WilmerHale Renews At 60 State St. But Shrinks Footprint
Law firm WilmerHale has renewed its lease in downtown Boston but will take up less space than before.
The law giant restructured its lease at Starwood Real Estate Income Trust's 60 State St., Savills announced on Tuesday. The firm has called the State Street office building home since 1977.
WilmerHale has shrunk its footprint from 248K SF to 201K SF, according to The Boston Globe.
“60 State Street has been an important part of our firm’s story for over five decades,” Felicia Ellsworth, the firm’s partner in charge of the Boston office, said in a statement.
The 912K SF office building is close to Government Center, Faneuil Hall and Downtown Crossing. Starwood REIT is undertaking major capital improvements to the office, and renovations include a new lobby, café, fitness center and enhanced common areas.
The building is 97% leased. In June, Flexcar signed a lease for more than 16K SF at the building. Other notable tenants include Sidley Austin LLP, BlackRock and Overdrive Interactive.
WilmerHale is one of a growing number of law firms that have elected to maintain or grow their presence in downtown Boston. The legal sector signed roughly 800K SF in downtown Boston leases from the start of the year through May, representing a 332% jump from the prior year.
SREIT acquired the property in 2020 for $614M from J.P. Morgan Asset Management and Oxford Properties.
Savills' Roy Hirshland, Thomas Fulcher, Arthur Greenberg, Ron Perry and Matthew Perry represented WilmerHale in the deal announced Tuesday. JLL's Dan Cavanaugh, Ryan Enright and Patrick Nugent represented the landlord.
