Why You Should Attend Atlanta Construction, Design & Development

Why This Matters:

Across Atlanta, developers are finding value in underutilized buildings from vacant office towers, underused retail centers, aging industrial buildings, and even historic churches and department stores. More than 43 million square feet of underused Class office space alone sits in or near the kind of mixed-use districts that make reuse economically viable nationally. Across Atlanta, landmarks are being reimagined as mixed-use destinations, and historic buildings are finding new life as community and retail space.

Whatever gets built next, though, is increasingly expensive, and harder to schedule. Tariffs on steel, aluminum, and imported materials are adding cost to every project, and construction labor markets remain structurally tight even as overall starts slow. A majority of U.S. metros are now supply-constrained for skilled trades, with fewer, more selectively financed projects facing less room for a cost or schedule miss than ever.

This event will bring together area's most active developers, owners, and program managers to unpack how both stories are playing out on the ground. From what it actually takes to turn a distressed asset into a high-value project, to how teams are protecting cost and schedule in a constrained market.

What You'll Learn:

  • How are developers structuring capital stacks, navigating entitlements, and securing capital to turn underperforming office, retail, industrial, and historic assets into high-value projects?

  • What does Atlanta's Zoning 2.0 reform mean for redevelopment timelines across asset types, and where does the next wave of opportunity exist?

  • What actually separates a reuse project that gets built from one that stalls in predevelopment?

  • How are tariffs on steel, aluminum, and other key materials reshaping project budgets in 2026, and where do cost increases hitting hardest?

  • With capital tight and starts increasingly selective, which construction strategies are actually protecting cost and schedule?

  • What separates a project that stays on budget and on time from one that doesn't in today's environment?
