FORUM is a state-of-the-art life science building located at 60 Guest Street in the Boston Landing campus in Allston/Brighton, Massachusetts. The nine-story structure comprises 355,000 rentable square feet of state-of-the-art office/lab space and a robust amenity program featuring a multi-purpose ground-floor with an art gallery and café open to the public, an amenity center for tenants, and outdoor spaces at key locations throughout the building. The building accommodates a ratio of 60% lab space to 40% office space, with floorplates on floors two through nine accommodating multiple or single tenants. Prioritizing connectivity and advanced laboratory infrastructure, FORUM contributes to Boston Landings diverse mix of uses and strengthens Allston/Brightons emerging life science cluster.

Mr. Sykes is Managing Director of Accordia Partners, LLC, a Boston based real estate investment and development company. Accordia executes large scale public-private real estate projects with a goal of financial and socially responsible investing success.

Previously, Mr. Sykes was the head of an urban investment, development and redevelopment commercial real estate equity fund for select institutional investors called Urban Strategy America Fund, L.P. The Fund was a true “triple bottom-line fund” focusing on investment returns, economic development and environmental sustainability. Mr. Sykes is responsible for the supervision of the partnership equity placement, the identification of investments and the day-to-day business operations of the USA Fund.

Kirk Sykes combines his professional training and hands-on experience in the areas of finance, investment, development, design and construction to create customized responses to the complex issues of urban real estate development. His approach is grounded in the bottom-line driven perspective gained during his tenure as Chairman of The Federal Reserve Bank of Boston and various other for-profit and non-profit board affiliations. Mr. Sykes acts as an Advisor to Basis Investment Group, a commercial real estate debt investment platform, where he provides strategic guidance and input on mezzanine debt and preferred equity investments in connection with construction loans.

Mr. Sykes has been a speaker at Harvard University Business School & Kennedy School of Government, University of Pennsylvania Wharton School of Business, MIT Sloan School of Management and Center for Real Estate, Cornell University Real Estate Program and The League of Historical Cities of the World Conferences in Japan, Turkey and Australia.

Mr. Sykes attended the Harvard University Business School, Owners and Presidents Management Program, the MIT Center for Real Estate Development Commercial Development Executive Program and the L’Ecole Polytechnique in Paris, France. He earned his Bachelor of Architecture from Cornell University.

Mr. Stephen N. Faber serves as an Executive Vice President of Related Beal, LLC. Mr. Faber served as Senior Vice President and Partner of Related Beal, LLC(also known as The Beal Companies, LLP). Mr. Faber oversees asset and property management of Beal owned and managed real estate as well as development of real estate investments. His diverse experience includes management, leasing, sale and development of individual assets and portfolio management for a variety of property types: research and development, office, retail, multi-family and planned unit developments. Mr. Faber has managed assets in seventeen different markets from Jacksonville, Florida to Seattle, Washington. He has significant systems design and implementation experience, and has authored and published detailed Policy and Procedure Manuals for property operations. Prior to joining Beal and Company, Inc., Mr. Faber was Vice President of Property Management with the Rubin Organization in Philadelphia. Mr. Faber was responsible for the management of over 5,000 apartment and condominium residences in five states. Preceding his employment at the Rubin Organization, Mr. Faber was Director of Property Management for Liberty Real Estate Group, a Boston-based real estate subsidiary of Liberty Mutual Insurance Company, where he developed a fee management subsidiary serving institutions, partnerships, and individuals. Mr. Faber is a Member of Building Owners & Managers Association (BOMA) and National Association of Industrial and Office Properties (NAIOP). Mr. Faber received a BS degree in Business Administration from Boston University.

Joe Mamayek

Throughout his 30+year career, Joe has approached architecture as a means to explore new frontiers, provide environmental stewardship, and foster connections with communities. Life science, his current focus, is closely linked to these objectives.

Joe joined SGA in October 2020 because he was impressed with the quality of the firm’s design innovation, its commitment to excellence, and the level of talent exhibited by the staff. In his new role, he oversees several projects for life science organizations in the Boston region. He establishes the design vision for these commissions, but also collaborates on their execution. Joe’s previous experience encompasses a variety of building types, including research,

hospitality, healthcare, residential, corporate, and mixed-use. During his tenures at design firms HDR and TRO Jung|Brannen, he led many award-winning projects honored by such organizations as the American Institute of Architects, the Boston Society of Architects, the National Trust for Historic Preservation, and Preservation Massachusetts. Early in his career, he won the Rotch Traveling Scholarship, an annual two-stage design competition that enabled him to travel overseas for a year to study architecture.

