Why Attend the Carolinas Data Center Conference & Expo

Why This Matters

The Carolinas have moved past the point where being called an emerging market makes sense, but the region hasn't been fully repriced by capital, power planners or local governments to match that shift. Duke Energy's contracted data center load has surged past 7.6 GB behind a $103 billion capital plan, construction spending in the region is up 32% year over year, and two states are actively rewriting the rules for who pays for grid buildout and how fast local tolerance runs out. Every stakeholder in this room, whether they're deploying capital, running site selection or building the asset, is making decisions in a market where the fundamentals are shifting faster than the playbooks built for Northern Virginia or Texas.

What You'll Learn

  • Which Carolinas submarkets have real power committed behind them and which ones are running on land price and incentives alone

  • How the pending large load tariff decisions in North Carolina and South Carolina are about to change deal economics

  • Where community pushback is strong enough to stall or kill projects, and how to read that risk before it shows up in permitting

  • What's actually constraining construction timelines right now, labor availability, equipment lead times or utility coordination

  • How lenders and equity partners are underwriting speculative powered shells differently than land backed by a signed lease

  • Where modular and prefabricated construction are genuinely compressing delivery schedules versus where that's still a sales pitch

  • What has to be true before capital moves from cautious to aggressive on a multi-phase campus bet in this region

Who You'll Network With

Data center developers and operators, hyperscale and colocation real estate teams, private equity and debt investors active in digital infrastructure, utility and power industry executives, construction and general contracting leadership, economic development officials from North Carolina and South Carolina, site selection consultants, and law firms and advisors working data center transactions across the region.

The State of the Carolinas Data Center Market

The Carolinas data center pitch usually gets told as a land and incentive story, cheap sites, friendly counties, proximity to the Northern Virginia corridor. That's not what's actually gating deal flow right now. Duke Energy's contracted data center load has surged past 7.6 GW behind a $103 billion capital plan, and both states are now running large load tariff dockets that will decide who pays for the buildout. Local tolerance is breaking faster than expected too. Get past the site selector pitch to what's actually deciding outcomes: which submarkets have real power behind them, how tariff design is about to reprice the economics, and how much community pushback this region can absorb before deals move elsewhere.

9:45 AM
10:30 AM
Building and Betting on the Carolinas

Construction execution, capital conviction and how investors, operators and developers are underwriting a market that is no longer emerging but not yet proven at scale. Data center construction spending in the Carolinas is up 32% year over year, straining the same labor pool and equipment lead times developers need to hit hyperscaler delivery schedules. Preleasing nationally is running near 80% of capacity under construction, but speculative powered shells still get priced differently than land with a signed lease behind it. Get into where building and betting actually meet: what keeps a schedule intact when labor and gear are the constraint, where modular delivery is changing timelines versus where it's still marketing, and what has to be true before capital moves from cautious to aggressive.
