Chrystal Kornegay currently serves as Chief Executive Officer of MassHousing which lends over $1

billion annually to produce and preserve affordable rental housing and create homeownership

opportunities for low- and moderate-income borrowers. Under Chrystal’s leadership,

MassHousing launched a highly successful Down Payment Assistance program; secured over

$80 million to expand its Workforce Housing initiative; and developed a nationally recognized

program for homeownership production in communities of color.

Before joining MassHousing, Chrystal served as the Baker-Polito Administration’s

Undersecretary for Housing and Community Development where she successfully advocated to

increase state capital dollars for affordable housing by almost 18%; partnered to increase rental

subsidies for low income families by 42%; and collaborated to dramatically reduce the number

of homeless families in motels.

Prior to her work as Undersecretary, Chrystal was President and Chief Executive Officer at

Urban Edge, one of New England’s largest community development corporations. She is

credited with leading the organization’s financial transformation, resulting in a $3 million

increase in the Agency’s net asset position.

Chrystal serves on the boards of the Massachusetts Department of Transportation and the

Massachusetts Bay Transit Authority, the National Housing Trust and is a member of the Federal

Home Loan Bank of Boston’s Advisory Committee. Chrystal holds a Master’s in City Planning

from the Massachusetts Institute of Technology and a B.A. from Hunter College.

Nick Boehm serves as the Vice President of Affordable Acquisitions. His responsibilities include sourcing and project managing all aspects of the acquisition and development process of affordable housing properties in the New England area, from initial deal sourcing and underwriting through closing and stabilization. Mr. Boehm most recently served as Director of Acquisitions at Redwood Housing, where he led the company’s acquisition activities and established meaningful relationships with affordable housing owner-operators and local housing authorities throughout the country. Before joining Redwood Housing, he held various positions at private investment firms that focused on investing in real estate and public securities. Mr. Boehm holds a Bachelor of Arts in Economics from Amherst College and is a Chartered Financial Analyst (CFA) Charterholder.

Karen Kelleher has dedicated her career to expanding access to capital and improving outcomes for underserved communities through lending and community development. As President of the Loan Fund, she oversees over $100 million in annual lending and manages a $670 million portfolio of community development loans. She leads efforts in business development, loan originations, portfolio management, and impact measurement while driving innovative financing solutions to support equitable housing and economic opportunities.

Previously, Kelleher served as Executive Director of LISC Boston and as Deputy Director and Chief Business Officer at MassHousing. She is an active leader in the industry, serving on the board of the Partnership for Financial Equity and the Massachusetts Coalition for Racial Equity in Housing. A licensed attorney and member of the Massachusetts Bar, Kelleher is committed to advancing financial equity and sustainable housing solutions.

Rick Muraida joined Rockland Trust in 2013 and is SVP, Director of Commercial Real Estate Lending. He is responsible for developing and expanding the bank’s Commercial Lending efforts in the Greater Boston. He is also responsible for the bank’s affordable housing lending and investment throughout the franchise.

Prior to joining Rockland Trust, Rick held senior level positions at Eagle Bank, Boston Private Bank & Trust, Anglo Irish Bank, Eastern Bank, Fleet National Bank, and Bank of Boston.

He currently serves on the loan committee for the Massachusetts Housing Partnership Fund (MHP), is Board Treasurer for the Community Economic Development Assistance Corporation (CEDAC), is a Board Member of MetroHousing Boston, a Member of the Policy Leadership Council for the Citizens Housing and Planning Association (CHAPA) and the Board of Overseers of the South Shore Conservatory and the Boston Symphony Orchestra Business Partners Advisory Council. He is also a member of the National Association of Industrial and Office Properties (NAIOP). He is past chairman of both the Loan and Investment Committees of the Massachusetts Housing Investment Corp. (MHIC) and a former Board Member of the Affordable Housing Investors Council (AHIC) and a former member of the Boston Local Initiative Support Corporation (LISC) Advisory Committee.

He is a graduate of Boston University and the MIT Center for Real Estate Minority Developers Executive Program and the LeadBoston program.

Karen has a general commercial real estate development and finance practice representing owners, developers and financial institutions in construction, term and bridge financing transactions for all commercial real estate asset classes. She also leads the firm's Affordable Housing and Community Economic Development Group and has significant experience representing owners, developers, financial institutions and quasi-public agencies in HUD and Fannie Mae-financed developments, federal and state low income housing tax credit, historic tax credit and tax-exempt bond financed projects, New Markets Tax Credit developments and "Comprehensive Permit" projects under Massachusetts General Laws Chapter 40B. Karen also has extensive experience structuring complex, multi-tiered and multi-phased projects using creative land use tools such as condominiums, air-rights and ground leases.

Karen is also co-chair of Sullivan's Women's Initiative and serves on the firm's Diversity, Equity & Inclusion Committee.

Phil has over a decade of affordable and mixed-income housing development experience working in both the public and private sectors. Phil's projects include over 4,000 units of housing and leverage local, state, and federal resources to create affordable and market-rate rental and ownership housing for families and elderly adults. Phil has worked with Low Income Housing Tax Credits, Historic Tax Credits, Workforce Housing funds, CommonWealth Builders funds, RAD and Section 18 conversions, and myriad local funding sources. In the public section, Phil wrote the 2015 Inclusionary Development Policy and worked on other middle-income housing policies including Linkage, density bonuses, and compact unit policies while permitting over $2B and over 4M square feet of construction including thousands of housing units.

Phil grew up in a half Puerto Rican and half Jewish household, is a musician, kiteboarder, and an instructor of capoeira at Mandingueiros dos Palmares. He holds a Master of Science in Real Estate Development from the MIT Center for Real Estate, is the Secretary of the MIT CRE Alumni Association, is a licensed real estate salesperson in both Massachusetts and New York, and is an active member of the Builders of Color Coalition.

