked closely with the Stallings Group team to build his knowledge base in the commercial property side of the industry. Commercial property tax appeals became the focus, and Jeffrey Graham managed accounts for reputable clients such as Hines, Cbre, and Colliers. In 2012 The Stallings Group was sold to Paradigm Tax Group, at which point Jeffrey Graham was offered a position specializing in Commercial property tax appeals around the Southeast. After two years received a promotion to the level of Managing Consultant, which focused on the larger accounts with national portfolios of property. In that position he was involved with client management, new client sales, team building, strategic planning for the Southeast office. Jeffrey Graham consistently led the Southeast office in new clients sales, and learned a great deal about the marketing side of the industry. In 2016 Jeffrey Graham along with Bill Graham formed The Graham Group, which is a southeastern based property tax consulting firm. Jeffrey Graham has taken the roll of managing partner; along with managing client’s partners with Bill in the Growth of the client base, team, and reputation of The Graham Group. Jeffrey Graham and The Graham Group represent clients with Office, retail, Multi-family, Hotel, and Industrial portfolios. Jeffrey Represents clients with portfolios ranging from a single property to well over a hundred. Jeffrey specializes in property valuation thru multiple valuation methods such as Income analysis, comparable property analysis, Sales analysis, and cost of development analysis. Jeffrey has achieved many property value reductions over the years, and worked to partner with property owners and managers to ensure their property tax burdens reduced to favorable levels. One specific property reduction success story involves a Midtown Atlanta trophy office tower; the Fair Market Value of the property was lowered nearly 60 million dollars, which resulted in a tax savings of roughly 1.1 Million dollars. Jeffrey Graham is driven to see The Graham Group grow and build long lasting client relationships. He strives to be an active partner with taxing jurisdictions around the southeast, and continue to build his knowledge base of local legislation and tax laws.

Collin has 20 years of experience designing and planning projects within a variety of markets such as healthcare, mixed-use, urban infill and adaptive reuse, multi-family, commercial, institutional, residential communities, and urban development. Collin founded and was a Co-Managing Principal of Bloc Design in Charlotte for 10 years prior to merging with V3 Companies in March 2022. As a Landscape Architect, he brings a highly developed knowledge and design approach to master planning, site design, and plant ecology integrated with meaningful design principles. His extensive experience allows a creative, solutions-based approach to complex projects, paired with a strong desire to help their clients achieve their vision and goals for their projects. Collin oversees the design team within the Charlotte office, as well as the business development activities.
