Mr. Koop serves as Executive Vice President, Boston Region. Prior to his appointment to this position in January 2016, Mr. Koop served as Senior Vice President and Regional Manager of our Boston office. Mr. Koop is responsible for overseeing the operation of our existing regional portfolio in the Boston area, which includes the Prudential Center and Kendall Center. He is also responsible for developing new business opportunities in the area. Prior to joining us in 1999, Mr. Koop served at Trammell Crow Company from 1982 to 1999 where his career covered high-rise office building leasing and the development of commercial office buildings and shopping centers. From 1993 to 1999, his position was Managing Director and Regional Leader for Trammell Crow Company’s New England region, which included all commercial office and shopping center operations. Mr. Koop is a member of the Board of Directors for the Massachusetts Chapter of NAIOP, the Boston Green Ribbon Commission and the Kendall Square Association and previously served as chairman of the Back Bay Association. Mr. Koop received a BBA in 1980 and an MBA in 1982 from Texas Christian University.

Deke is a senior executive at Rubenstein Partners responsible for spearheading the firm’s investment activities in the New England region. Since joining in 2008, key New England investments include 1000 Washington Street, The Center at Innovation Drive, Centerpoint, 55 Walkers Brook Drive and Crossroads Center. He is also a member of Rubenstein Partner’s Investment Committee.

Before joining Rubenstein Partners, Deke spent ten years in various senior management roles at Clarion Partners with responsibilities encompassing acquisitions, capital markets, asset management and property management for multiple property types and risk profiles. He also served as co-chair of ING Clarion’s Sustainability Task Force which developed and implemented the firm’s Sustainable Growth Program promoting green building and smart growth best practices across its investment portfolio and corporate operations. Over this time period, he lead the acquisition of assets totaling in excess of $750 million and directed asset management for various portfolios of assets valued in excess of $1 billion.

Deke graduated from Dartmouth College and earned his MBA from Rice University.

John Hynes, III

John Hynes is the CEO and Managing Partner of Boston Global Investors. Prior to the formation of BGI in April, 2010, Mr. Hynes spent ten years as CEO and Managing Partner for Gale International and served as the driving force in the company’s aggressive expansion both domestically and in Asia. During his tenure at Gale, Mr. Hynes was the deal originator and managing Partner for the successful development of One Lincoln (now known as State Street Financial Center) and initiated Boston’s Seaport Square project. He also secured the massive New Songdo City project, a US $35B, 100 million square foot master planned city near Seoul, South Korea, one of the largest private real estate projects in the world today.Prior to joining Gale, Mr. Hynes spent ten years as a broker with the Codman Company and RM Bradley & Co. and ten years as the local development partner with Lincoln Property Company. During that time he participated in more than three hundred leasing and sales transactions in the Boston market totaling over six million square feet and developed three office projects totaling two million square feet with an aggregate value in excess of one billion dollars.

Currently, Mr. Hynes is focusing on the development of the 6M SF mixed-use Seaport Square project which is to be completed within this decade. John remains committed to and active within the Boston and Cape Cod communities and sits on the board of several non-profits and professional organizations. John is a graduate of Harvard College where he captained the 1980 hockey team.

Kimberly Sherman Stamler

Kimberly Sherman Stamler is the President of Related Beal where she is responsible for the overall management of the firm. Ms. Sherman Stamler leads the company in its pursuit of new development and deal opportunities, and in all financing activities across the Boston business units.

In her previous roles at Related Beal and Related, Ms. Sherman Stamler worked with the Related Beal platform on various transactions across all asset classes including The Beverly, Boston’s largest affordable and workforce housing development in 25 years, the Quinzani Bakery site acquisition in the South End and the execution and management several Related Fund Management developments including The Arlington in the Back Bay. Other recent projects in Boston include Lovejoy Wharf, home to residences on Lovejoy Wharf and the new headquarters for Converse, Inc., and the redevelopment of Congress Square in downtown Boston, which was previously Fidelity's headquarters.

Throughout her career, Ms. Sherman Stamler has been responsible for more than $5 billion of development in virtually every sector of the real estate industry—acquisitions, financing, and development, with oversight on leasing, marketing, operations and sales. Ms. Sherman Stamler joined Related Companies in 1999 and was previously responsible for overseeing Related’s residential operating portfolio and the retail within this portfolio. Ms. Sherman Stamler worked on the expansion of Related into Chicago and was the development executive on The Clarendon and One Back Bay in Boston, beginning her work on that project in 2003. In partnership with Hudson Companies, Ms. Sherman Stamler has been responsible for the development of five buildings and retail at Riverwalk on Roosevelt Island in New York City as well as for the evolution of this 19 acre site to a community, adding new park space, and local and national retailers.

