As CEO and President, Kendalle leads the strategic direction for the organization and drives policy advocacy for the industry to ensure that Massachusetts life sciences companies have the best environment possible to research, develop, manufacture, and commercialize breakthrough therapies and cures for people around the world.

Pursuing innovation and delivering for members are the hallmarks of Kendalle’s more than 15 years at MassBio, including the launch of several multi-year initiatives focused on realizing a diverse and equitable life sciences industry, supporting the continued growth and sustainability of the industry throughout Massachusetts, and providing resources and solutions to companies across the industry value chain.

Kendalle has played a critical role in MassBio’s growth into the largest life sciences trade association in the world with over 1,600 members. Kendalle has overseen the rebrand of a number of MassBio’s core programs and services, including the MassBioEdge, MassBio’s savings program which offers members access to industry-leading providers and best in class benefit plans, and MassBio’s highly-rated Employee Rewards program. She also led the development of the MassBioHub conference and business center.

In 2022, Kendalle was instrumental in the launch of MassBio’s newest entrepreneurial accelerator program, MassBioDrive and MassBio’s Innovation Week, two initiatives focused on advancing breakthrough science and providing opportunities for innovators from diverse backgrounds in all areas of the life sciences ecosystem. In 2023, she has been the driving force behind MassBio’s launch of Bioversity, a non-profit created to develop new training pathways and create employer connections for underrepresented populations and individuals traditionally left out of the life sciences, starting with a workforce training center in Dorchester featuring industry-aligned certification and upskilling programs. This year, she also originated a collaboration with McKinsey & Co. to host an annual partnering conference, the Align Summit, for early-stage investors, startups, and strategic partners.

Kendalle has earned wide acclaim for her leadership and is active in mentoring and professional organizations. She is ranked number 33 on Boston Magazine’s list of The 150 Most Influential Bostonians in 2023, a 2022 recipient of the Cambridge Chamber of Commerce Inspire Award recognizing outstanding women leaders in the Cambridge community, a 2022 Boston power player as named by Axios, a 2021 executive fellow in the inaugural class of the Civic Action Project Collaborative, and a 2019 Boston Business Journal 40 under 40 honoree which acknowledges a leader’s impact on Massachusetts’ industries. Currently, Kendalle serves as a Director on the Board of The Boston Foundation, Vice Chair of the Eastern New England Board of Directors for the American Cancer Society, a Director on the Board of the Massachusetts Biotechnology Education Foundation (MassBioEd), and an Advisory Committee member for the Suffolk University Law School All Rise Program.

Prior to joining MassBio, Kendalle practiced law in the areas of Estate and Medicaid Planning, Probate and Asset Protection. She graduated cum laude from Sacred Heart University with a B.A. in Economics and Political Science and received her Juris Doctor from Suffolk University Law School. She resides in Haverhill, Massachusetts with her husband and two children.

As an Executive Vice President, Rob is responsible for co-managing Leggat McCall Properties’ development business, playing a key role in client development and serving on the Investment Committee. Rob has expertise in acquisition, development, and project management with key institutional, corporate, and investor clients across a wide array of project types.

Rob brings more than 30 years of experience to the firm. In his career, he has personally developed or managed more than 4 million square feet of projects at an aggregate value/cost of $4 billion. His projects have included build-to-suits, university real estate, corporate relocations, life science facilities, and land transactions.

Prior to joining the Leggat McCall team in 2011, Rob was a Managing Director at JLL where he was responsible for the firm’s development activities in New England and directed a group of more than 30 people. He joined Spaulding & Slye in 1994 and was a Partner of the firm when it was acquired by JLL in 2006.

Kasey Boxleitner is Trane’s Decarb Sales Leader for North America. As the

Decarb Sales Leader, she is responsible for driving the growth of Trane’s

market presence in decarbonization across the US & Canada. Trane’s decarb

scope includes thermal energy storage, electrification of heating, and next

generation refrigerants. She supports the field sales, sales management, and

fulfillment team efforts to develop and implement standard work practices for

strategic growth initiatives.

Kasey Graduated from the University of Wisconsin Madison with a BS in

mechanical engineering. She began her career at Trane as an Account

Manager. During this time, she worked on HVAC system design and

implementation for commercial buildings. After 5 years in the role of account

manager, Kasey moved to business development where she focused on

Trane equipment and controls for life sciences, indoor agriculture, and

healthcare buildings in the Boston market.

