Bryan wants to bring great design and architecture to Boston’s neighborhoods. Those are some of the elements of the local real estate landscape that have kept him so engaged for the past 12 years – creating buildings that preserve Boston’s culture and character but are timeless and contemporary.

Prior to co-founding Transom, Bryan gained experience generating, financing, and managing Related Beal’s portfolio of value-add and development opportunities. With specific examples including Congress Square and the Quinzani assemblage in the South End, Bryan was part of a team that helped Related Beal acquire a $1.7 billion pipeline of urban core development in Boston. Prior to Related Beal, Bryan was Director of Acquisitions for Beacon Communities.

Bryan received his Bachelor of Science in finance from the University of Florida and his Master of Science in real estate development from Massachusetts Institute of Technology. He is a Certified General Real Estate Appraiser, a LEED Accredited Professional, and a Licensed Real Estate Salesperson. He has co-authored and published several articles and research pieces, including ‘An Autopsy of Unlevered Real Estate Returns’ and ‘Sophisticated Sensitivity: Can Developers Guess Smarter?’ He currently sits on the MIT Center for Real Estate Alumni Association Committee and the NAIOP Education Committee.

Prior to founding KIG Real Estate Advisors (“KIG”), Mr. Krebs has over 25-years of real estate investment

and development experience ranging from institutional investment management at UBS and JP Morgan

to opening and leading the vertically integrated private equity firm Normandy Real Estate Partners

Boston office.

KIG operates under two ventures, Strategic Land Ventures (www.strategiclandventures.com) and

Washington Square Ventures (www.wsvllc.com), platforms that focus on residential development from

land acquisition and permitting through vertical development. KIG has a strong track record of the

successful re-zoning and permitting of its sites under special permit and Chapter 40b, creating significant

land value prior to the vertical development of its projects. KIG currently has 580 units in 5 apartment

projects under development throughout the Boston Metro, totaling over $225 million in total

development cost.

Prior to founding KIG, Mr. Krebs was a Partner at Normandy Real Estate Partners, responsible for

opening and overseeing Normandy's Boston office. During his 10 years at Normandy, Krebs built a $2

billion dollar office and residential portfolio with notable projects including the foreclosure,

repositioning, and sale of the John Hancock Building (now 200 Clarendon), the acquisition and

repositioning 99 Summer Street in downtown Boston, assembling and permitting Center 128 in

Needham, a 2 million square foot mixed project which included the development of Trip Advisors Global

HQ, and the permitting, design and development of Troy Boston, a 378-unit residential project in

Boston’s South End, co-developed with Gerding Edlen.

Mr. Krebs began his career in New York holding positions with global investment management firms UBS

and JP Morgan. While at JP Morgan, Mr. Krebs held the title of Senior Vice President and team leader,

responsible for more than $4 billion in real estate investment and development on the East Coast. At

UBS, Krebs was an Assistant Vice President, investing more than $500 million in equity into real estate

for pension funds and foreign investors. Mr. Krebs is a graduate from Providence College and has a MBA

in Finance from Fordham University.

CHR also has significant experience and expertise in third party condominium management, development and property sales.

Since founding the Company in 1969, Mr. Zuker has expanded CHR’s market share from its base of operations in Brookline, Massachusetts, to Metropolitan Boston and its surrounding suburbs and Rhode Island. Joe Hanley is a Partner and Director at the Boston law firm of McDermott,

Quilty, Miller & Hanley, LLP, where he specializes in land use, zoning,

licensing and administrative law.  His practice includes over 25 years of

experience in the State and Municipal regulatory process for large to mid-

scale real estate developments in the mixed-use, residential, commercial,

hospitality, biotechnology/life sciences and institutional sectors. With

specific expertise in the Boston Planning Department’s Article 80 Large

Project Review process, Planned Development Area adoptions by the

Boston Zoning Commission and Board of Appeal cases for Special Permits

and Variances, he has successfully entitled hundreds of client projects with

millions of square feet of development throughout the City of Boston.

Joe is Vice President of the Board of Directors for the Back Bay Association

Chrystal Kornegay currently serves as Chief Executive Officer of MassHousing which lends over $1

billion annually to produce and preserve affordable rental housing and create homeownership

opportunities for low- and moderate-income borrowers. Under Chrystal’s leadership,

MassHousing launched a highly successful Down Payment Assistance program; secured over

$80 million to expand its Workforce Housing initiative; and developed a nationally recognized

program for homeownership production in communities of color.