Ms. Sherman Stamler graduated with a Bachelor of Arts degree from the University of Pennsylvania with a major in Urban Studies. Ms. Sherman Stamler sits on the boards of the Rose Kennedy Greenway Conservancy, Habitat for Humanity Greater Boston and the Boston Municipal Research Bureau. She is a member of the Greater Boston Chamber of Commerce's Regional Real Estate Development Leadership Council. Ms. Sherman Stamler also sits on the board of Nontraditional Employment for Women (NEW). Previously, she was a PENCIL partner with the New York City public schools, and a David Rockefeller fellow through the Partnership for New York City. Ms. Sherman Stamler is a member of the Sam Zell and Robert Lurie Real Estate Center at The Wharton School of the University of Pennslyvania. Most recently, Ms. Sherman Stamler was recongnized as a 2017 Power 50 Newsmaker by the Boston Business Journal.

Douglass E. Karp is involved in all aspects of New England Development's business, including site acquisition, financing, permitting and planning, design, construction and leasing. He manages the firm's retail and mixed-use development projects and works closely with New England Development’s family of companies, including Nantucket Island Resorts, MarketPlace Development, The Pinehills, Newburyport Development, and Old Sandwich Golf Club. He also serves as asset manager for Nantucket Island Resorts, a collection of premier hospitality and retail properties on Nantucket.

In addition to his development and asset management experience, Mr. Karp brings to New England Development the perspective of a retailer, including expertise in market research, real estate development, and marketing. Prior to joining New England Development in 1999, Douglass co-founded Lids, the specialty retail pioneer and leader of officially licensed and branded athletic fashion headgear. Under his leadership, the firm grew to include more than 400 mall-based, airport, and street level stores throughout the country.

Mr. Karp serves on the boards of Boston Children’s Hospital Trust, Boston Youth Sanctuary, Combined Jewish Philanthropies, New England Aquarium, Surmesur, Union College, and the Massachusetts chapter of NAIOP. Douglass also serves on the Board of MGemi and on the Executive Board of Marcus Smart’s YounGameChanger Foundation. He received a B.S. degree from Union College and is a graduate of the Harvard Business School Owner/President Management Executive Education Program.

Richard Friedman

Friedman is the President and CEO of Carpenter and Company Inc., a hospitality and luxury

residential real estate development firm based in Cambridge, MA. He is known for his creative

approach to hotel developments, the reuse of historic structures, and transformative mixed-use

projects.

Friedman is the visionary behind the famed transformation of the former Charles Street Jail, a

historic landmark on the National Register of Historic Places, into the beloved Liberty Hotel in

Boston, MA; the Charles Square Mixed-Use development, a vibrant destination that includes The

Charles Hotel in Cambridge, MA; and New England’s tallest residential building, Four Seasons

Private Residences One Dalton Street, Boston, which The Council on Tall Buildings and Urban

Habitat recently recognized as a best tall building worldwide. Carpenter also developed Iceland’s

first five-star hotel, The Reykjavik EDITION, as well as St. Regis San Francisco, and various

other Four Seasons, Hyatt, and Marriot hotels. As a former long-term member of the Board of

Directors of Four Seasons, Friedman was actively involved in the company’s global expansion

and design quality. His firm is currently developing Four Seasons Hotel and Private Residences

Dallas, Turtle Creek.

Friedman’s contributions to the public realm have been recognized with a variety of awards,

including Man of the Year from Boston Preservation Alliance; the Icon Award from Boston

University School of Hospitality; Developer of Year from Americas Lodging Investment

Summit; and Man of the Year from Rogerson Communities.

Beyond real estate, Friedman is known for his long-standing dedication to civic service,

philanthropy, and education. During the Clinton Administration, he served as Chairman of the

National Capital Planning Commission, the federal government’s central planning agency for the

National Capital Region. President Barack Obama appointed Friedman to the President’s Export

Council, where he served as Vice Chairman of the sub-committee advising on U.S. travel and

tourism policy and he is also the founder of the Interagency Security Task Force.