Kasey is on the Board of Governors for ASHRAE Boston and is an active

member in NAIOP. In her free time, Kasey enjoys running, biking, reading,

beach volleyball, and volunteering with Youth Enrichment Services.

As Takeda’s head of real estate, facilities, and procurement for the US Region, Chad brings over 25 years of experience to his current role. His career at Takeda stretches over 17 years where he has led and guided teams to success with a specialized focus in finance systems, procurement and corporate real estate. Chad oversees nearly 3 million sq. ft. of real estate, and leads procurement for United States-based commercial business units, while continually improving value, quality, and service across his function. Chad is passionate about growing Takeda’s supplier diversity program to make a powerful impact on businesses and communities that Takeda serves. He holds his bachelor’s degree from the University of Minnesota.

Paul Shapiro, PE, LEED AP is a Senior Account Manager and Mechanical Engineer at AKF. He is respected throughout the AEC industry for his unique brand of technical expertise and ability to advance sophisticated design and construction projects in today’s increasingly complex built environment. Paul’s 30-year track record of delivering efficient and right-sized, yet comfortable and dependable spaces, is emblematic of his holistic approach to projects.

Recently, Paul has been privileged to work with the team at 3737 Market Street and 3675 Market Street in Philadelphia’s innovation district, uCity Square. These buildings consist of Class A office, coworking, laboratory, healthcare and collaborative space. Paul has also been involved in the utility master-planning of the entire site - when complete, uCity Square will span an impressive 6.5 million square feet of mixed-use development.

Paul leverages his knowledge and know-how to provide precise solutions focused on the unique needs of various occupant types across the workplace spectrum, including financial institutions, universities, and cutting-edge life science and medical facilities. With longstanding ties to Pennsylvania and the Delaware Valley, Paul’s leadership is evident in many of the region's groundbreaking projects, such as Philadelphia’s PNC Bank and the Annenberg Public Policy Center at the University of Pennsylvania.

Having earned an MBA in Finance from New York University and a Bachelor of Science in Mechanical Engineering from Cornell University, Paul brings a broad perspective to the classroom where he is an Assistant Professor at Drexel University's School of Architecture.

Matt is a registered architect with 30 years in the field. He founded Fishbrook Design Studio after 15 years of working at larger firms in Boston and Cambridge. He initially focused on institutional as well as hospitality, retail, office and public space projects. As the markets have evolved, Matt is increasingly focused on multi-family and life science projects. The office is located in Haverhill, MA where Matt is a member of the Mayor’s Downtown Development Committee. He energetically advocated for Haverhill’s new Comprehensive Master Plan. Matt is the out-going Chair of the Board of Directors of the Greater Haverhill Chamber of Commerce and is a member of the Chamber's first cohort of the Harvard Business School LEADS program. Matt is a founding member of HAVERHILL.BIZ. He has served on the Historic District Commissions in both Haverhill and Boxford, MA. The father of a twenty three year-old daughter, Matt resides in Cambridge, MA. His wife is a novelist and teaches at the GrubStreet writer's workshop. Matt is a passionate cyclist and has competed in bicycle races all over the country.

Carl J. Rodrigues serves as the Chief Executive Officer for Harvard Allston Land Company (HALC). Prior to joining HALC, Carl completed seven years serving in various real estate and economic development roles for the City of New York. Most recently he served as the Chief Operating Officer of the New York City Economic Development Corporation (NYCEDC) and helped manage key aspects of the agency’s mayoral transition. He also served as Chief of Staff to the NYC Deputy Mayor for Housing and Economic Development, acting under both Deputy Mayors Vicki Been and Alicia Glen. As Chief of Staff, he managed the development, tracking, and improvement of City policy and programs focused on equitable economic growth. Prior to joining NYCEDC, Carl was involved in residential and office acquisitions in Los Angeles and worked in global securities at Goldman Sachs.

Carl grew up in Leominster and earned his B.S. and M.S. in Electrical Engineering from Tufts University. Carl is also a graduate of UCLA’s Anderson School of Management and is a Chartered Financial Analyst.

Douglass E. Karp is involved in all aspects of New England Development's business, including site acquisition, financing, permitting and planning, design, construction and leasing. He manages the firm's retail and mixed-use development projects and works closely with New England Development’s family of companies, including Nantucket Island Resorts, MarketPlace Development, The Pinehills, Newburyport Development, and Old Sandwich Golf Club. He also serves as asset manager for Nantucket Island Resorts, a collection of premier hospitality and retail properties on Nantucket.