Before joining MassHousing, Chrystal served as the Baker-Polito Administration’s

Undersecretary for Housing and Community Development where she successfully advocated to

increase state capital dollars for affordable housing by almost 18%; partnered to increase rental

subsidies for low income families by 42%; and collaborated to dramatically reduce the number

of homeless families in motels.

Prior to her work as Undersecretary, Chrystal was President and Chief Executive Officer at

Urban Edge, one of New England’s largest community development corporations. She is

credited with leading the organization’s financial transformation, resulting in a $3 million

increase in the Agency’s net asset position.

Chrystal serves on the boards of the Massachusetts Department of Transportation and the

Massachusetts Bay Transit Authority, the National Housing Trust and is a member of the Federal

Home Loan Bank of Boston’s Advisory Committee. Chrystal holds a Master’s in City Planning

from the Massachusetts Institute of Technology and a B.A. from Hunter College.

Nav brings deep business expertise in strategy, innovation, operations, business development, and risk to all his client engagements. An expert in the use of Six Sigma methodologies for product development and process design, Nav holds 15 patents.

He works with pharmaceutical companies to enhance R&D productivity, with contract-research organizations to strengthen performance, and with private-equity players that invest in a variety of science- and medicine-intensive areas. He also works with public-sector organizations to refine strategy and operations.

Nav spearheads McKinsey’s knowledge initiatives on R&D productivity in the pharmaceutical industry and leads our Center for Asset Optimization. Clark Ziegler

Massachusetts Housing Partnership

Clark Ziegler is Executive Director of the Massachusetts Housing Partnership, a quasi-public state agency that finances affordable rental housing, provides mortgage financing for first-time home buyers, provides technical assistance for housing and neighborhood development, and is a major contributor to state housing policy. He has been with MHP since its inception in 1985 and has been chief executive since 1990. During his tenure MHP has delivered financing or technical assistance in nearly every city and town in the Commonwealth, including financing for more than 23,000 units of affordable rental housing and more than 20,000 affordable homes for low-income first-time buyers. In total MHP has delivered $4.9 billion in below-market financing either directly or through participating banks.

Between 1976 and 1981, Mr. Ziegler was in Washington, DC as an LBJ Intern, legislative assistant and then administrative assistant (chief of staff) to Massachusetts Congressman Robert Drinan, where he specialized in energy, environmental, budget and tax policy and staffed the House Subcommittee on Environment, Energy and Natural Resources. From 1983 to 1985 he was Deputy Director of Development and Public Affairs at the Massachusetts Bay Transportation Authority.

Mr. Ziegler serves as a governor's appointee on the board of the Community Economic Development Assistance Corporation, which provides financing and technical assistance to community-based nonprofits across Massachusetts. He chairs the board of the Housing Partnership Fund, a federally-certified community development financial institution and a lending affiliate of the Housing Partnership Network, an organization that brings together the nation's leading housing and community development nonprofits. He also serves as a director of the National Association of Affordable Housing Lenders, which represents leading banks and nonprofit loan funds across the U.S. engaged in community development lending.

As an Ipswich resident Mr. Ziegler served as chairman and as a 15-year member of the town’s Finance Committee, overseeing local spending on municipal government and public education and making recommendations on zoning and all other matters before town meeting. In 2006 he received the Community Service Award from Citizens Housing and Planning Association and in 2011 the Boston Globe named him one of the top ten innovators in Massachusetts.

He has a bachelor's degree from Hampshire College and a master's degree in public policy from the Kennedy School at Harvard University.

Gwendolyn Noyes

Gwen Noyes has been a partner of Oaktree Development and its predecessor, Unihab Inc, since 1973, when Arthur Klipfel and she founded Unihab. Her work in these multi-family housing development companies has been focused to date in Cambridge and several metropolitan Boston cities. Trained as an architect, she has been the designer and partner in charge of many complete renovations and new communities totaling several hundred units. Frequently working in neighborhoods that are apprehensive or resistant to change, Ms Noyes has gained substantial experience in successfully permitting Oaktree’s projects. She helps neighborhoods to envision the contribution that an Oaktree community will bring. She also led in the sociologically complex formation and development of the Cambridge Co-housing community, an award winning, and nationally acclaimed example of environmentally responsible design. Gwen and her husband, Arthur Klipfel, live in this community.

