Why You Should Attend This Event

Why This Matters:

The Southeast industrial market is turning a corner as after two years of elevated vacancy, slowing starts, and cautious capital, the fundamentals are rebalancing. Q1 2026 recorded the strongest net absorption since 2023, vacancy moved below its late-2025 peak, and new supply slowed to its lowest level since 2017. Development pipelines in major markets are beginning to rebuild as total space under construction rose 6.2% annually in Q1 2026, the highest level since Q3 2024.

The forces reshaping demand aren't cyclical. The Southeast remains the most active industrial region in the country, representing over 25% of total demand, with Atlanta, Savannah, and Greenville-Spartanburg leading, driven by strong infrastructure, demographic growth, and manufacturing resurgence. Infrastructure constraints, especially access to reliable power, are now emerging as critical factors shaping development timelines, site selection, and asset performance. As the pressure around these challenges build, but other macro factors remain well positioned, the industry is navigating both real challenge and real opportunity. Bisnow's Industrial Southeast Summit brings together the owners, developers, investors, and real estate executives driving the industrial market regionally to unpack what's happening right now, and what comes next.

What You'll Learn:

  • Where are capital allocators and equity investors finding acquisition opportunity across the Southeast right now, and how are deal structures evolving in the current environment?

  • Which asset categories and markets are attracting the most conviction heading towards 2027, and where are investors still on the sidelines waiting for pricing to clear?

  • How are developers balancing the diverging facility requirements of reshoring manufacturers versus 3PL and distribution tenants, and how are assets being delivered that can serve both?

  • As power access and infrastructure constraints increasingly shape site selection and development timelines, how are developers underwriting and designing around them?

  • Which emerging Southeast markets have the population growth, infrastructure, and labor fundamentals to sustain long-term industrial demand?

  • How are occupier demand patterns shifting across the region, and what does aligning a facility's design and location to today's tenant needs actually look like in practice?
