Grafter To Open Fourth Dublin Workspace At Former Retail Site

Grafter is to open its fourth Dublin office at St Stephen's Green.

Flexible workspace provider Grafter is to open its fourth Dublin location at the former site of Topshop and Habitat on St Stephen's Green.

The company will move into the 27K SF Smyth House at 6-7 St Stephen’s Green, adding to its existing locations at Leeson House, Ely House and Tom's House in Dublin and Bedford House in London, according to Business Plus.

The property was built in 1869 and is owned by developer Paddy McKillen Jr and Matt Ryan’s Oakmount, who acquired it earlier this year from Iput for circa €17.25M.

Grafter, established by Press Up founders McKillen and Ryan, will offer 13K SF of floorspace for a communal breakout and lounge space, high-spec meeting rooms, phone booths, private phone pods and kitchenettes, in addition to hot desks and shared workspaces.

It will be the company’s first combined workspace, retail and café offering and will be open to the public as well as members.

Grafter said the offices and meeting rooms would have high-speed fibre broadband and video conferencing services, Bluetooth-controlled sit/stand desks and ergonomic chairs.

The building also has 40 bike parking spaces as well as shower facilities with towel services and toiletries, and members will have round-the-clock access 365 days per year, supported by an on-site reception and concierge team.

“We are very excited to add Smyth House to our growing portfolio," Grafter CEO Emma Kennedy said. "It is such a historic building and we’re extremely proud to have been in a position to refurbish it to such an exceptional standard and breathe new life into this prime location."

She added that Grafter is actively looking for new locations in Dublin, around Ireland and across London as the company looks to grow.