Ms Noyes has a Master of Architecture degree (honors) from the University of Pennsylvania and a Bachelor of Arts from Vassar College. She has lived and worked in Cambridge, MA for thirty eight years, though she enjoyed brief working stints in Japan, Denmark, and NYC. She has traveled extensively and served as an officer and President of the Board for the Cambridge Center for Adult Education. She has also served as a founding trustee on the City of Cambridge’s Affordable Housing Trust, and is a member of Cambridge Friends' Meeting (Quaker), where she heads the EarthCare Witness Committee. Growing up on an organic farm in Illinois provided the 'germ' for Gwen's concern for the environment, and has long found expression in the design of energy efficient, transit oriented, high-quality, multifamily housing that fosters a sense of community.

As a member of Mayor Martin J. Walsh’s Cabinet, Chief Dillon acts as advisor to Mayor Walsh on housing issues in the City, including the execution of the Walsh Administration’s housing plan Housing a Changing City: Boston 2030, and its Action Plan to End Veteran and Chronic Homelessness in Boston 2015-2018. She oversees the management of the Boston Home Center, the Neighborhood Housing Development team, the Real Estate Management and Sales team, and spearheads the City’s efforts around housing Boston’s homeless. In addition, she leads the Office of Housing Stability, which Mayor Walsh created in 2016 and charged with protecting residents’ tenancies in Boston’s competitive real estate market. This work includes managing a staff of 150 and a budget of $83 million, which includes federal grants from the U.S Department of Housing and Urban Development.

Prior to her appointment as Chief of Housing, Sheila served as the Director of the Bureau of Rental Assistance at the Massachusetts Department of Housing and Community Development. She has also served as Deputy Director of DND’s Neighborhood Housing Division and as Deputy Director of Housing for the Boston Redevelopment Authority.

Prior to her work in government, Sheila was the Director of Real Estate at the Massachusetts Housing Partnership and the Director of Development for the Dorchester Bay Economic Development Corporation.

Ms. Dillon received her undergraduate degree from the State University of New York, an M.B.A. from Suffolk University, and a M.A. in Psychology from Pepperdine University. She currently lives in Boston with her husband and two children.

Nancy oversees operations for an apartment portfolio of over 37,000 units across 135 communities containing over 700,000 square feet of retail in New Jersey, New York, Pennsylvania, Connecticut, and Massachusetts. Nancy works in conjunction with the executive team to drive performance at the property level and provide strategic support to both her clients and team.

Throughout her career in property management, Nancy has led the completion of over 100 lease-ups in various markets. During her time as Senior Vice President, she led a team of eight regional managers focused on expanding operations from the Mid-Atlantic into New England. President Jordan Warshaw is a 25-year industry veteran. He began his career as a real estate and zoning attorney and spent the next 15 years working at Boston real estate firms The Druker Company and The Davis Companies prior to founding Noannet in 2011. Mr. Warshaw is a current or past board member of The Winsor School, Boston Center for the Arts, Stop Handgun Violence, Topf Center for Dance Education, Voice of Reason and Westwood Girls’ Softball, is the Chair of Winsor’s Facilities Committee, a member of the Roxbury Latin Alumni Leadership Giving Council, and has coached more youth soccer, softball and baseball teams than he can count. He is a member of various real estate-related professional organizations, and has been a speaker on multiple occasions for NAIOP, REFA and Bisnow.

Mr. Warshaw is a graduate of The Roxbury Latin School, Yale University, and the University of Virginia School of Law. Kevin Sheehan is senior managing director of real estate for the Greystar Northeast region, which includes offices in Washington D.C., Philadelphia, New York City, and Boston. In his role, Kevin oversees property management operations, third-party business development, and client relationships. He also assists the company’s investment and development platforms in expanding throughout the region. Kevin’s expertise includes managing portfolios and teams across wide geographic areas, as well as managing various asset types, including high-rise, garden, urban, suburban, lease-up, and renovation. Prior to joining Greystar in 2010, Kevin served as president of management operations at Bainbridge, an East Coast multifamily development and investment firm operating from Florida through the Mid-Atlantic. Before his Bainbridge role, he was a senior vice president with Bozzuto, where he oversaw a portfolio of class A assets in Washington D.C., Philadelphia, and New Jersey. Kevin started his multifamily career managing apartment communities at Oakwood Worldwide, progressively working his way up in the organization to positions of higher responsibility.

