John W. Randall joined PCCP in December 2009 and focuses on East Coast originations for the Firm. To

date he has closed over 50 transactions totaling over $1 billion of senior debt, mezzanine, and equity

investments. Prior to PCCP, Mr. Randall spent six years and invested over $1 billion in real estate debt

and preferred equity positions within the Real Estate Private Equity group of Lehman Brothers. Prior to

Lehman Brothers, Mr. Randall was a Vice President with Deutsche Bank, originating and underwriting

mezzanine investments for the DB Real Estate Mezzanine Investment Funds. Mr. Randall's experience

also includes work at Daiwa Securities originating and structuring conduit loans for their CMBS group.

Mr. Randall started his career with Arthur Andersen and Jones Lang Wootton where he valued over $1

billion of real estate in the U.S. and Latin America. Mr. Randall has over 14 years of real estate

experience and holds a B.A. in Economics from Bowdoin College, magna cum laude, and an M.B.A. from

the Wharton School of the University of Pennsylvania.

Mr. Nordholz is a Principal in the Ares Real Estate Group, where he focuses on U.S. real estate equity. Prior to joining Ares in 2013, Mr. Nordholz was a Vice President at AREA Property Partners. Previously, Mr. Nordholz was a Senior Analyst at TriMont Real Estate Advisors, where he focused on analysis and asset management. Mr. Nordholz holds a B.B.A. from the University of Georgia in Finance and an M.B.A., with distinction, from New York University Stern School of Business.

Scott Werbel is a Managing Director at The Ardent Companies. He is responsible for Real Estate acquisitions and originating Bridge Loans through the Ardent Financial Fund platform. Prior to joining Ardent in July 2014, Scott was an Acquisitions Officer at RCG Ventures, a Private Retail REIT, where he managed the acquisition of shopping centers and non-performing loans collateralized by the shopping centers. Prior to RCG, Scott was Founder and Managing Principal of Impressa Group, a retail and multifamily acquisition company based in Atlanta and Chicago. Prior to Impressa, Scott was the Vice President of Acquisitions at Equity Investment Group, a private Retail REIT, where he directed an acquisition team based in Atlanta and acquired 27 retail properties. Prior to EIG, Scott was a Director of Sales at LNR, a national commercial real estate company, where he headed a disposition team which restructured, foreclosed, and sold nearly $400 million in distressed assets. Prior to LNR, Scott was an Asset Manager at Trimont Real Estate Advisors/Hatfield Philips, where he was involved with debt restructure and workouts of distressed assets. In 2019, Scott was elected to the Buckhead Community Improvement District (BCID), a nonprofit whose mission is to create and maintain a safe, accessible, and livable urban environment. Scott is also a member of the Georgia State University Real Estate Board. Scott received a Bachelor of Arts in Architecture from Virginia Tech and an Master of Science in Real Estate from Georgia State University.

Felix Figueroa is a Director at Northwestern Mutual Real Estate, an investment

subsidiary of The Northwestern Mutual Life Insurance Company. He is charged with

sourcing and originating new mortgage loans, as well as seeking out acquisition and joint

venture development opportunities, in the Southeast with specific focus on Georgia,

South Florida and the Carolinas. He started with the company back in 1995 and has

produced over $3 billion in debt and equity business on all major property types.

Felix received his undergraduate degree in Economics from the University of Rochester

and his MBA in Real Estate and Urban Development from the George Washington

University.

Mr. Sykes is a Senior Director in the Atlanta office of HFF with more than 16 years of experience in commercial real estate lending, mortgage banking, equity placement, asset management and restructuring. He is primarily responsible for originating and executing debt and equity placement opportunities throughout the southeastern United States. Mr. Sykes joined HFF in October 2011. Prior to joining HFF he was a Vice President of Loan Production for Cantor Fitzgerald’s securitized lending platform which he helped establish with several of his former colleagues from Credit Suisse. Prior to Cantor Fitzgerald he was an Asset Manager with TriMont Real Estate Advisors and Gramercy Capital where he focused on asset management and restructuring of problem bridge loans, mezzanine and equity investments. Mr. Sykes began his career with Credit Suisse Real Estate in Atlanta and was eventually promoted to the firm’s North American headquarters in New York where he focused on large loans and high yield debt distribution.

