Chrystal Kornegay currently serves as Chief Executive Officer of MassHousing which lends over $1

billion annually to produce and preserve affordable rental housing and create homeownership

opportunities for low- and moderate-income borrowers. Under Chrystal’s leadership,

MassHousing launched a highly successful Down Payment Assistance program; secured over

$80 million to expand its Workforce Housing initiative; and developed a nationally recognized

program for homeownership production in communities of color.

Before joining MassHousing, Chrystal served as the Baker-Polito Administration’s

Undersecretary for Housing and Community Development where she successfully advocated to

increase state capital dollars for affordable housing by almost 18%; partnered to increase rental

subsidies for low income families by 42%; and collaborated to dramatically reduce the number

of homeless families in motels.

Prior to her work as Undersecretary, Chrystal was President and Chief Executive Officer at

Urban Edge, one of New England’s largest community development corporations. She is

credited with leading the organization’s financial transformation, resulting in a $3 million

increase in the Agency’s net asset position.

Chrystal serves on the boards of the Massachusetts Department of Transportation and the

Massachusetts Bay Transit Authority, the National Housing Trust and is a member of the Federal

Home Loan Bank of Boston’s Advisory Committee. Chrystal holds a Master’s in City Planning

from the Massachusetts Institute of Technology and a B.A. from Hunter College.

Felicia Jacques joined Maloney in 2011 to launch our real estate development division. Ms. Jacques is responsible for managing development initiatives for third parties and on our own account, leveraging key relationships and engaging sponsors to enhance development opportunities.

Ms. Jacques has over 20 years of experience guiding mixed-use and mixed-income real estate development projects from concept to completion. Prior to joining Maloney, Ms. Jacques served as the Director of Development for the Northeast Region for The Community Builders, Inc., where she implemented and executed the full range of development services for this national nonprofit developer of affordable residential and commercial real estate projects in urban and suburban areas. While there, Ms. Jacques led the real estate team in the company’s largest single transaction of The Charlesview Residences in Allston, MA, a $157 million project of 478,000 square feet, 340 mixed use, mixed income rental and condominium units, retail and commercial space along with infrastructure improvements and an underground parking garage. Ms. Jacques received her undergraduate degree in Architecture from The University of Texas at Austin and holds a MS in Development from Columbia University

Michael Kim is an award-winning architect, leading a practice which spans residential, commercial and institutional clients. He has served on several public boards including a term as Chairman of the state Designer Selection Board. He is the recipient of thirteen PRISM Awards and named in the final DESIGN 100 by Metropolitan Home Magazine. His design was the subject of a case study in the book Universal Design for the Home, He was the ASID featured speaker on residential accessibility. Michael Kim's work has appeared in over two dozen publications and television broadcasts, including “New England Dream Home” and “This Old House”. Susan Connelly joined Housing Opportunities Unlimited in May 2020 as Chief Operating Officer and Principal. Working as part of HOU's executive team, HOU is growing nationally with an emphasis on New York City. Now, with 100 employees, HOU continues its 40-year commitment to diversity. Over 80% of HOU's 100-person team are BIPOC. Susan has over 35 years of experience in affordable and public housing. In her roles with private developers, Susan oversaw the permitting, design, finance, and construction of over 4,200 units of new and rehabilitated affordable housing in the greater Boston and Mid-Atlantic markets. She has worked with the multiple regulatory requirements of private, federal, and state finance resources, including HOPE VI, LIHTC, Historic Tax Credits, HOME, and Section 8. Before joining HOU, Susan was the Director of Community Assistance at the Massachusetts Housing Partnership (MHP), a quasi-public agency. For 16 years, Susan led and supported a team effort to seed affordable housing across the Commonwealth. She worked closely with the state's Department of Housing and Community Development (DHCD) on several policy issues, including the effort to create a public finance product to leverage private capital to replace state public housing. Susan has supported community input processes as a representative of the state, as a developer, and as an affordable housing manager. She was first introduced to affordable housing in Boston in 1986 as a member of the HOU relocation team at Columbia Point, the first federal public housing development converted to mixed-income, mixed-finance, and privately managed. Today, Harbor Point is a 1,200-unit community, and HOU continues to provide resident services. Susan holds a degree in Economics from the University of Vermont. She is the Treasurer of the Board of Commissioners for the Cambridge Housing Authority, co-chair of the Real Estate Advisory Committee, the Urban Land Institute/Boston, and a founding member of the Women’s Development Collaborative based in San Francisco.