Establishing Studio G Architects in 1991, she leads by example to demonstrate the power of public interest architecture. Her projects include housing, K-12 schools, higher education, and early learning centers, commercial buildings, and community centers. She artfully resolves complex functional, social and programmatic concerns, particularly those that integrate building, neighborhood, and urban scales. Gail is committed to designing sustainable communities: green, mixed use, transit-oriented places that support a diverse population. She advocates zero net energy as the target against which to measure every project’s performance. She is a member of the AIA College of Fellows, CREW Boston, US Green Building Council, Living Building Challenge, Citizens Housing and Planning Association, and AIA CAE Leadership Group / Co-Chair of Early Childhood Learning Subcommittee. Prior to leading the EV charging station program, James was the Eversource energy efficiency liaison for the City of Boston. James currently serves on the Cambridge New Mobility Blueprint Advisory Group, and is recognized locally and nationally as an expert on topics related to EV infrastructure and utility-municipal partnerships to achieve carbon reduction goals.

Rick Haughey is Vice President, Industry Technology Initiatives. He works to create an ecosystem that fosters technology-facilitated innovation in the apartment sector by providing educational resources, creating networking opportunities to share best practices, convening experts, and implementing member-driven initiatives that move the industry forward. Rick works closely with four member committees focused on Technology, Telecom, Marketing and Innovation and run by industry leaders who guide the NMHC program of work in these areas. Working with the NMHC Director of Programming and NMHC colleagues, he executes the annual OPTECH Conference & Exposition.

Prior to joining NMHC, Rick spent many years at the Urban Land Institute, where he was Director of Multifamily Development and authored numerous publications. Rick served as Senior Fellow at the National Housing Conference, and has worked as a planner at the town, county and regional levels and as a market analyst. Rick holds a Master of Science in Real Estate from Johns Hopkins University and a Bachelor of Arts in Urban Planning from the University of Maryland.

Greg Bates is Chief Operating Officer of GID and serves on the Executive Committee and on the Investment Committee of GID. As COO, Mr. Bates is responsible for managing the Portfolio and Asset Management Group; sourcing new equity capital relationships and managing the ongoing relationship with GID’s existing institutional equity partners; providing direct management oversight of GID’s hedge fund businesses; and investigating and recommending new business line investments for GID.

Previously, Mr. Bates worked at privately-owned Building and Land Technology (“BLT”) in Stamford, CT where he built and led BLT’s third-party real estate private equity platform. Prior to BLT, Mr. Bates was an executive at GE Real Estate and served the company in various capacities over a 17-year career. While there, he was the General Manager of the Americas for GE Real Estate’s Investment Management platform and the Managing Director of GE Real Estate’s principal investing business. Prior to those responsibilities, Mr. Bates served as Managing Director of the Multifamily sector, overseeing GE Real Estate’s $5 billion portfolio of joint venture investments.

Mr. Bates received a BA degree from Dartmouth College and an MBA from Harvard Business School.

Andrew Chaban is the Chief Executive Officer of Princeton Properties. He is considered to be one of the foremost industry experts in the field of rehabilitation and management of multifamily rental housing.

Locally, Andrew is the past President of the North East Builders Association of Massachusetts, past President of the Rental Housing Association of the Greater Boston Real Estate Board and a Board Member, Public Policy Committee Member and a past State Representative to the National Association of Home Builders for the Home Builders & Remodelers Association of Massachusetts. Andrew was chosen as one of the “125 Leaders Making a Difference” by Banker & Tradesman of Boston, MA and was the recipient of the B’nai Brith Man of the Year Award.

Andrew is a Member of the Tufts University Tisch College Board of Advisors and a past Member of the Tufts University Trustee Buildings & Grounds Committee. He is also a past Chairman of the Pike School Board of Trustees in Andover, MA.

Andrew is also very involved with the National Association of Home Builders. Currently Andrew is an Executive Board Member, a Life Director and a Capital Club Member. Andrew has been Chairman of the Association Planning Committee, the Housing Finance Committee, the Public Affairs Committee and the State & Local Government Affairs Committee. He has been the Chairman of the Federal Government Affairs Committee twice, Chairman of the Capital Club, Chairman of the Resolutions Committee twice, Multifamily Chairman twice and he has organized and lead the Budget & Finance Committee and its Investments Sub-committee three times. Andrew was the founding Chairman of the Housing Credit Certification Board, responsible for credentialing tax credit compliance professionals.

These prestigious national awards include Best Multifamily Rehab, Best Asset Turnaround, Property Manager of the Year and the Property Management Firm of the Year. Brian Salyards is a Principal with PGIM Real Estate Finance. In this role, he is responsible for the direct origination of multifamily debt across the United States, through Freddie Mac; Fannie Mae; FHA; the life company portfolio; CMBS executions and the company's proprietary balance sheet/bridge loan programs. Brian is located in Boston.