Joe earned a Bachelor of Architecture and a Bachelor of Environmental Design from the University of Minnesota. One of his favorite activities outside of the office is traveling internationally to learn about local ecosystems. He also sketches regularly, often exhibiting his work at events. Other hobbies include cycling, gardening, and beekeeping. He observes:

“Pollinators are key to the ecosystem. Beekeeping and gardening allow me to engage in stewardship of the environment, and several of my hobbies allow me to explore and discover advances in the built world. I don’t leave my passion at work.”

Jared Eigerman is a land use attorney with a joint degree in city planning and decades

of practical experience, starting with internships at the Cambridge Historical

Commission and the Boston Redevelopment Authority. Admitted in both California and

Massachusetts, Attorney Eigerman began his career as a Deputy City Attorney (land

use team) for the City & County of San Francisco before entering private practice, first

in the San Francisco Bay Area and, since 2008, in Greater Boston. He represents

residential, commercial, institutional, and governmental owners, developers, and

investors to secure all land use permits at the federal, state, and local levels, at many

scales and for a wide range of use types, including life sciences projects. His expertise

includes entitlements, due diligence, strategy, community outreach, writing, and editing.

He is a longstanding member of the American Planning Association (planning.org) and

the Urban Land Institute (uli.org), and served four terms on the City Council of

Newburyport, Massachusetts, his birthplace and home. He currently serves on

Newburyport’s Zoning Board of Appeals, as well as on the board of Street Lab, a

nonprofit based in New York City that creates and shares extraordinary programs for

public space to improve the urban environment (streetlab.org). His interests include

history, cities, and traveling with family and friends. Attorney Eigerman has an

undergraduate degree in Modern European History from Harvard College, an M.C.P.

from the University of California, Berkeley, and a J.D. from the University of California,

Law San Francisco (formerly Hastings College of the Law).

Before BGI, John spent 4 years working in the finance and construction industries in Boston, North Carolina, and Miami. John holds a bachelor’s degree from Boston College and lives in South Boston.

Andrew Krenning is the associate managing director of the Boston office. He oversees local employees, monitors the office’s financial performance, and spearheads business development.

Before joining Syska, Krenning spent 15 years at Siemens Industry, Inc., rising from the position of design engineer to solutions sales manager – construction. In the latter position he led a team of construction sales professionals, estimators, business development executives, and pre-construction project experts for the Eastern Massachusetts and Rhode Island market.

A resident of Chelmsford, Massachusetts, Mr. Krenning earned a Bachelor of Science degree from Northeastern University. He is a certified project management professional (PMP) and a member of the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE), the International Society for Pharmaceutical Engineering (ISPE), New England Healthcare Engineers’ Society (NEHES), the American Society for Health Care Engineering (ASHE), and the International Institute for Sustainable Laboratories (I2SL).

Abigail is an Associate Principal at HGA. She has designed R&D and manufacturing facilities for industry-leading clients such as Gilead Sciences and Stanford University as well as life science core & shell projects, turn-key spec suites and lab conversions for developer clients. She understands the overlapping forces of tenant requirements, developer deal metrics, and community needs. Abigail’s specialty is marrying detailed planning and programming, with bold design thinking, and rigorous execution. She holds a B.A. from the University of Pennsylvania and a Masters in Architecture from the University of Michigan. In her free time, she serves on the Planning Board in Watertown and chases two lively toddlers around playgrounds throughout the Boston metro area.

John Swift, a partner and the global science and technology practice leader, has more than 30 years of experience in high performance building systems engineering design. He has delivered solutions for research, commercial and academic facilities that require effective and reliable infrastructure for the optimization of occupant health, safety and comfort, while minimizing energy and water consumption. He is recognized as an authority in the profession, helping write standards for the American Society of Heating, Refrigeration and Air- Conditioning Engineers (ASHRAE), the Environmental Protection Agency – and has been an official reviewer for NIH grant submissions since 2009. His portfolio includes developments for leading research institutions such as Draper, Novartis, Brown University, MIT, and Harvard Medical School. Karen is a health and safety professional with a molecular biology background who collaborates with biotechnology companies and real estate developers across the country to develop and maintain safety programs for laboratories and the buildings which house them. Her specialties in the safety field include , OSHA regulations, emergency preparedness, ergonomics, biological and chemical safety, radiation safety, general office safety, and controlled substances. During her tenure at Safety Partners she has authored various training programs including “Real Estate Facilities Training for Multi-tenant Lab Buildings” and “Ergonomics for Working at Home.”

She began her career in scientific research at Brigham and Women’s Hospital and her specialties in molecular biology include antibody applications, protein expression and purification, subcloning, and cell culture.

In addition to her 15+ years of safety experience, Karen holds a BS in Biochemistry/Biophysics from Rensselaer Polytechnic Institute and a Master of Liberal Arts in Management from Harvard University.
