Nick Boehm serves as the Vice President of Affordable Acquisitions. His responsibilities include sourcing and project managing all aspects of the acquisition and development process of affordable housing properties in the New England area, from initial deal sourcing and underwriting through closing and stabilization. Mr. Boehm most recently served as Director of Acquisitions at Redwood Housing, where he led the company’s acquisition activities and established meaningful relationships with affordable housing owner-operators and local housing authorities throughout the country. Before joining Redwood Housing, he held various positions at private investment firms that focused on investing in real estate and public securities. Mr. Boehm holds a Bachelor of Arts in Economics from Amherst College and is a Chartered Financial Analyst (CFA) Charterholder.

John Quintal is a Senior Vice President at Rockland Trust, where he serves as Boston Lending Center Manager, with responsibility for the Bank’s affordable housing construction lending and LIHTC investment platform. He has nearly four decades of experience in commercial real estate and private equity finance, with prior senior leadership roles at RBS Citizens, and BancBoston Capital, including overseas assignments in both London and Hong Kong. He holds a Master of Science in Finance from the Boston College Carroll School of Management and a Bachelor of Science in Marketing from the University of Massachusetts Lowell.

Nick Keefe is Senior Vice President of Acquisitions for Red Stone Equity Partners, LLC where he is responsible for the origination, acquisition, financial underwriting, partnership structuring, and syndication of affordable housing and historic tax credit investments principally in the northeast region. Nick has over 11 years of experience in real estate investment and LIHTC syndication and has participated in the acquisition and syndication of over $1 billion in tax credit investments nationwide. Nick has worked with both non-profit and for-profit development firms and has structured a variety of different transactions, including: new construction, rehabilitation/adaptive re-use projects, mixed-income, mixed-use, and historic/state tax credits. Nick is a graduate of Bates College, where he received his Bachelor of Arts in Economics

Karen has a general commercial real estate development and finance practice representing owners, developers and financial institutions in construction, term and bridge financing transactions for all commercial real estate asset classes. She also leads the firm's Affordable Housing and Community Economic Development Group and has significant experience representing owners, developers, financial institutions and quasi-public agencies in HUD and Fannie Mae-financed developments, federal and state low income housing tax credit, historic tax credit and tax-exempt bond financed projects, New Markets Tax Credit developments and "Comprehensive Permit" projects under Massachusetts General Laws Chapter 40B. Karen also has extensive experience structuring complex, multi-tiered and multi-phased projects using creative land use tools such as condominiums, air-rights and ground leases.

Karen is also co-chair of Sullivan's Women's Initiative and serves on the firm's Diversity, Equity & Inclusion Committee.

Daniel Cruz Jr. is Senior Vice President at Cruz Development Corporation, where he manages all facets of the development process for a wide range of mixed-use and multifamily projects with a value in excess of $300,000,000. Over his more than four decades of experience in real estate development, construction, and finance, Cruz has earned a reputation as a respected collaborator for city, state and federal agencies, as well as lending institutions and community groups. Known as a leading expert in and advocate for affordable housing development, Cruz also serves as Vice Chair of the Board of Directors for the Massachusetts Housing Investment Corporation (MHIC).

Julio Guevara is a seasoned Project Manager with extensive experience leading internal design teams and coordinating complex consultant groups. With over 18 years of experience his portfolio spans commercial, retail, higher education, healthcare, residential, and structured parking projects. Known for his deep understanding of building codes, permitting strategies, and construction methodologies, Julio helps ownership teams anticipate challenges, streamline documentation, and move confidently through bidding and construction administration. Much of Julio’s recent work centers on affordable housing. In these projects, he excels at balancing the technical requirements of multiple funding agencies with the overarching goals of the development, ensuring that design integrity and project mission remain at the forefront.

Mark Rollins serves as Project Executive at WaypointKLA, a comprehensive construction consulting and owners project management firm providing real estate development and construction consulting services. Mark provides affordable housing developers with a real time, multi-faceted view of the real estate and construction industry, lending expert insight to mitigate-risk and ensure success. Mark brings veteran construction experience to the Waypoint team having previously served in various positions for Shawmut Design and Construction and Sea-Dar Construction as well as serving in leadership roles at Midwood Investment and Development based in New York City and Toll Brothers Apartment Living in Boston. Mark received his BS Economics / Finance from Bentley University and his MLA from Harvard University Extension School.

With 30 years of experience in construction, David has helped build Groom Construction into the company it is today.

David has managed hundreds of construction projects that vary in size and complexity, both as a project manager and a project executive. Along with assisting his brother, Tom, in the day-to-day management of the company, David also leads the generation of new business for the company. Dave’s current projects focus on ground-up commercial buildings as well as several tenant fit-out projects.

Fernando Domenech, President of Boston-based DHK Architects, Inc., is a highly regarded

leader in the field of affordable housing. His projects have been broadly recognized with

awards for their numerous contributions to the revitalization of inner-city neighborhoods as

well as their creative planning, imaginative urban design and excellence in architecture. The

extensive range of public and private housing developments he has designed over the past

decades are located throughout the Northeast and Puerto Rico. Actively involved in the Boston

community, Fernando has served on numerous boards and commissions -- most recently

including the Steering Committee comprised of real estate and civic leaders appointed by

Boston Mayor Michelle Wu, advising on reforms to Article 80 of the Boston Zoning Code.

Michael Kim is an award-winning architect, leading a practice which spans residential, commercial and institutional clients. He has served on several public boards including a term as Chairman of the state Designer Selection Board. He is the recipient of thirteen PRISM Awards and named in the final DESIGN 100 by Metropolitan Home Magazine. His design was the subject of a case study in the book Universal Design for the Home, He was the ASID featured speaker on residential accessibility. Michael Kim's work has appeared in over two dozen publications and television broadcasts, including “New England Dream Home” and “This Old House”. Alanna Jaworski is a whip-smart problem-solver whose work spans the full range of Union's affordable and supportive housing portfolio — bringing both technical rigor and genuine care to every project she touches.

A Certified Passive House Consultant, Alanna played a central role in Union's first affordable passive house project, helping establish the firm as a leader in high-performance, energy-efficient housing for underserved communities. Her project work extends to the Island Autism Center at Child Farm on Martha's Vineyard, a groundbreaking supportive housing community creating a new residential model for adults on the autism spectrum. Whether working on housing, schools, or other building types, she pursues architecture that gives everyone the opportunity to thrive — and brings a particular energy to site visits, where she excels at solving problems on the fly and seeing her designs realized.
