138-Unit Luxury Apartment Mid-Rise Breaks Ground In Downers Grove

A joint venture between Conor Commercial Real Estate and LCI Development Partners is set to develop a luxury apartment complex in Downers Grove.

The six-story suburban Chicago development at 750 Curtiss St. will feature 138 upscale units and amenities like a coffee bar, clubroom and fitness center, according to a press release. The building will feature a mix of studio, one-, two- and three-bedroom layouts averaging 850 SF. 

The development team secured a $31.8M construction loan from Associated Bank for the project last month, Crain's Chicago Business reported. Bailard is an equity partner on the project.

The development will also come with 182 parking spots and a bike storage facility. It is being built on a 1.3-acre infill site and is a three-minute walk to the Main Street Metra Station. 

"This location is unbeatable," Mike Fausone, senior development manager at Conor, said in the release. "Combined with a broad selection of unit types and a broad set of in-building amenities, there’s something here for everyone."

Suburban multifamily got off to a hot start this year, as Interra Realty reported a 69% year-over-year increase in the total dollar volume of multifamily deals in the suburban Chicago market during the first quarter. The company also reported a 65% YOY increase in the number of deals closed.

The development was designed by SGW Architecture & Design and will be built by McShane Construction Co. The project is expected to deliver in spring 2027.