Jarel Portman founded JPX Works, LLC in 2011 to focus on urban in-fill development and redevelopment

opportunities. Prior to JPX Works, Mr. Portman’s real estate career was focused in the areas of hospitality and

mixed-use development. Mr. Portman spent 25 years in the Portman family businesses, where he participated on

professional teams responsible for the following major projects:

 $185 million debt/equity recapitalization of the 750-room Westin Charlotte in Charlotte, NC;

 $175 million redevelopment of the historic Jin Ye Li town house district in Shanghai, China. Originally

constructed in 1929/1930 in the "Shikumen" style (a blend of French and Chinese architectural elements);

the project includes 63 hotel units, 54 strata title residences and 40,000 square feet of street-front retail;

 $25 billion joint venture development in lncheon, South Korea to be developed on 1,500 acres of urban

landfill. Portman Holdings' venture partners in this project include Samsung Corporation, Hyundai and a

public sector entity, the International Free Economic Zone ("IFEZ');

 The 5ongdo Landmark City project envisions office, hospitality, residential and retail uses within a pair of

linked 151 story towers;

 Branding, public relations, marketing and web presence leadership for various enterprises under the

Portman Companies umbrella (www.portmancompanies.com).

Mr. Portman earned a bachelor's degree in hotel management at Florida International University in 1986.

From Clayco’s offices in Atlanta, Georgia, Mike serves as the Southeastern Regional Manager responsible for expanding the company’s growth in the Southeast. Focusing primarily on industrial development, Clayco will be seeking development and design/build opportunities in all types of product. With over 40 years of experience, Mike has developed over 20 industrial parks and over 25 million square feet of industrial buildings throughout the U.S.

Reid Mason specializes in retail leasing and landlord representation and is market lead for Franklin

Street’s Landlord Services team in the Atlanta office. As Director of Retail Leasing, Mr. Mason’s client-

centric approach, passion for success, and high level of personal and professional integrity have earned

him industry-wide recognition as one of the top producers in the market. His primary motivation is to

continue the growth of Franklin Street’s current retail portfolio in Georgia and across the Southeast.

Responsible for a portfolio of more than 3 million square feet of retail space, Mr. Mason has worked

with a variety of local, regional, and national clients, including DDR, Equity One, Kimco, Westwood

Financial, Armstrong Development, and Sandor Development. With over nine years of landlord leasing

experience, Mr. Mason leverages his vast network of industry contacts and market expertise on big box

and small shop leasing for the benefit of his clients. During his tenure, he has been featured in various

news media such as the Atlanta Journal-Constitution, GlobeSt.com, Commercial Property Executive and

Curbed Atlanta.

Prior to Franklin Street, Mr. Mason worked as a Leasing Agent for The Malon D. Mimms Company where

he consistently ranked as a top producer for the company. In his time at Mimm’s, he executed over 1

million square feet of leases and renewals. He has been recognized for turning several under-performing

properties into profit centers, growing his portfolio from 6 to 25 properties totaling 2 million square feet

of retail space across Georgia, South Carolina and North Carolina. While at Mimms, Mr. Mason

developed and established key relationships with local, national and regional tenants.

Mr. Mason is very involved in the real estate community and is an active member of the International

Council of Shopping Centers (ICSC). He has served on the ICSC Next Generation Committee since 2013 as

well as on the Board of Directors for the Young Atlanta Retail Alliance (YARA) since 2012. In 2013, he

served as a round table moderator for the ICSC Southeast Annual Meeting.

Grant Griffin, MAI is the Senior Managing Director for the southeast region at BBG operating out of the Atlanta office. He has over 10 years’ experience in the commercial real estate valuation and advisory industry. Mr. Griffin has extensive experience with all property types including multi-family, industrial, retail, office, hospitality, special- purpose, subdivisions, and land. Prior to joining BBG, he was a Vice President at CBRE Valuation and Advisory Services covering the southeast.

Ann Cone is a Senior Vice President in the Atlanta office of CBRE HMF, Inc., CBRE’s FHA lending division. Ms. Cone is responsible for marketing and originating FHA insured construction and permanent financing for multifamily, senior living and healthcare housing. Ms. Cone has more than 30 years in commercial real estate with emphasis in FHA insured debt products.

Ms. Cone began her career in 1983 in Atlanta with the Center for Housing Alternatives, a non-profit organization that providing consulting and technical assistance for specialized housing for persons with disabilities. In 1986 she was promoted to Administrator responsible for the organization’s production of housing.