In addition to his development and asset management experience, Mr. Karp brings to New England Development the perspective of a retailer, including expertise in market research, real estate development, and marketing. Prior to joining New England Development in 1999, Douglass co-founded Lids, the specialty retail pioneer and leader of officially licensed and branded athletic fashion headgear. Under his leadership, the firm grew to include more than 400 mall-based, airport, and street level stores throughout the country.

Mr. Karp serves on the boards of Boston Children’s Hospital Trust, Boston Youth Sanctuary, Combined Jewish Philanthropies, New England Aquarium, Surmesur, Union College, and the Massachusetts chapter of NAIOP. Douglass also serves on the Board of MGemi and on the Executive Board of Marcus Smart’s YounGameChanger Foundation. He received a B.S. degree from Union College and is a graduate of the Harvard Business School Owner/President Management Executive Education Program.

As BioMed Realty’s community manager, Andrea oversees the community relationships at various stages of development from a project’s inception to delivery, including permitting and design. She is responsible for enhancing the public realm of Canal District Kendall, an award-winning, 10-acre site that engages a mixed-use experience of commercial, residential, retail, performing arts, and outdoor activities. She also manages a variety of place-making and community engagement initiatives as it relates to the 585 Third Street development project, including the City of Cambridge rezoning and special permit process. 585 Third Street is a proposed 16-lab/office building with a significant arts and culture component spanning the first three floors. It includes a 17K sf all-season flexible space on the ground floor and a 350+ seat theater on the floors above.

Tom has been the Executive Director of the Cambridge Redevelopment Authority (CRA) since 2013. He has led the CRA through an organizational restructuring and strategic planning process. He is now facilitating infill development projects in Kendall Square and launching new community investment initiatives citywide. Before coming to the CRA, Tom worked at MassDOT where he wrote sustainable transportation policies, notably the state’s GreenDOT Implementation Plan. Previously, Tom served as the Planning Division Manager of the San Francisco Redevelopment Agency, facilitating the planning, adoption, and implementation of signature revitalization plans along the southeast waterfront of San Francisco. He holds a Masters of City Planning from the University of California and a Bachelor's in Environmental Biology.

Paul Bauer, Practice Area Leader, Real Estate, Finance, and Corporate, is a lawyer representing businesses, individuals and institutions throughout Massachusetts in sophisticated transactions with an emphasis on big real estate projects and challenging commercial law issues. Paul regularly advises developers, mortgage lenders, tenants and property owners across various industry sectors in complex development, acquisition, financing, business planning and leasing transactions – both public and private – including the biggest lease in the history of Boston at the time.

Much of Paul’s real estate experience falls into three areas:

Life science and medical school leasing for landlords and tenants. This includes comprehensive, campus-wide representations, as well as one-off projects.

Higher education real estate development, often for major, iconic institutions. According to Paul, “I’ve also served as counsel to the Massachusetts School Building Authority.”

Privately-held real estate projects, representing developers and owners, often family-owned. “I enjoy working with anyone who has or wants a large building,” Paul says.

Developers, investors and property end-users turn to Paul to plan, negotiate and structure real estate-based projects. He advises clients on multi-party, mixed-use and affordable housing projects. As Paul notes, “I also help a number of real estate companies in a variety of commercial sectors – including office, industrial and retail – in the sale, acquisition, financing, management and leasing of their real property investments.” In addition, he adds, “I also advise income property owners on related issues, including real property acquisitions and sales, property ownership structuring and estate planning for developer clients who hold complicated real estate assets.”

While Paul represents property end-users in most commercial segments, he has significant experience representing entrepreneurs and life science companies of all sizes with respect to their property leasing needs. Paul’s experience includes representing a life science company in one of the largest lease transactions ever to occur in the city of Boston. In addition, Paul represents a number of craft brewers and their brewery facilities. This representation includes leasing, financing and permitting services.

In addition, Paul represents privately-held companies for their structural, financing, and contractual needs. He often works with early-stage companies to provide them the counsel necessary to protect their interests in obtaining contracts, investors and lending facilities. Paul is also a co-editor of the Commercial Real Estate Insight & News blog.

In the community, Paul is Chair of the Advisory Board for the Entrepreneurial Innovation Center at Framingham State University, where he advises the Center on its program helping entrepreneurs develop their ideas and small businesses.