Matt Grosshandler, Bald Hill Builders' VP of Operations, has more than 28 years of residential and commercial building experience. Matt is responsible for providing senior-level management and oversight to all Bald Hill Builders' projects, aligning project operations with company goals. Matt is a past President and Executive Board Member of the Friends of Hebrew Senior Life, where he is a Trustee and serves on the Real Estate Task Force. Through his work with Hebrew SeniorLife, Matt has actively been involved with the development of several Affordable Housing projects, currently the St. Therese Residences in Everett, MA. As a leader in adopting new building solutions, Matt was invited to participate in a study with the Commonwealth of Massachusetts' Department of Housing to consider modular construction as a more widely accepted practice. Under Matt's tutelage, BHB was recognized as one of "Boston’s Best and Brightest Companies to Work For" in 2021, as well as "Boston Business Journals Largest Women-Owned Business" in 2021. Matt has earned both a Bachelor of Science in Building Sciences and an MBA from Rensselaer Polytechnic Institute in Troy, NY. He is a LEED Accredited Professional as well as a Certified Passive House Builder and OSHA 10 trainer. In addition, Matt was named one of New England's Top Young Professionals by Engineering News-Record.

Jennifer Schultz is a partner at the law firm Nixon Peabody, LLP, and the Leader of the Nationwide Real Estate Development Team. Jenn specializes personally on large-scale complex mixed-use development in and around the Boston area, Worcester, and Providence, RI. She and her team have successfully permitted over 10 million square feet of development over the last 6 years, including over 4 million square feet of lab/R&D space. Nixon’s national development team includes more than 26 lawyers and professional staff across seven offices.

Leslie has over twenty years of affordable housing, commercial, and community development experience in the private, public, and non-profit sectors. Currently, she serves as the CEO of Madison Park Development Corporation, one of the largest community development corporations in Massachusetts. Leslie’s community development experience includes asset management, acquisition, planning, financial feasibility, financing, design, and construction for residential, commercial, and mixed-use properties previously with the Jamaica Plain Neighborhood Development Corporation. In her role at the as Program Developer at the Massachusetts Department of Housing and Community Development, she assisted public housing authorities with mixed-finance, private affordable housing, and non-residential development. She also brings housing and commercial lending and investment experience from her work as a loan officer with the Massachusetts Housing Partnership Fund, Community Economic Development Assistance Corporation and as a Principal Advisor at Recap Advisors.

Leslie currently serves on the boards of the Children’s Investment Fund, the Boston Preservation Alliance, and the loan committees of the Life Initiative and the Massachusetts Housing Investment Corporation. She is a former board member of Jamaica Plain Neighborhood Development Corporation, HomeStart , and the Boston Employment Commission . She resides in Roslindale with her three children.

Nick Boehm serves as the Vice President of Affordable Acquisitions. His responsibilities include sourcing and project managing all aspects of the acquisition and development process of affordable housing properties in the New England area, from initial deal sourcing and underwriting through closing and stabilization. Mr. Boehm most recently served as Director of Acquisitions at Redwood Housing, where he led the company’s acquisition activities and established meaningful relationships with affordable housing owner-operators and local housing authorities throughout the country. Before joining Redwood Housing, he held various positions at private investment firms that focused on investing in real estate and public securities. Mr. Boehm holds a Bachelor of Arts in Economics from Amherst College and is a Chartered Financial Analyst (CFA) Charterholder.

Since joining Trinity in 2010, Dan Drazen has led interdisciplinary project teams to design, finance, permit and construct multifamily development projects in Rhode Island and Massachusetts. He managed the project team for 60 King, the $23 million conversion of a vacant historic mill building in the Olneyville neighborhood of Providence into 60 units of affordable and market-rate housing. The redevelopment of 60 King saved a historically significant structure, remediated a contaminated Brownfields site and reconnected this isolated building to the rest of the surrounding neighborhood. Dan also oversaw the rehabilitation of RIHousing’s former Glenark Landing and Ashley Court properties, a $13-million, 89-unit redevelopment of two existing, occupied apartment buildings in the Constitution Hill neighborhood of Woonsocket. This project was financed with 4% LIHTCs secured through RIHousing, federal historic tax credits, and additional state and local sources.

