Why You Should Attend This Event

Why This Matters:

The industrial sector in Charlotte experienced a measured slowdown in 2025 compared to the rapid pace of activity in preceding years. Elevated vacancy due in large-box assets due largely to a wave of new supply, combined with a slowdown in project starts, led to a more tempered pace of growth many had anticipated for 2025. Heading into 2026, several local dynamics signal reason for optimism. Cooling pace of deliveries, strong asking rents, and a more steady pipeline of active projects show signs of a stabilizing market.

While the largest distribution facilities have faced leasing challenges, manufacturing facilities have gained prominence in the market. Large scale investments highlight Charlotte’s growing status as a manufacturing hub. A number of recent planned projects have been built with flexibility in mind - for either distribution or manufacturing tenants. With continually robust migration to the region, an initial interest rate cut from The Federal Reserve in September 2025, a ‘Fix in 26’ may very well materialize. This event will outline this opportunity for the industrial community in the region.

What You'll Learn:

  • With supply easing, and improved leasing momentum, when will the math make sense for acquisitions and project starts for new communities locally?
  • How are cap rates, rent growth and stabilized occupancy are shaping underwriting heading into 2026?
  • What signals are investors monitoring to reactivate capital at scale?
  • How is the building community viewing the makeup, location, and scale of new projects as deliveries cool?
  • How prepared is the market for a wave of new project starts from a cost and labor availability perspective?
  • How are managers and owners differentiating communities to accelerate lease-up today?
  • How much focus has been shifted towards renewing existing residents, and what best practices are being implemented?