Brian has more than 25 years of experience in the real estate industry, with considerable experience in commercial real estate finance. Prior to joining the company in 2011, Brian was with Deutsche Bank Berkshire Mortgage (now Berkeley Point Capital), where he served from 2001 to 2011. In that capacity, he originated more than $1.3 billion in multifamily loans. Earlier, he was a senior regional underwriter with Berkshire Mortgage Finance. Brian began his career by forming his own real estate company, J&B Home Realty, which he ran successfully for 10 years. As co-owner, he was involved in the acquisition, investment, sale and leasing of single family and multifamily properties in Massachusetts and New Hampshire.

Brian received a Bachelor of Science degree in business administration from the University of New Hampshire Whittemore School of Business and Economics. He also earned a certificate in real estate finance from Boston University.

Andrew Gnazzo, managing director, is responsible for originating market rate and affordable multifamily loans, with a primary emphasis on the Northeast region of the United States. Mr. Gnazzo has been with Walker & Dunlop for ten years, with production in excess of $3.5 billion, primarily through agency and HUD executions.

Previously, Mr. Gnazzo served as managing director at CWCapital, LLC where he closed over 82 loans in 22 states with an aggregate loan volume of over $1.65 billion through Fannie Mae, Freddie Mac, and HUD executions. Previously, Mr. Gnazzo served as vice president at Deutsche Bank Berkshire Mortgage, Inc., where he was directly involved in over $1.5 billion worth of Fannie Mae and Freddie Mac multifamily transactions.

In her new position at The Davis Companies, Edwards will play a key role in pursuing value-add, opportunistic and Opportunity Zone transactions.

Edwards is a past member of the Rental Housing Association Board of Directors and, the Legislative Committee at Preservation Massachusetts, the Historic Tax Credit Coalition at National Trust, and the Legislative Leadership Committee of National Housing & Rehabilitation Association. She was the recipient of the 2010 Preservation Massachusetts Paul E. Tsongas Profiles in Preservation Award.

In addition, Edwards currently sits on the board of Real Estate Finance Association at the Greater Boston Real Estate Board where she is also a member of the Government Affairs Committee. Todd Trehubenko has 30 years of experience in financing and structuring complex apartment transactions, with a strong emphasis on affordable and mixed-income housing. Over the course of his career, he has personally arranged over 230 transactions through a wide variety of capital sources, including FHA, the GSEs, banks, life insurance companies, and state housing finance agencies.

Todd has held senior executive positions at multifamily lenders Walker & Dunlop and CWCapital and previously was CEO of Recap Real Estate Advisors, a nationally-recognized provider of advisory and transaction services for multifamily housing. He has also twice worked for HUD, beginning his career as a specialist in FHA-insured apartment financing and then later accepting a special senior executive appointment to advise HUD's Office of Sustainable Housing and Communities on its Landmark Retrofit Initiative in New York City. Todd is active in numerous industry organizations and additionally serves on the Medfield (MA) Affordable Housing Trust and as chair of the Medfield State Hospital Development Committee. Paul is the founder and President of Cornerstone Realty Capital LLC. In the past 15 years, Cornerstone has become one of the top commercial mortgage brokerage firms in New England. Its clientele includes some of the best known and respected owner/operators in the business.

Paul started his career as a commercial lender with National Westminster Bank in New York City in 1985. Over the subsequent 15 years, Paul worked for several banks managing real estate lending teams as well as commercial real estate and corporate workout groups responsible for restructuring and disposing of commercial loans and assets.

Paul left banking in 1999 to join The Mount Vernon Company, Inc., a privately held company that owns and manages multifamily, office and retail properties in the Boston area. While at Mount Vernon, Paul restructured millions of dollars in loans and implemented a program to dispose of under-performing assets to create value and liquidity using the 1031 exchange process for acquiring new properties.

Paul is a member of the Board of Directors of the Rental Housing Association, a Division of the Greater Boston Real Estate Board and is a past President and member of the New England Chapter of CCIM. Paul is a graduate of Babson College and was awarded the CCIM real estate designation. He is the TomorrowNite Benefactor Committee Co-Chair which raises over $500,000 annually for Saint Jude Children’s Hospital.

finance, HUD and the regulation of capital markets. Dave has over 30 years of

experience in real estate capital markets, banking and the sustainable energy

markets. Before joining the Council, Dave ran DJB Enterprises whose primary

focus was advisory services focused on the financial and energy markets for new

business opportunities from inception through execution. He also spent 16 years

at Freddie Mac in a variety of leadership roles within their Capital Markets groups

focused both on the single and multifamily markets. Dave holds a BS in Chemical

Engineering and an MBA in Finance from the University of Maryland.
