Cherry Creek Demolition Will Make Way For 13-Acre Mixed-Use Project: The Denver Deal Sheet
East West Partners started demolition on two buildings to pave the way for Cherry Creek West, a 13-acre mixed-use development.
Plans for Cherry Creek West ultimately include 840 residences, 600K SF of office space and 100K SF of retail. The first phase of the project will deliver 400 residences, 200K SF of offices and 50K SF of retail.
The buildings, located at First Avenue and University Boulevard, formerly housed Elway’s, the Container Store and Macy’s. Demolition is expected to wrap up this summer, and infrastructure construction will continue through 2027, with the goal of having the first new building on-site in 2029.
East West Partners is working with construction manager and general contractor Mortenson-Saunders, a joint venture between two construction firms, and Denver-based private equity partner Ascentris.
PEOPLE
The Broadway General Improvement District hired Caitlin Braun as its first executive director. The Broadway GID, approved by voters in 2025, is a special district funded by a dedicated property tax to support enhanced neighborhood services like cleaning and safety patrols.
Braun serves as a board member of the Lincoln/Broadway Corridor Registered Neighborhood Organization and has volunteered with the Broadway Merchants Association on neighborhood advocacy and events, including the Halloween parade.
LEASES
The Creekside Centennial Tech Center, a 62K SF industrial development at 6403 S. Uvalda St., is fully leased nine months after project completion, developer LaPour said. The final lease was signed by iM Camper for 14K SF. Arapahoe Libraries, Medspeed and High Power Electric are other tenants at the site.
CONSTRUCTION AND DEVELOPMENT
A proposed site plan was submitted for the Cherry Creek Italian restaurant Cucina Colore at 3035 E. Third Ave. The plans reimagine the 18K SF restaurant into an 88K SF building with almost 47K SF of office space, ground-floor retail space and two floors of underground parking.

Clubhouse Work & Golf, a coworking space and golf club, is expanding its Greenwood Village location and opening a new space in Cherry Creek this summer. The expansion, which is expected to open in the fall, will add 30 new offices, two conference rooms and two more golf simulators to the 5680 Greenwood Plaza Blvd. location.
Clubhouse is also opening a 23K SF location in Cherry Creek at 720 S. Colorado Blvd. this summer with 65 private offices, multiple conference rooms and five golf simulators across two floors.

Upgrade Labs, a health and fitness center, will open its first Colorado location in Boulder at 2100 28th St. on March 27. The 2,880 SF facility will offer artificial intelligence fitness technology, pulsed electromagnetic field therapy and LED photomodulation beds, among other services.
