Charles Leddy is the owner and CEO of Presidian Hospitality, a San Antonio-based hotel investment and management company, Source Strategies, a hospitality data and feasibility company covering the state of Texas, MLSA Ventures, a real estate private equity group and Presidian Cares, a non-profit organization with a focus on causes important to the San Antonio community. Today, Presidian owns and/or manages sixteen Hilton, Marriott, Hyatt, IHG and upscale boutique hotels and resorts, with a geographic focus on Texas. Charles is also the Co-Chair of Hope Lodge San Antonio, a lodging and rehabilitation facility that will provide free lodging to cancer patients and their caregivers who are seeking treatment in San Antonio.

Charles held leadership positions in investment banking, mergers & acquisitions, management consulting and operations before returning to San Antonio in 2012.

Bethany Babcock has worked in property management, leasing and investment sales for over 20 years. She founded Foresite Real Estate in 2014.

In 2018 she was named by the San Antonio Business Journal as one of the “40 under 40”. Bethany is one of very few brokers in San Antonio to have received national awards in the categories of both top leasing agent and top investment sales agent. She has been published online with Forbes and featured in the Business Journal as well as been a guest speaker for the South Texas CCIM Symposium. Bethany also enjoys guest lecturing for the Real Estate Finance Department at the University of Texas at San Antonio.

In 2020 Bethany opened up Foresite’s own training program to those outside of the company and created the “CRE Launch Program” which has worked with students from more than 10 universities and 12 different brokerage firms to develop and retain new talent in the industry.

Bethany graduated from UTSA double majoring in International Business and Finance. She went on to earn her MBA with a concentration in Finance from Texas A&M University-San Antonio. She is a member of the International Council of Shopping Centers, a board member for Adult and Teen Challenge of Texas and is a mother of three.

Marina Gonzales serves as President & CEO of the San Antonio Hispanic Chamber of Commerce (SAHCC), overseeing and executing its mission to serve as the leading resource, advocate and access point for Hispanic Businesses and Hispanics in business. As the oldest and largest Hispanic chamber in the nation, SAHCC serves over 900 corporate, locally owned and non-profit businesses.

Prior to her role at the San Antonio Hispanic Chamber of Commerce, Marina served as President & CEO of Child Advocates San Antonio (CASA), the only non-profit in Bexar County providing trained court-appointed advocates to foster children recovering from abuse and neglect, with over 45 staff members and 600 volunteer Advocates. Marina joined CASA from CentroMed, where she served as an executive overseeing government and legal affairs.

Marina holds a J.D. from the University of Illinois-Chicago John Marshall Law School, and a B.A. from St. Mary’s University. She is also a recent recipient of the 2020 San Antonio Business Journal’s 40 Under 40 Award, the 2019 San Antonio Business Journal’s Women’s Leadership Award, the Women of S.A. WOAI Award, and an Inspiring Woman Book Awardee.

Mr. Alavi is involved in transaction origination & structuring and investment management. Prior to GrayStreet, Mr. Alavi worked in Société Générale’s Mergers & Acquisitions group in New York, where he was involved in over $38 billion of completed domestic and international cross-border M&A transactions. Previously, he worked in Société Générale’s Real Estate, Gaming and Lodging Group, working on domestic and cross border M&A advisory assignments, Corporate and Project finance, as well as Capital Restructuring, mandates. Mr. Alavi holds an AB in Mathematics and Economics from The University of Chicago.

Scott Ferguson joined Stream in 2017 and serves as a Vice President for San Antonio’s office team. His responsibilities include procuring and closing leasing transactions, tenant representation, and identifying investment opportunities for strategic partners and clients in the San Antonio market. He and his teammates are responsible for leasing over 800,000 SF of office space in the immediate market for clients that include Clarion Partners, Brookwood Financial, Sirell Properties, and Buchanan Street Partners.

Scott has been an active member of the Urban Land Institute (ULI) since 2017, participating in the Young Leaders, Local Member Council, and Mentorship programs. Prior to joining Stream, Scott spent 6 years on Capitol Hill in Washington, D.C. where he served as a senior advisor to U.S. Congressman Lamar Smith (TX).

Harry Adams is the Managing Partner of McCombs Properties, the Real Estate and

Development arm of the McCombs family offices, McCombs Enterprises.

As a real estate portfolio manager, developer, and home building executive, Mr.

Adams has 18 years of real estate, development, and home building experience

with a focus on luxury brands, master planned communities, and niche

communities. His experience includes market level general management with

annual revenues in excess of $100M, sales and project management, land planning

and development, and product development and purchasing.

Before joining the McCombs Enterprise team, he served twelve years leading large

home building organizations, holding the roles of Division President, Vice

President Custom Division & Purchasing, Director of Supply Management, Area

Manager, and Project Manager, with nationwide companies such as Toll Brothers,

Newmark Homes, and Sitterle Homes. Prior to home building and after his

graduation from the United States Military Academy at West Point, Mr. Adams

served for six years of active duty as a Light Infantry Officer. He held positions of

platoon leader and operations officer, at the 25 th Light Infantry Division and 82 nd

Airborne Division, and was Air Assault, Airborne, Pathfinder, Jumpmaster and

Ranger qualified.