Friedman’s board participation spans across various organizations and nonprofits, such as the

Steppingstone Foundation, an organization that named him Man of the Year; Bridge Fund; John

F. Kennedy Presidential Library and Museum; PNC Bank – New England; Johnny Rockets, Inc.;

GateHouse Media, Inc.; and the Dartmouth College Real Estate Committee. He is a recipient of a

Certificate of Appreciation Award from Harvard Business School and has been recognized by the

Boston Minuteman Council of the Boy Scouts of America with a Good Scout Award.

Friedman is a graduate of Dartmouth College. He is an avid skier and served as the Harvard Ski

Team Head Coach from 1965-1971.

As Co-President, Mahmood is responsible for co-managing Leggat McCall Properties and identifying new business opportunities. As a senior principal in the firm, he is a member of LMP’s Investment Committee and Executive Committee.

During the past 30 years with Leggat McCall Properties, Mahmood has had an active role in more than $2 billion worth of investment and development activities. Prior to his current role, he held the position of Chief Operating Officer for the company and was responsible for LMP’s third-party, fee-for-services activities, which were in excess of 14 million square feet of real estate. Prior to that, Mahmood was the Senior Vice President of Leggat McCall Properties, directing the Company’s Mid‑Atlantic development activities from Washington, D.C.

Mahmood is currently acting as a real estate advisor to several institutional owners, including Harvard University, Northeastern University, Tufts University and The First Church of Christ, Scientist on a wide range of strategic and transactional real estate matters.

Prior to joining Leggat McCall Properties in 1983, Mahmood worked in general contracting and civil/structural consulting in the Boston area.

Sue Hawkes

Sue Hawkes served as the Senior Vice President for the Codman Company in Boston for 13 years before joining The Collaborative Companies as Partner and Managing Director in 1997, acquiring TCC and Velocity Marketing in 2008. The Collaborative Companies was acquired by Realogy/NRT in 2016. Ms. Hawkes is a recognized leader in the new construction industry and consults throughout the country. Active in the building industry, she served on the National Association of Home Builders Executive Committee (NAHB), as Chairman of the New England Builders Conference, and as Trustee of both the Institute of Residential Marketing (MIRM) and the National Sales and Marketing Council, the latter of which she has chaired. Ms. Hawkes has also served as President of the Builders Association of Greater Boston.

TCC has been involved in culminating over $14 billion in residential sales transactions and represents most of the region’s premier developers including: Samuels & Associates, National Development, New England Development, The Davis Companies, The Related Companies, Federal Realty, Boston Properties, Lendlease, Nordbloom, Corcoran Co and WS Development, Hines, Fallon Companies, Fortis Companies, among others. Her extensive construction background and diverse marketing expertise has made her insight invaluable to ground up developments, both urban and suburban mixed use.

TCC has established itself as Greater Boston’s foremost leader in market research, design development and project positioning for Master Planned Communities under Ms. Hawkes’ tutelage.

Ms. Hawkes was awarded the NAHB “Bill Molster Award” for industry excellence, the highest honor awarded by the NAHB. She was honored by her alma mater, St. Lawrence University, as recipient of the Alumnae Leadership Award as well as Bisnow's 2023 Women Of The Year recipient and Builders Association Hall Of Fame. She currently serves on the Board of Directors for both Cushing Academy and the Alfond Youth Center in Waterville, ME.

Prior to founding KIG Real Estate Advisors (“KIG”), Mr. Krebs has over 25-years of real estate investment

and development experience ranging from institutional investment management at UBS and JP Morgan

to opening and leading the vertically integrated private equity firm Normandy Real Estate Partners

Boston office.

KIG operates under two ventures, Strategic Land Ventures (www.strategiclandventures.com) and

Washington Square Ventures (www.wsvllc.com), platforms that focus on residential development from

land acquisition and permitting through vertical development. KIG has a strong track record of the

successful re-zoning and permitting of its sites under special permit and Chapter 40b, creating significant

land value prior to the vertical development of its projects. KIG currently has 580 units in 5 apartment

projects under development throughout the Boston Metro, totaling over $225 million in total

development cost.

Prior to founding KIG, Mr. Krebs was a Partner at Normandy Real Estate Partners, responsible for

opening and overseeing Normandy's Boston office. During his 10 years at Normandy, Krebs built a $2

billion dollar office and residential portfolio with notable projects including the foreclosure,

repositioning, and sale of the John Hancock Building (now 200 Clarendon), the acquisition and

repositioning 99 Summer Street in downtown Boston, assembling and permitting Center 128 in

Needham, a 2 million square foot mixed project which included the development of Trip Advisors Global

HQ, and the permitting, design and development of Troy Boston, a 378-unit residential project in

Boston’s South End, co-developed with Gerding Edlen.