1n 1994 she co-founded the Housing Resource Center (HRC) to provide consulting and technical services for housing for the elderly housing, persons with disabilities and veterans. That same year, HRC was awarded the Southeastern Master Technical Assistance Advisory role for the Resolution Trust Corporation to facilitate sales to non-profit organizations for affordable housing.

In 2006, she left HRC to work on the lending side of the business with Prudential Mortgage Capital Company as Director of Originations. In this capacity she was responsible for the origination of construction and permanent financing for market rate and affordable multifamily properties as well as healthcare properties including skilled nursing and assisted living.

Ms. Cone joined CBRE in February, 2015.

Chuck Davis is a Managing Director, Portfolio Manager and Southeast Regional Director of Real Estate.

Mr. Davis joined MetLife in 1995 and, during his tenure, has been involved in over $6.5 billion in mortgage originations and over $2.5 billion of equity investments including acquisitions, dispositions, leasing and development. Mr. Davis has more than 30 years of industry experience, including previous experience as a Vice President with Bank of America in the Real Estate Banking Group focusing on construction lending. Prior to that, he was Division Manager for AMRESCO, directing an asset management team in property management, leasing and sales functions for South Florida.

Mr. Davis earned a BS/BA in Finance from the University of Florida and an MBA in Finance from Georgia State University. He is a member of NMHC, ICSC, NAIOP, Bergstrom Advisory Board, UF-CRES Advisory Board (past chairman), Real Estate Investment Council (past president) and the Tampa Downtown Partnership (past chairman).

Keane is the former Planning Director of Baltimore City and a nationally recognized city

planner. In his time at the Planning Department, he has established himself as a leader and

partner for key stakeholders across the private and public sector, overseeing urban

planning and design, land use and zoning, development, and capital budgeting, as well as

the City's sustainability, food policy, and historic preservation offices.

Keane has previously led the planning departments of four significant cities: Charleston,

South Carolina; Atlanta, Georgia; Boise, Idaho; and Calgary, Canada. Leading these

departments, Keane has been responsible for planning, housing, community development,

and every other aspect of city development.

Keane also brings extensive housing policy experience to DHCD. He has guided major

policy initiatives such as rezoning projects to expand affordable housing, city permitting

operations, and implementing protections from displacement for low-income

homeowners. Keane has also worked closely on reorganizing city agencies and

departments: while serving as Planning Commissioner in Atlanta, Keane led a holistic

reorganization of both the departments for planning and housing, and as the head of

Planning, Permitting, & Engineering in Charleston, Keane oversaw the consolidation of

multiple city departments and offices. These efforts both made their respective agencies

more effective and service-oriented.

Keane holds both a Master of Science in Architecture and a Bachelor of Arts in Planning

from the University of North Carolina at Charlotte. He also served as a Fellow at the

University of Miami School of Architecture and on the adjunct faculty at the College of

Charleston.

As Market Director for the Atlanta Region, Mr. Sivewright provides overall regional leadership focused on supporting existing client accounts, developing new business opportunities and enterprise management across all service lines. Mr. Sivewright has over 25 years of real estate experience with a strong focus on transactions, development, corporate outsourcing and large portfolio oversight.

Previously, Mr. Sivewright was chairman of the Jones Lang LaSalle Banking Industry group and leader of Jones Lang LaSalle's corporate real estate relationship with Bank of America, representing a staff of over 900 associates. As the relationship executive, he was responsible for global delivery of facilities management, project management and transaction services to over 50 million square feet of office, retail and data center space.

Mr. Sivewright also served as Regional Manager for the firm's Central Region Project & Development Services division, National Practice Leader for the Firm's Development Management business and National Transaction Director. Mr. Sivewright also served on the Firm's Corporate Solutions' Operating committee, Project and Development Services Global Board and the Higher Education and Healthcare practice committees. He was appointed to International Director in 2007.

Mr. Sivewright holds a Bachelor of Science degree in Finance from the University of Kentucky. He is a Certified Commercial Investment Member Designee, a member of CoreNet Global and the Urban Land Institute, serves on the Board of Directors for the Metro Atlanta Chamber and chairs the Economic Development Committee, Buckhead Coalition Executive Committee, Central Atlanta Progress Board of Directors, Midtown Alliance Board of Directors and Woodruff Arts Center Board of Trustees.