From 2017 through 2019, Dan spearheaded Trinity’s $46 million adaptive reuse of the historic Van Brodie Mill building in Lawrence, Massachusetts, into 102 units of mixed-income housing. Trinity’s program for Van Brodie Mill – renamed Arlington Point – responded to the lack of affordable housing in the area by creating units at 30% and 60% of area median income (AMI), and Workforce Housing units at 61-80% of AMI. Like his work in Providence, the financing structure for 60 King leveraged both 9% and 4% LIHTCs, federal and state historic tax credits, as well as state and city affordable housing funding programs.

Dan holds a BA in political science from Lewis & Clark College in Portland, Oregon and an MBA from Boston University.

Aeron Hodges, AIA, is a Principal at Stantec Architecture. Based in the Boston office, she has led designs for developers in high-barriers-to-entry markets while balancing unique requirements of municipalities, residential trends, and multifamily economics to deliver high quality market-rate and affordable residential communities. Her broad ranging experience, including multifamily housing, workplace, commercial/mixed-use, and public projects, informs the innovative yet practical solutions she develops for clients. Her recent projects include the Parker, Miscella and Montaje at Assembly Row, and 800 Spring Garden. As co-founder of WHAT’S IN, a design initiative pushing for innovative & affordable housing solutions, she received the ONEin3 Impact Award from Boston for being an outstanding civic leader under age 35. Aeron was also a Plym Travel Fellow from the University of Illinois Urbana Champaign, during which she investigated replicable housing typologies from Europe.

Dana LeWinter joined MHP in 2023. She directs MHP’s community assistance, data and policy, and public affairs teams. She leads MHP’s efforts to expand the supply and affordability of housing in the Commonwealth through research and analysis, legislation and public policy, education and training for local officials and community leaders, and technical assistance supporting local housing development.

Most recently she was director of the Municipal Engagement Initiative for Citizens’ Housing and Planning Association (CHAPA). Earlier in her career she was executive director of the Massachusetts Community and Banking Council (now the Partnership for Financial Equity), which brings together banks and community leaders to increase the availability of credit and financial services in low- and moderate-income communities and communities of color in the Commonwealth.

She earned her master’s degree in urban and environmental policy and planning at Tufts University and her bachelor’s degree in sociology from Brandeis University.

Ben Wan, a Principal with RODE Architects, has a passion for exploring the many ways that design can function within the complex layering of urban settings. His experience stretches across a diverse range of project types, including deep expertise in multifamily and affordable housing. Ben is currently working on a number of projects with affordable components, including 52 New Street, a 106-unit, 100% affordable housing development in East Cambridge designed to Passive House energy standards.

Rick Muraida joined Rockland Trust in 2013 and is SVP, Director of Commercial Real Estate Lending. He is responsible for developing and expanding the bank’s Commercial Lending efforts in the Greater Boston. He is also responsible for the bank’s affordable housing lending and investment throughout the franchise.

Prior to joining Rockland Trust, Rick held senior level positions at Eagle Bank, Boston Private Bank & Trust, Anglo Irish Bank, Eastern Bank, Fleet National Bank, and Bank of Boston.

He currently serves on the loan committee for the Massachusetts Housing Partnership Fund (MHP), is Board Treasurer for the Community Economic Development Assistance Corporation (CEDAC), is a Board Member of MetroHousing Boston, a Member of the Policy Leadership Council for the Citizens Housing and Planning Association (CHAPA) and the Board of Overseers of the South Shore Conservatory and the Boston Symphony Orchestra Business Partners Advisory Council. He is also a member of the National Association of Industrial and Office Properties (NAIOP). He is past chairman of both the Loan and Investment Committees of the Massachusetts Housing Investment Corp. (MHIC) and a former Board Member of the Affordable Housing Investors Council (AHIC) and a former member of the Boston Local Initiative Support Corporation (LISC) Advisory Committee.

He is a graduate of Boston University and the MIT Center for Real Estate Minority Developers Executive Program and the LeadBoston program.
