Ben Brudney (New York) joined KKR in 2014 and is a Managing Director in the Real Estate Equity business. Mr. Brudney oversees the firm’s real estate investments across the U.S. logistics and industrial sector. Mr. Brudney also focuses on office properties across high growth Sunbelt markets as well as self-storage investments nationally. Prior to joining KKR, Mr. Brudney was with The JBG Companies. Prior to JBG, he worked at Credit Suisse in the firm's investment banking department. Mr. Brudney graduated from Columbia University with a B.A. in History and Art History.

Mike Davis joined Binswanger in 2020 as the President of Brokerage Services. In this role, Davis is responsible for sales strategy and procedures and to lead and drive the performance of the company’s team of commercial and industrial brokers. Additionally, he manages recruitment, onboarding, and ongoing training initiatives for the brokerage team.

Prior to Binswanger, Mike served as Managing Director of CBRE’s Occupier Advisory & Transactions Services business in Washington, DC where he led the Occupier Services business throughout the Mid-Atlantic Region. He led a team of 90+ brokers delivering brokerage services along with CBRE’s advisory services and products including Workplace Strategies, Labor Analytics and technology solutions. Mike also led operations throughout suburban Maryland overseeing the firm’s full spectrum of service offerings – including both Investor and Occupier Advisory & Transactions, Capital Markets, and Project Management.

Prior to CBRE DC, Mike spent four years in Dallas and Atlanta building the Occupier multi–market account business in the Central Region of the United States and Canada. This followed a two–year stint in the Corporate Solutions group at JLL based out of Singapore. Mike attended the University of Georgia where he graduated with a bachelor’s degree in business administration in finance.

Joe is a Managing Director focused on acquisitions and development. He leads the firm’s acquisition efforts for ground-up industrial development in Atlanta, Savannah and the greater Southeast, while also focusing on opportunities throughout Chicago and the Midwest. Prior to joining Dayton Street Partners, Joe worked in the Capital Markets Group at JLL on the office investment sales team.

Joe began his career in 2013 with a joint venture of GE Capital Real Estate where he worked on GE’s Midwest and West Coast office portfolio. Joe graduated with a degree in finance from the University of Kansas and is an avid Jayhawks basketball fan. Joe is an active member of NAIOP’s Chicago Chapter and volunteers with Big Brothers Big Sisters of Metropolitan Chicago.

Ralph Forbes, PE is a Vice President and Industrial Regional Director with Thomas & Hutton. A Professional Engineer with 39 years of experience, Ralph specializes in consulting, engineering, planning, and design of large tract development and industrial/commercial sites. He is known as the “go to” person for communities and statewide economic development agencies when they are preparing an RFI for presentation to prospects and has helped companies to site locations in Georgia since the 1980s. An alum of the Georgia Institute of Technology, Ralph is an active member of the Georgia Economic Developers Association (GEDA) and was named its Volunteer of the Year in 2018 recognizing him for working tirelessly for economic development efforts in the state. Ralph also belongs to the Georgia Society of Professional Engineers, Southern Economic Development Council, and the Georgia Tech Alumni Association. He resides in Richmond Hill, GA with his wife, Celeste, and they have three sons, Kyle, Kevin, and Blake.

Gregory Boler Jr. serves as Managing Partner for KMT Partners LLC (“KMT”). KMT sources and executes unique Industrial Development opportunities within primary and emerging markets across the East Coast. For most of his career, Greg has focused on the Industrial & Logistics Sector and has nearly 15 years of commercial real estate experience. Over his career, Mr. Boler has sourced and executed more than 15M square feet of development, which is equivalent to $2B of stabilized value.

Prior to founding KMT, Greg served as Managing Director of the Eastern Region for Bridge Logistics Properties (“BLP”), the Logistics Value-Add and Development Arm of Bridge Investment Group. Before BLP, Greg served as a Logistics Group Partner at Transwestern Development Company (TDC), a private national development platform founded by principals of Ridge Property Trust and TDC. From 2019 through 2022, he increased the development pipeline growth from 3M square feet to 8M square feet in the Eastern and Central Pennsylvania Market. From 2016 to 2018, Greg was instrumental in supporting the East Region’s growth from Florida, including two markets, to seven markets within five states. The development team’s deployment increased from $50M to $330M. Greg began his career at Jones Lang LaSalle (JLL) within the Project and Development Services. While at JLL, Greg managed over 4M SF of build-to-suit development for Industrial, Multifamily, and Retail clients. Greg received his Master of Science in Commercial Real Estate from Georgia State University and a Bachelor of Science in Mechanical Engineering from Florida Agricultural and Mechanical University, where he was a walk-on Four Year Letterman Linebacker.

Mike brings more than 34 years of proven success in national-level real estate development, investment and finance, and a unique background in national development, capital markets, and asset management to the Portman Industrial team.

Mike has consummated over $2 billion in CRE transactions with a diversity of development and capital markets experience in all asset types of commercial real estate, including: industrial, e-commerce, food & beverage/temperature-controlled warehouses, office, multi-family residential, hotels, retail, single-family track homebuilding, airport parking facilities, and entertainment venues (amphitheaters, casinos). He holds a BS in Finance from Indiana Universities’ Kelly School of Business, and an MBA degree from Eastern Illinois University. Mike also serves as Chairman to NAIOP’s Capital Markets III Forum and is a member of ULI’s Industrial and Office Council.

James “Jimmy” Ullrich joined Stan Johnson Company in 2015 and is currently a Director. He leads a team of investment sales professionals that consistently ranks in the top three teams in the New York City office. Ullrich advises clients on buying and selling commercial real estate investments across the United States with a focus on single-tenant net lease properties. Jimmy’s real estate career spans 16 years and includes expertise in investment sales, leasing and accounting.

Prior to joining Stan Johnson Company, Ullrich served as a Vice President in JLL’s tenant representation business in Florida. He’s grateful for this time as it helped him understand the tenant’s perspective of commercial real estate. He began his career as a Certified Public Accountant at PricewaterhouseCoopers (PwC) in auditing, learning financial statement analysis and credit underwriting. At PwC, Ullrich specialized in real estate and worked on corporate restructurings, public and private debt offerings and sale leaseback transactions.

He truly enjoys the real estate business and appreciates the axiom, love what you do and never work a day in your life. Outside of real estate, Ullrich is passionate about his wife and four young children. Those pursuits leave little time for hobbies, but he does enjoy reading and the occasional tennis match or round of golf.