Malaika Rivers is the Founder & President of Pontem Resources. She helps businesses and governments work together to imagine and build great places. She works with a wide variety of changemakers — from CEOs to city mayors — to find cost-sharing strategies for pressing development needs.

With a focus on transportation, mobility, connectivity, and placemaking, Malaika’s work builds physical infrastructure as well as sustainable organizations to support it. Conor has 13 years of commercial real estate experience, focused primarily on the development of complex urban mixed-use projects.

Most recently, Conor spent seven years as Chief Development Officer at Carter & Associates, where he led the development of $750M in large commercial office, multifamily and mixed-use projects. In addition, Conor led the Program Management division of the company, overseeing $100M in annual project management activity.

Prior to joining Carter, Conor was Executive Vice President of Operations for Novare Group. At Novare, Conor led the development of over 3,000 condominium units in projects, valuing more than $850 million.

Before Novare, Conor spent four years in strategy consulting as a Project Leader at The Boston Consulting Group in Atlanta.

Conor earned a Master of Science degree in Mechanical Engineering from The Massachusetts Institute of Technology and a Bachelor of Engineering degree from University College Dublin (Ireland).

Conor is currently an Adjunct Professor at the Goizueta Business School at Emory University, teaching real estate. Conor lives in Decatur, GA with his wife and two teenage children.

Rocky is a Partner in the firm's Real Estate practice group where he focuses on real estate development and finance.

Within his real estate practice, Rocky serves his clients through acquisition, finance, leasing, development, operation and disposition for a number of areas including hotels, multi-family developments, resorts, golf courses, country clubs, stadiums, and marinas.

In addition to his real estate practice, Rocky also has more than 18 years of commercial mortgage-backed securities loan origination experience.

MARK TORO founded Atlanta-based Toro Development Company in 2021 to create value by building community. As Chief Vision Officer, Toro will use a metric-driven approach to identify properties that have significant potential based on the promise of the locale. He and his team have multi-dimensional experience, positioning Toro Development Company to choose the right use or mix of uses for each redevelopment.

Prior to starting Toro Development Company, Toro cofounded and led the North American Properties (NAP) Atlanta office where he oversaw $3.1 billion in real estate development, totaling 9.4 million square feet. He delivered industry-leading returns to his capital partners, became known nationally as a leader in experience-driven commercial real estate and left a legacy of great communities. His successes at NAP include the repositioning of Atlantic Station, development of Alpharetta’s $1 billion Avalon and the redevelopment of Colony Square.

Toro currently serves on ICSC’s Board of Trustees, Midtown Alliance’s Board of Directors and serves as vice chair of the City of Refuge Board, where he chaired the $25 million “Shining the Light” capital campaign. He also serves on the Board of Directors of The ATL, a State authority that governs the expansion of public transportation in Metro Atlanta.

Before cofounding NAP’s Atlanta office in 1996, Toro served in several leadership positions with Faison and Cousins Properties. He has developed, redeveloped or repositioned more than 70 properties totaling almost 30 million square feet during his career.

He attended Rutgers University, where he met his wife, Nancy.

Matt Shulman is the CEO and Managing Partner of The Ardent Companies (“Ardent”) and the CEO of each of the General Partner and the Advisor. Prior to forming Ardent, Matt Shulman was a Managing Director with Rialto Capital where he managed an origination platform for equity investments across Rialto’s strategies. In that role, Matt oversaw deployment of capital into deals varying from performing and non-performing loans, equity investments directly in real estate, and recapitalization of existing sponsors. Prior to Rialto, Matt was a founding partner at Fairway Capital Partners - a real estate investment firm founded in 2007.

Matt is a member of YPO and Wexner Heritage. He actively serves on the boards of the Atlanta Real Estate Collaborative, Usher 1F Collaborative, Jewish Federation of Greater Atlanta in addition to serving as Chair of The Epstein School board. Matt formerly served on the board of Open Doors Atlanta and Children’s Healthcare of Atlanta ELC board. Matt received a Bachelor of Arts in Political Science from the University of Arizona and a Master of Science in Real Estate Finance from New York University. After graduate school, Matt served as an adjunct professor of Real Estate Finance at his Alma Mater NYU.