Mr. Adams is a full member of the Urban Land Institute, sits on the National

Community Development Product Council, and participates on a number of

Boards in the San Antonio area.

Tracie is a Managing Director for RangeWater Real Estate. She oversees operations for assets in the Southwest Region.

Tracie, who began her multifamily career in 1989, has extensive experience in overseeing performance for diverse assets Nationwide. Tracie holds expertise in developing strategies to exceed income and occupancy goals, generating detailed market analyses, conducting due diligence, overseeing complex property renovations and capital projects, creating product positioning strategies, overseeing marketing and branding campaigns, preparing and analyzing budgets, managing budget reforecasts, generating expense-reduction and revenue-generation measures, creating detailed reports for property owners, negotiating with suppliers, and building high-performance teams.

Prior to joining RangeWater Real Estate, Tracie held operations leadership roles for other large property management companies, where she specialized in asset classes in all phases of development. Tracie has served on the Houston Apartment Association’s board of directors since 2012 and is currently a Vice President at Large.

Mrs. Latsha holds a bachelor’s degree in Philosophy from the University of Texas at Austin and has been

involved in affordable housing since 2005. She started as a project/new business manager for the non-

profit Cesar Chavez Foundation, where she was responsible for the production of the organization’s

affordable housing developments in Texas. She joined the Texas Department of Housing and Community

Affairs in 2012 as the Competitive (9%) Housing Tax Credit Administrator and was promoted to Director

of Multifamily Finance. Mrs. Latsha joined Pedcor Investments in 2015 and is a Vice President of

Development, where she primarily sources Texas transactions financed with housing tax credits and tax-

exempt bonds. Since joining Pedcor, the Texas portfolio has increased by 15 separate developments and

over 3,200 units of affordable housing, with more in the pipeline. She has served on the executive

committee for her neighborhood organization, volunteered at St. Austin Catholic Parish, and was

elected to the Texas Affiliation of Affordable Housing Providers (TAAHP) board in 2018, where she

currently serves as President-elect. She is also on the board of Community Housing Resource Partners

and most recently a founding member of the Texas Chapter of the Women’s Affordable Housing

Network (WAHN). She is a proud wife and mother of two and enjoys running, hiking, Astros baseball,

and tracking her Civic Type R.

Brett Rhode is well known for his ability to design and manage large, complex projects, producing award-

winning buildings within budget and schedule constraints. Brett honed his skills for over a decade in New

York City on complex international commissions in the offices of I.M Pei and Phillip Johnson. In Austin as

a Vice President at Page Southerland Page, Brett worked on healthcare and civic projects for eight years

before founding Rhode Partners in 2005. Rhode Partners is organized in an open studio environment to

facilitate team communication and easy client access.

Timothy N. Ramon is a 3rd generation Demolition Contractor. As President of JR RAMON Demolition, LLC., he has nearly 30 years of experience in the demolition industry and previously served as a Director on the Board of the National Demolition Association, an organization in which he remains heavily involved.

JR RAMON was the first, licensed demolition contractor in San Antonio and has provided demolition and support services to Austin, San Antonio and South Texas for over 50 years. The company earned its excellent reputation for safety and demolition expertise by providing on-call demolition services to state, federal and municipal entities throughout Central and South Texas. They provide residential, commercial, and industrial demolition – from selective to total demolition services, as well as bridge demolition, concrete removal, roll-off dumpster service, site preparation and restoration, disaster emergency response, and debris removal and final disposition resulting from natural disasters. In addition, JR RAMON owns and operates a concrete crushing facility to produce top grade recycled concrete aggregate material for use in the construction of commercial and residential developments and infrastructure.

After 75 years in business, JR RAMON continues to be an integral part of re-shaping the San Antonio and Austin urban skylines by clearing the way for new developments. The company still operates under the founder’s original vision of creating a company that will provide employment opportunities for the families in the community. Joe Ramon, Sr. started J.R. Ramon & Sons as a “mom and pop” business after returning from WWII in 1945. Today, under Tim’s leadership, JR RAMON employs 120 full-time employees and maintains their outstanding reputation as a highly capable and experienced Demolition Contractor.

Phyllis Viagran was elected to the position of District 3 Councilwoman on June 15, 2021. She serves as a member of the Economic and Workforce Development Committee, the Public Safety Committee, the Planning and Community Development Committee, the Community, Environment and Culture Committee, and the San Antonio Housing Trust Public Facility Corporation. She is also on the board of directors for Visit San Antonio and the Municipal Court.

Phyllis Viagran is a proud native of District 3 in San Antonio, Texas. She attended Providence High School and earned her B.A. majoring in Political Science and History from Texas Tech University. Later she earned her master’s degree in Bicultural Studies from the University of Texas at San Antonio.

Phyllis Viagran worked for years in Education as a teacher. Additionally, she worked with the San Antonio Police Department as a Community Service Specialist, held two roles with Visit San Antonio as the Destination Services Coordinator and Membership Sales Coordinator. In June 2020, she began working for Older Adults Technology Services (OATS) as a Community Outreach Coordinator and Trainer where she was a champion for seniors and technology.

Before serving on City Council, Councilwoman Phyllis Viagran served on the Brooks Gives Back Board and The Rape Crisis Center Board.