Daniel Cruz Jr. is Senior Vice President at Cruz Development Corporation, where he manages all facets of the development process for a wide range of mixed-use and multifamily projects with a value in excess of $300,000,000. Over his more than four decades of experience in real estate development, construction, and finance, Cruz has earned a reputation as a respected collaborator for city, state and federal agencies, as well as lending institutions and community groups. Known as a leading expert in and advocate for affordable housing development, Cruz also serves as Vice Chair of the Board of Directors for the Massachusetts Housing Investment Corporation (MHIC).

Cory Mian is POAH's Senior Vice President for Real Estate Development, responsible for managing POAH’s development staff of project managers, overseeing the work of the development team, and leading POAH’s most complicated acquisition and redevelopment executions.

She coordinates project staffing, informs key decisions on POAH’s real estate transactions, leads training and system development for the department, and serves as a subject matter expert for staff performing predevelopment assessments, financial and programmatic structuring, and project oversight.

Cory possesses a broad knowledge of complex deal structuring and layered finance, and has employed most of the available federal, state, local, private and tax credit equity resources and programs to underwrite affordable multi-family housing preservation since joining POAH as a Project Manager in 2005.

Michael Kim is an award-winning architect, leading a practice which spans residential, commercial and institutional clients. He has served on several public boards including a term as Chairman of the state Designer Selection Board. He is the recipient of thirteen PRISM Awards and named in the final DESIGN 100 by Metropolitan Home Magazine. His design was the subject of a case study in the book Universal Design for the Home, He was the ASID featured speaker on residential accessibility. Michael Kim's work has appeared in over two dozen publications and television broadcasts, including “New England Dream Home” and “This Old House”. Stefano has worked with leading affordable housing developer, Harborlight Homes, on numerous projects - with many in the pipeline. Other affordable housing clients include Ipswich Housing Authority, Chelmsford Housing Authority, MA Coalition for the Homeless, Housing Assistance of Cape Cod, Southern Middlesex Opportunity Council and more. Stefano received a Master of Science in Construction Management from Wentworth Institute of Technology and a Bachelor of Architecture from Syracuse University and is heavily involved in community design steering committees and advisory boards.

Dr. Ingrid Tucker serves as the Acting Chief Executive Officer and Deputy Director at Madison Park Development Corporation (MPDC), a non-profit community development organization located in Roxbury, MA. She joined MPDC in July 2021, bringing with her 30 years of experience in education. In her role, Dr. Tucker focuses on developing housing and mixed-use projects, as well as leading various community programs at Madison Park. Before her tenure at MPDC, she was the Head of Cambridge Montessori School in Cambridge,

Massachusetts. Dr. Tucker is actively involved in several boards; she chairs The Center for Women in Politics and Public Policy (CPPP) at UMass Boston and serves on the boards of the Greater Boston Food Bank, The Catholic Schools Foundation, St. John Paul Catholic School in Dorchester, Schooling for Hope, and the Cardinal’s Advisory Board. Alongside her husband Phillip, Dr. Tucker co-founded Awaken Christian Church, where they serve as Pastors. A Boston native and passionate New England sports fan, she holds a Master of Public Administration from Clark Atlanta University and a Doctorate in Education from Boston College. Together, Dr. Tucker and her husband are proud parents to four adult children.

Jonathan C. Garland, President & Founder of Boston-based MBE firms: JGE Development and JGE Architecture + Design has over 25 years of professional experience in the architectural design and commercial real estate development industries. He was recently recognized by the New England Real Estate Journal’s 2024 One’s to Watch Industry Leaders Award.

Aeron Hodges, AIA, is a Principal at Stantec Architecture. Based in the Boston office, she has led designs for developers in high-barriers-to-entry markets while balancing unique requirements of municipalities, residential trends, and multifamily economics to deliver high quality market-rate and affordable residential communities. Her broad ranging experience, including multifamily housing, workplace, commercial/mixed-use, and public projects, informs the innovative yet practical solutions she develops for clients. Her recent projects include the Parker, Miscella and Montaje at Assembly Row, and 800 Spring Garden. As co-founder of WHAT’S IN, a design initiative pushing for innovative & affordable housing solutions, she received the ONEin3 Impact Award from Boston for being an outstanding civic leader under age 35. Aeron was also a Plym Travel Fellow from the University of Illinois Urbana Champaign, during which she investigated replicable housing typologies from Europe.

Matt Grosshandler, Bald Hill Builders' VP of Operations, has more than 28 years of residential and commercial building experience. Matt is responsible for providing senior-level management and oversight to all Bald Hill Builders' projects, aligning project operations with company goals. Matt is a past President and Executive Board Member of the Friends of Hebrew Senior Life, where he is a Trustee and serves on the Real Estate Task Force. Through his work with Hebrew SeniorLife, Matt has actively been involved with the development of several Affordable Housing projects, currently the St. Therese Residences in Everett, MA. As a leader in adopting new building solutions, Matt was invited to participate in a study with the Commonwealth of Massachusetts' Department of Housing to consider modular construction as a more widely accepted practice. Under Matt's tutelage, BHB was recognized as one of "Boston’s Best and Brightest Companies to Work For" in 2021, as well as "Boston Business Journals Largest Women-Owned Business" in 2021. Matt has earned both a Bachelor of Science in Building Sciences and an MBA from Rensselaer Polytechnic Institute in Troy, NY. He is a LEED Accredited Professional as well as a Certified Passive House Builder and OSHA 10 trainer.
