Why This Matters:
The industrial sector in Charlotte experienced a measured slowdown in 2025 compared to the rapid pace of activity in preceding years. Elevated vacancy due in large-box assets due largely to a wave of new supply, combined with a slowdown in project starts, led to a more tempered pace of growth many had anticipated for 2025. Heading into 2026, several local dynamics signal reason for optimism. Cooling pace of deliveries, strong asking rents, and a more steady pipeline of active projects show signs of a stabilizing market.
While the largest distribution facilities have faced leasing challenges, manufacturing facilities have gained prominence in the market. Large scale investments highlight Charlotte’s growing status as a manufacturing hub. A number of recent planned projects have been built with flexibility in mind - for either distribution or manufacturing tenants. With continually robust migration to the region, an initial interest rate cut from The Federal Reserve in September 2025, a ‘Fix in 26’ may very well materialize.