Mr. Krebs began his career in New York holding positions with global investment management firms UBS

and JP Morgan. While at JP Morgan, Mr. Krebs held the title of Senior Vice President and team leader,

responsible for more than $4 billion in real estate investment and development on the East Coast. At

UBS, Krebs was an Assistant Vice President, investing more than $500 million in equity into real estate

for pension funds and foreign investors. Mr. Krebs is a graduate from Providence College and has a MBA

in Finance from Fordham University.

Jason Dunn is a Partner in the Firm's Real Estate group and has a wide-ranging practice that encompasses all aspects of commercial real estate, with a focus on representing domestic and foreign institutional clients in equity and debt investments in North American real estate and infrastructure through funds, joint ventures, and REITs. Through his representation of tax-exempt and foreign investors, Jason has experience with tax and ERISA transaction structures. Other aspects of Jason’s commercial real estate practice include acquisitions and dispositions, occupancy and ground leases, sale-leasebacks, development and financing. Jason is Co-Chair of the firm's International Investors group.

Representative Experience:

Represented a foreign pension fund investor in connection with its joint venture and commingled fund investments in U.S. real estate, including:

50% investment in a joint venture to acquire market dominant malls throughout the United States. To-date, the joint venture has invested in centers having a gross asset value in excess of $4 billion.

Anchor investment in a commingled fund with capital commitments of $500 million to $1 billion that is targeting a value-add investment strategy in real estate assets located in major markets of the United States, with an emphasis on commercial office.

Represented a U.S. corporate pension fund investor in connection with its direct investments in all sectors of U.S. real estate, including:

$50 million equity commitment to a $240 million (levered) multi-state retail acquisition program investment with a publicly-traded REIT.

$30 million equity commitment to a $900 million (levered) acquisition and development program that targets rent-stabilized multi-family residential projects in New York City.

Represented a real estate joint venture in the formation of a rollup joint venture consisting of approximately 3 million square feet of U.S. retail properties, and the sale of The Mall at Green Hills in Nashville, Tennessee and The Gardens on El Paseo and El Paseo Village in Palm Desert, California to The Taubman Realty Group Limited Partnership for $560 million (consisting of assumed debt, UPREIT partnership units and installment notes).

Represented a real estate joint venture in the formation of a joint venture to acquire and develop a portfolio of transportation-related cargo and warehouse distribution facilities at or near major airports throughout the U.S. The joint venture currently holds a portfolio of over 35 properties totaling over 10 million square feet.

Represented a private secondary school in connection with the sale and partial lease-back of its campus in Northfield, Massachusetts (approximately 225 acres and 450,000 square feet of building area).

Represented a golf course development company in connection with its development of the Liberty National Golf Club in Jersey City, NJ, including: land acquisition (assembly of parcels through contract with local redevelopment agency); joint venture with local developer; NJ brownfield redevelopment program; golf course membership documents; and JV recapitalization.

Represented a private non-profit in connection with its joint development with Leggat McCall Properties of Waltham Woods Corporate Center in Waltham, Massachusetts, and its ground lease to Raytheon Company for the development of its world headquarters building.

Doug Poutasse is Executive Vice President and Head of Strategy at Bentall Kennedy, with overall responsibility for directing the Canadian and U.S. research teams. He serves on Bentall Kennedy’s Group Management Committee, and U.S. Executive and Investment Committees. Doug has over 30 years of experience as an economic analyst and forecaster. Prior to joining Bentall Kennedy in 2010, Doug served as the Executive Director of The National Council of Real Estate Investment Fiduciaries (NCREIF), and chaired the Real Estate Information Standards Board from 2007- 2010. Prior to his work at NCREIF, Doug was the Chief Investment Strategist for AEW Capital Management, where he chaired the Investment Policy Group, was a standing member of the Investment Committee and oversaw AEW Research, the firm’s in-house research group. Prior to joining AEW in 1991, Doug was with F.W. Dodge, where he managed real estate and construction forecasting, and with DRI/McGraw-Hill as Manager of Metropolitan Forecasting. Doug holds a BA from Harvard University. He is a member of the Urban Land Institute and the Pension Real Estate Association (PREA). In 2005, PREA awarded Doug the Graaskamp Award for his high- quality research in the area of institutional investment in real estate.
