Hotel Development Partners, LLC (HDP) is the manager of a series of private funds developing and acquiring premium branded hotels. HDP has 700 rooms under development and will acquire 10 existing hotels in the first quarter of 2015. HDP will open Residence Inn Surfside, FL in the 3rd quarter of 2015 and the Hampton Inn and Suites Perimeter Center in the first quarter of 2016.

Pat joined Ackerman & Co. in 2003, bringing a unique blend of finance, entitlement, transaction and mixed-use development experience to the firm. Pat focuses on build-to-suits, sales, development and new acquisitions. Recently, he entitled and sold land for 350 apartments at high watermark pricing in the Central Perimeter submarket of Atlanta.

Currently, Pat is overseeing the future development of over 2 million square feet of office, retail, condominium and hotel combined on several key sites in Central Perimeter. He plays an integral role in creating and maintaining profitable joint venture partnerships for development and acquisitions. He has led acquisition teams that has purchased 500,000 square feet of office in Central Perimeter and has added over 2 million square feet of entitlement through successful rezoning.

Before Ackerman, Pat worked with Trammell Crow Company where he managed build-to-suits throughout North America. He also worked with one of Atlanta’s premier commercial builders, managing and estimating several landmarks projects in and around Sandy Springs and Central Perimeter.

Elected mayor in November 2013, Russell K. (Rusty) Paul brings more than 40 years of federal, state and local public policy and public administration experience to the job. He is currently serving his third term.

Mr. Paul was elected to the founding city council for Sandy Springs in November 2005 and served one term. He chaired the city’s charter review commission and the Sandy Springs Development Authority.

He was confirmed unanimously by the U.S. Senate as Assistant Secretary for Congressional and Intergovernmental Relations in the first Bush Administration under Secretary Jack Kemp. Secretary Kemp also appointed him acting Assistant Secretary of Community Planning and Development and tapped him to oversee the department’s disaster response to Hurricane Hugo and the 1989 San Francisco earthquake.

He received the Secretary’s Golden Eagle Award, the highest honor a cabinet officer can bestow.

Besides his stints in federal government, Mr. Paul is a former Georgia State Senator and also served on the Stone Mountain City Council and served three terms on the Georgia Municipal Association board of directors.

In 1995, he was elected chairman of the Georgia Republican Party and served on the Republican National Committee, where RNC Chair Jim Nicholson appointed him to chair the State Chairman’s Advisory Committee.

He is a past chairman of the Sandy Springs/Perimeter Center Chamber of Commerce and a member of Sandy Springs Rotary. He and his wife, Jan, are parents of five adult children and attend Holy Innocents Episcopal Church.

Yvonne Williams has an exceptional record of successes in building public/private partnerships to expand financial resources and implement projects that have produced positive changes for communities. A visionary with extensive knowledge about Georgia and economic development, she has a particular talent for grasping a project or issue and finding solutions.

During the past 25 years, as a chief executive, she has helped mold downtown revitalization, industrial development and comprehensive economic development strategy and advocacy in various capacities with the Cobb Chamber of Commerce, Athens Area Chamber of Commerce, the Madison-Morgan County Chamber of Commerce, the Americus-Sumter County Chamber of Commerce, the Bristol Tennessee/Virginia Economic Development Partnership and the Georgia Chamber of Commerce.

Most recently, Williams has been the catalyst in the forming business/government partnerships to leverage $500 million in the next five years in major transportation and infrastructure improvements in metro Atlanta's important Perimeter area - one of the largest Class A office markets in the Southern United States. Williams was selected president of the newly formed DeKalb Perimeter Community Improvement District in 1999. She was appointed president of the joint DeKalb/Fulon PCIDs, which she helped organize, in 2001.

Through Williams' leadership, this precedent-setting collaborative of the largest urban communities in Georgia is spearheading projects such as the following: $20 million in intersection and streetscape improvements to improve traffic flow, pedestrian accessibility and attractiveness, $6.5 million in Livable Centers Initiative grants from the Atlanta Regional Commission to help create "smart growth" live, work, and play centers, accelerated construction of a $35 million Perimeter Center Parkway Flyover Bridge over I-285 to provide alternative access to commuters, and residents and shoppers

Kay Younglove is a thirty year veteran of the Atlanta commercial real estate industry, having successfully leased some of the city’s most high profile office buildings, including One Atlantic Center, Regions Plaza and Three Ravinia Drive. She joined JLL in 2010, where she’s been responsible for repositioning, marketing and leasing a 3.5 million-square-foot portfolio of urban and suburban assets, creating significant value for clients such as GE Capital, Wells Real Estate Funds, Oaktree Capital, Behringer Harvard, Hudson Advisors, TIER REIT, Banyan Street Capital, Investcorp, Crocker Partners, and Voya.

Prior to JLL, Younglove was VP of Colonial Properties Trust, and its predecessor, CRT Properties, where she was responsible for leasing a 1.7 million-square-foot, Class A office portfolio which included Regions Plaza, The Peachtree in Midtown, Three Ravinia Drive and 1455 Lincoln Parkway in Central Perimeter and The Park at Windward Concourse in North Fulton. She also oversaw marketing for a 3 million-square-foot portfolio, while increasing occupancy of the 805,000-square-foot, Three Ravinia from 49 percent to 95 percent. In 2007, Younglove closed 536,880 square feet of transactions, valued at $123 million and was named by NAIOP as The Top Producer for office leasing in the city.

Younglove previously served as SVP of Prentiss Properties, in charge of leasing and management in Atlanta. She was responsible for leasing One Atlantic Center, the 50-story Midtown landmark for owner Sumitomo Life Realty (NY), Inc, along with numerous other urban and suburban assets including 1117 Perimeter Center West.

In 2000, she closed over $90 million in transactions and was named for the fourth time in ten years as a top five producer for office leasing in Atlanta. Prior to Prentiss, Younglove leased Peachtree Center, the six-tower, 2.3 million-square-foot, multi-use complex in downtown Atlanta for five years. During the first eight years of her career, she leased suburban assets for Metro Atlanta Properties, oversaw leasing and management and personally closed an average of 52 leases per year.

Younglove is 2018 President of the Atlanta Commercial Board of Realtors, Vice Chair of the Board of Dekalb Perimeter Community Improvement District, and a past president, charter member and Hall of Fame inductee of CREW Atlanta, where she serves on the Past President’s Advisory Council. Younglove is a licensed broker in Georgia and a graduate of Georgia State University. She has served on the Board of Midtown Alliance, Buckhead Christian Ministry and as Trustee of the Realtors Political Action Committee. She is an active member of NAIOP and a frequent speaker at industry events.
