Meredith is based in Boston and manages Beacon Capital Partner’s debt financing activities. Before joining Beacon in 2018, Meredith was a Director with Boston Properties, where she most recently managed the company's joint venture relationships, and previously was responsible for acquisitions, dispositions, and financings as a member of the Finance-Capital Markets Group. She also held roles with the Investment Sales team at Studley, and as a structured corporate finance analyst at Citigroup. Meredith received her Bachelor of Science degree in Commerce from the University of Virginia and holds the Chartered Financial Analyst (CFA) designation.

As Senior Vice President of Capital and Investments at Samuels & Associates, Steve Spinale leads capital strategies for S&A and its projects, the defining and execution of investment strategies, as well as sourcing new capital relationships and investment opportunities. Steve brings with him extensive experience structuring institutional real estate transactions across various sectors including office, life sciences, multifamily, industrial, retail and land assets.

Prior to joining Samuels & Associates, Steve was the Head of Investments and Capital Markets at Greatland Realty Partners, and the Executive Director at J.P. Morgan Asset Management. Throughout his career in real estate investment and development, Steve has led the acquisition and capitalization of transactions valued in excess of $5.0B. Attracted to S&A’s culture of creativity and focus on community, Steve is excited to be a part of the firm’s team.

In his free time, Steve enjoys helping coach his kids in their sport of choice, being active outdoors, and exploring new cities and neighborhoods. He also takes the time to participate in volunteer opportunities with Community Servings, Heading Home, and the Boston Athletic Academy. Steve is a member of Urban Land Institute, the Real Estate Finance Association, and the National Multifamily Housing Council, and earned a Bachelor of Science degree in Finance from Bentley University.

Brett Paulsrud

Brett is a Senior Managing Director and co-head of JLL

Capital Markets Boston office, leading the Debt and

Equity Placement team. With more than 20 years of real

estate experience, Brett has participated in the

capitalization of a broad range of property types,

including multi-housing, industrial, office, retail,

hospitality, life science and mixed-use projects. His

experience spans underwriting, structuring, and

marketing transactions which include construction

financing, conventional permanent financing, bridge

financing, mezzanine debt, preferred equity and joint

venture equity. He focuses primarily on debt and equity

placement transactions for all property types. Over the

course of his career, he’s been involved in the

underwriting and marketing of more than $20 billion in

closed commercial real estate transactions. Brett started

with JLL and its predecessor company, HFF, in May

2011.

Matthew J. Bonney is a tax partner with over 25 years of experience focusing on all facets of his clients’ business and tax needs. He specializes in working with clients in the real estate sector, including owners/operators, developers, investors, private real estate funds, and REITS. He also advises law firms and a range of clients in the music, manufacturing, technology, and restaurant industries, as well as high net worth individuals.

For his real estate clients, Matt provides a deep expertise in deal planning, structuring, and reviewing, helping clients to acquire, manage, and sell properties while limiting tax risks. He has a wide breadth of knowledge and experience in federal, state, and local tax credits, as well as managing investor relationships, analyzing internal controls, and assisting with financing opportunities.

As a tax specialist, Matt also provides a range of general tax compliance and reporting services, including representing clients before government taxing authorities.

Jeffrey is responsible for the structuring and successful execution of real estate credit and equity as well as overseeing Cottonwood’s financial operations. Jeffrey also possesses broad experience in the evaluation and execution of distressed credit and special situations investments. Prior to joining Cottonwood, Jeffrey was with Lazard where he specialized in distressed debt, restructuring and recapitalization transactions across multiple industries, both in the U.S. and abroad. Jeffrey received a B.S. in Business Administration, with concentrations in finance and accounting, from Georgetown University, where he graduated magna cum laude.

Mike comes to Nuveen Green Capital with a background in lighting controls and utility efficiency program implementation. He is a Certified Energy Manager, and a Certified Lighting Efficiency professional endorsed by ACEEE. He has a passion for business development working with contractors to design, implement, and sell unique energy solutions that best match their customer’s needs.

In his spare time Mike is a happily terrible golfer and enjoys traveling whenever the chance arises.
